A Study on the Style Factors of Office Investment -An Analysis using Appraisal-based Returns- (오피스 투자의 스타일인자에 관한 연구 -평가기반 수익률을 기준으로-)

  • A test on the significance of style factors which were revealed to be significant in U.S. and U.K. literature is conducted in this study using appraisal-based returns of offices in Korea. Region, size (appraisal value), value-growth propensity (yield gain gap) and leasing conditions (the number of tenants, the length of average leased period and the proportion of key tenant) are included in the analysis model as style factors. The empirical result suggests that firstly core region and large size are significant but they increase risk as well as return contrary to general belief, secondly value propensity significantly decreases risk as well as return as it does in U.S. and U.K., finally the number of tenants among leasing conditions decreases risk as well as return but the length of average leased period and the proportion of key tenant are not significant.

Appraisal of Lands Using Their Availability (농경지 및 임야지의 유용성과 감정평가)

  • This paper shows that the value of land can vary based on the future availability of the land. According to the Korean principles of land appraisal by the Ministry of Land, Infrastructure, and Transport (MOLIT), the value of a piece of land is derived mainly from the latter's fertility level or local environment. In practice, however, the values of lands may vary even though their fertility level is invariant. This paper investigates a fundamental question for many professional appraisers who argue that appraisal practices are different from the principles of appraisal. It highlights the appraisal practices for agricultural and forestry lands, which have similar agricultural productivity levels or environmental conditions. It is shown in this paper that even though the fertility level of lands is invariant, the values of lands may vary based on their locations. Therefore, this can complement the principles of land appraisal. In this paper, real cases in local areas in Gapyeong County, Kyounggi province are investigated. It can be seen from the cases in the local areas that two agricultural lands may have different values based on their locations even though they have almost similar fertility levels (e.g., their physical distance from each other is less than 0.5 km but their values differ by around 19%). This paper thus argues that the value of a piece of land can be determined by its availability.

Spatial analysis for a real transaction price of land (공간회귀모형을 이용한 토지시세가격 추정)

  • Since the real estate reporting system was first introduced, about 2 million real estate transaction per year have been reported over the last 10 years with an increasing demand for real estate price estimates. This study looks at the applicability and superiority of the regression-kriging method to derive effective real transaction prices estimation on the location where information about real transaction is unavailable. Several issues on predicting the real estate price are discussed and illustrated using the real transaction reports of Jinju, Gyeongsangnam-do. Results have been compared with a simple regression model in terms of the mean absolute error and root square error. It turns out that the regression-kriging model provides a more effective estimation of land price compared to the simple regression model. The regression-kriging method adequately reflects the spatial structure of the term that is not explained by other characteristic variables.

  • Recently, remodeling has been introduced in the domestic construction industry as an alternative new construction. Its economic evaluation is the essential part of remodeling business. Therefore, this study has the purpose of presenting the method that is able to evaluate the actual value in the market. And this method can compare before & after value of remodeling in feasibility study. For this, this study reviews economic evaluation methods in construction and real estate fields and analysis their problem and merits & faults. With those facts, this study makes a mixed economic evaluation method that can be used in construction and real estate fields.

A Study on the Investment Determinants for Residential Real Estate Development by Investor Perspectives (주거용 부동산 개발을 위한 투자자 관점에 따른 의사결정 요인에 관한 연구)

  • This study analyzed the importance of factors according to the investor's perspective through a survey of residential real estate experts using AHP and fuzzy theory. Analysis results showed that rent, profitability, traffic accessibility, commercial and infrastructure, and financial regulation are important in common. By expert group, financial and credit groups cited profitability, rent, traffic accessibility, supply and tax benefits, construction and development groups cited traffic accessibility, rent, direct access, profitability, commercial area and infrastructure, and appraisal and evaluation groups cited rent, profitability, transportation accessibility, financial regulation and supply as the most important factors. This showed that it had a preference characteristic that was associated with work. In other words, it focuses most on the financial perspective in investment characteristics, and it values convenience such as accessibility to transportation and commercial districts and infrastructure as its location characteristics. In addition, it was found that easing financial regulations in the market is important to expand investment in real estate. This study aims to help the business feasibility analysis of residential property developers and rational decision-making of general investors who are consumers, taking into account the various perspectives of the expert group.

  • The purpose of the study is to establish a concept of property development planning process and factors by analyzing the several case studies, which prior proposed the highest and best use development of property. The value of property is dependent on the circumstances and the timing. Real property development is essential to develop in the highest and the best. The prior concepts of the highest and best use focused on the real estate appraisal, but these studies aroused an interest that related the highest and best use concept as a determinant of property development. As a results, this study suggests the process and the check points of property development planning phase. The first step is having a thorough grasp of the status of property. The Second step is the circumstantial analysis including legal restriction, locational environment, real estate market and economic conditions. The next step is, in accordance with these analysis, setting up the development concept and alternatives. Through the feasibility studies, we can make a choice the highest and best use development plan. In these days, the importance of development strategies such as design exceptionality and plan management are increased. Therefore, the integrated plan for the property development is very important.

Factors Affecting the Appropriateness of Forest Land Transaction Price and Officially Assessed Land Price in Six Districts in Southern and Northern Parts of Han River in Seoul (서울시 강남·강북권 6개구(區) 임야 거래가격과 공시지가 적정성에 영향을 미치는 요인)

  • The purpose of this study is to identify the key factors affecting official land values and the appropriateness of the assessed land price, to find out what determines the real estate price and to assess the appropriateness of the valuation. This study explored whether actual transaction prices of forest land located in six Gu districts in southern and northern parts of Han river are appropriate using independent sample t-analysis and logistic regression analysis. Results showed that regional differences and shape were adequate for development restriction areas, whether biotope was designated, whether or not to be preserved, differences in pitch, and differences in use, and differences in bearing and approach. Thorough analysis of unique factors that determine forest land prices must be carried out in advance and the findings should be applied to the examination and assessment of official land values. The forest land appraisal system is closely related to the public's economic activity, thus it is necessary to apply forest land value determinants considered to be significant by market participants to the forestland appraisal system. I look forward to seeing variables related to the appropriateness of forest land transactions drawn from this study being used as indices for settlement of forest land transaction orders and market stabilization.

An analysis on the Investment Determinants for Urban Business Hotel Development (도심 비즈니스호텔 개발사업의 투자결정요인에 관한 연구)

  • As the demand for urban business hotel has increased in the recent years due to the sharp rise in overseas tourists, the potential of business hotel development has gained in financial attention for the real estate investment. However, its concept and business domain has not been defined, and none of investment guidance for the development has not been clarified. Accordingly, this report intends to define the concept of urban business hotel in perspective of real estate investment through prior case studies and literature review, and provide the structure of determinants which control its investment decisions. Furthermore, this study develops the weight of determinants depending on the type of investment, and evaluate the two actual projects in urban area of Seoul, differed from investment type: direct and indirect, based on AHP and Fuzzy methodologies. Research finding indicate that the financial factors affecting the sales and tour business condition factors are critical determinants regardless of investment type. And it is notable that the direct investment perspective pays more attention on the finance and investment associated determinants while the indirect one more focuses on the regional and environmental ones. From the analysis of case evaluation, it is also noteworthy that the direct investors turn out to be more conservative than indirect investors due to the risk of equity capital investment.

  • The term 'fourth industrial revolution' was mentioned at the World Economic Forum (WEF) in 2016 and has become a term representing a new industrial era based on information and communication technology (ICT). In the environment of the 4th industrial revolution, ESG management activities are becoming a very important factor in business activities. With the emergence of a new paradigm of organizational operation in the post Covid19 era, the demands for ESG (Environment, Social, Governance) investment related to the environment, social responsibility are increasing. This study examines the role that can support ESG management by utilizing the expertise of appraisers. Real estate is one of the fields of high public interest, and since most ESGs have been conducted centered on the role of private companies, the role of the expert group or the role of public corporations and public institutions is relatively insufficient. If a company or general company engaged in the real estate investment business establishes the role of the Korea Appraisers Association to revitalize ESG management using appraisers, such as ESG appraisers, when investing in real estate, it is believed that it will be possible to promote efficient and sound development of the real estate industry. It was judged that a study on a group of experts was also necessary. In addition, even if the impact of Covid-19 is excluded, it is necessary to gradually introduce an appraisal using non-face-to-face or various advanced technologies (the 4th industry). This study differs from previous studies in that it focused on the role of ESG by the Korea Association of Property Appraisers while research on the role of ESG in public institutions or expert groups is being actively conducted in recent years.

Study on equity of taxation for non-residential property by analysis of actual transaction price (실거래가격 분석을 통한 비주거용 부동산의 과세형평성 연구)

  • "Law on price announcement for real estate" which was revised as of Jan. 19, 2016 (will be enforced as of Sep. 1, 2016) decided the introduction of 'Price announcement system for non-residential property' for the first time. However, its introduction seems to be delayed based on two reasons. Firstly the methodology for introduction of non-property system is not definitized, despite many problems were brought up for current tax base of non-residential property. In addition, changes in tax base will place a burden on the government. In this regard, this study analyzed actual transaction price data throughout one year to analyze equity of taxation for non-residential property and to find major factor which affects on the tax base, in relation with the change of current public announcement system to actual transaction based system. And this is the first study that applied actual transaction price to non-residential property.
