Effects of Exclusive Agency Listing and Real Estate Information Network System on Real Estate Broker' Trust and Customer' Satisfactions (전속중개계약과 부동산거래정보망제도가 중개업자 신뢰성과 고객만족에 미치는 영향 분석)

  • For the property right's protection of the nation, the uncertainty's dissolution and the reliability's security of real estate trade are very important. With the life style's change, the market of real estate becomes diversification, and the level of the real estate trade becomes diversification. But compared with this, the trade system of the real estate has not broken away from the mode in the past yet. To cope with it actively, it needs to review the real estate trade form. Especially, it needs to investigate a plan that can advance the Agency Listing method. The Exclusive Agency Listing and the real estate Information Network System have been the usual system in some advanced countries like America, Japan. It is the system that establishes the real estate brokerage's trade order and encourages the execution for the real estate client's property right's protection and benefit offer. In our country, The Exclusive Agency Listing and the real estate Information Network System were created in the revised real estate brokerage law in 12, 1993. But because of varies of questions, it can not be settled down. So this paper will develop the characteristic factors of the Exclusive Agency Listing and the real estate Information Network System revitalization and examine the mutual relation depends on the factors. And these factors were studied through the proved analysis to the effecting made on the Agency function's consideration and real estate broker' trust and customer satisfaction. So depends on these, the existed value now will present the revitalization plan and political implication about the Exclusive Agency Listing and the real estate Information Network System.

  • This research extracted important factors in the real estate brokerage business and verified it's relationship between service value, reuse intent, word of mouth effect in order to analyse the elements of what the customers are looking for, and proved that brokers ability, trustworthiness and the location of the brokerage institute is an important factor. On the other hand the environment of the brokerage institute was verified to be less important. The most important factor for customer was the broker's ability, hence the countermeasures were needed.

The Effects of Entrepreneurship of Real Estate Broker's on Performance: Moderating Effect of Entrepreneurship Education (소규모 부동산중개업 경영인의 창업가 특성이 경영성과에 미치는 영향: 창업교육의 조절효과를 중심으로)

  • This study analyzed the effect of entrepreneurship of real estate broker's on subjective performance, and confirmed if a entrepreneurship education between them has moderating effects. The research results of the analysis are as follows. First, needs for achievement and risk taking of real estate brokerage were significant with subjective performance, which is the dependent variable, and it was shown as the positive (+) direction. This means entrepreneur factors of high needs for achievement or submitting to risk preference have a significant effect in subjective performance. Second, moderating effect of a business school was only shown in needs for achievement. As a result of analysis after classifying it into two groups according to completion status of a entrepreneurship education, it was shown the group that took a entrepreneurship education has higher beta(${\beta}$) than the group that did not take a entrepreneurship education. In other words, real estate brokerage who took a entrepreneurship education shows increase in needs for achievement, which is the entrepreneur factor. This signifies a business school has a positive effect in subjective performance. Third, as a result of t-test for completion status of a entrepreneurship education and financial performance, it was shown the group that took a entrepreneurship education showed higher average of sales and net income than the group that did not take a entrepreneurship education. The net income, in particular, showed about the double difference.

  • In terms of loan transactions, mortgage volume secured by housing in Korea is the most important market share. Hitherto housing finance policies are treated as a kind of property pricing policy. So it is time to import financial systems on behalf of the mortgage loan consumers like a mortgage broker. A mortgage broker is an intermediary that brings a borrower and a creditor together to obtain a mortgage loan. The broker takes the application, performs a financial and credit evaluation, produces documents, and closes the loan. Especially mortgage brokers present themselves as specifically acting in the interest of the consumer by shopping on behalf of the consumer for the best product that meets the consumer's needs and financial circumstances. The paper investigates the economic role of mortgage broker, foreign systems focused on USA, UK, Japan, and characteristics of Korean housing finance markets. Finally the paper provides policy recommendations about Korean mortgage broker system composed of licensing type, uniform professional practice standard, educational requirements.
