Considering the present development situation of public rental apartment since 1982, the supply of homeless housing for low-income dwellers has contributed a amount of quantities, but has been deficient qualities in housing policy. To reflect the architect the properties of dwellers in rental apartment, this study is aimed at investigating the residential character and the consciousness of housing movement through questionaries in permanent rental apartment and fifty years period rental apartment complexes. The results of this study were as follows; The permanent rental apartment is dissatisfied with site location, site shape and building layout in housing environment view, the fifty years period rental apartment is dissatisfied with building area, rental bond, rental fee and maintenance cost in economics view. Housing type of movement preference hereafter is showed “rental apartment” as priority. Therefore, it is necessary to construct public rental apartment for low-income dwellers increasingly.
본 연구의 목적은 통합공공임대주택 본격 공급 시기에 맞추어 유형통합 대상인 영구임대, 국민임대, 행복주택 유형별 거주자의 주거만족도와 영향요인에 대한 분석을 실시하여 공공임대주택 단지계획 시 입주자의 주거만족도 제고를 위해 우선 고려해야 하는 요소를 도출하고 정책적 시사점을 찾고자 하는 것이다. 연구의 범위는 공공임대주택 유형별 거주자의 주거만족도 차이를 분석하고 주거만족도 영향요인을 규명하고 비교하는 것이다. 분석대상 자료는 2021년도 국토교통부 '주거실태조사' 마이크로 데이터이며 분석방법으로는 일원배치 분산분석과 이항 로지스틱 회귀분석을 활용하였다. 실증분석 결과 영구임대주택 거주자와 국민임대주택 거주자의 주거만족도 수준에 차이가 있었으며 국민임대 거주자의 주거만족도가 더 높았다. 임대유형별 주거만족도 영향요인으로 전반적 주택상태만족도의 경우 영구임대와 국민임대 거주자는 주택상태, 주택소음, 시설접근성 요인, 행복주택 거주자의 경우 주택소음과 주거환경요인으로 나타나 상이하였다. 전반적 주거환경만족도의 영향요인은 영구임대 거주자의 경우 주택상태, 시설접근성 및 주거환경 요인이었으며 국민임대 거주자는 주택소음, 시설접근성, 주거환경 요인, 행복주택 거주자는 주택상태, 주택소음, 시설접근성 요인으로 나타나 상이하였다. 세 가지 유형 모두 공통적으로 주택소음 요인을 주택상태만족도의 영향요인으로, 시설접근성 요인을 주거환경만족도의 영향요인으로 인식하고 있어 단지계획 시 우선 반영해야 하는 요인으로 밝혀졌다. 후속 연구를 통해 영향요인의 변화 추세에 대한 시계열 분석이 필요하다.
This study examined the relationship between residential environmental satisfaction and quality of life, and how the relationship between variables differed depending on housing type. Residential environments can affect a person's life in a variety of ways. However, there have not been many studies on the relationship between quality of life and residential environments, which increases the importance of this study. In this study, residential environments were categorized according to amenities, safety, and neighborhood relationships, which enabled the comparison of influence between these elements. In addition, this study analyzed the moderating effect of housing type to look for improvements for low-rise housing residents. For testing the hypotheses, moderating regression analysis was conducted with data from the 1st Gyeonggi Province quality of life survey that had 18,953 subjects. Results showed that residential environmental satisfaction had a positive effect on quality of life, with amenities having the largest influence. Furthermore, housing type had a significant moderating effect on the relationship between safety and quality of life. In other words, safety was proven relatively important in improving quality of life for low-rise housing residents. Today, with the limits to quantitative growth, qualitative development has become more important. In this respect, this study provides important implications for many developing countries undergoing urbanization.
The objective of his study is to research the effect of the 'Dagagu' housing purchase and the public rental housing supply on the nearby community. In the case of public rental housing, many studies have demonstrated that the perception that a public rental house is a low income dwelling has an external effect on the residents immediately outside the area such as the perception of the lowering of house prices. However, an advanced research concerning the 'Dagagu' housing purchase and public rental housing has not been carried out because it has only recently been enforced. Through a survey conduced of residents who live nearby the 'Dagagu' housing purchase and public rental housing the aim of his study is to show how the residents perceive the renal houses and are influenced by them. At the same time, this study demonstrates the external effect of rental house supply by analyzing the housing price around the area. Most people who live in the near by 'Dagagu' housing purchase and public renal housing have a negative opinion of his housing because they believe that the residential prices will depreciate. However, only about 40% of the people felt that the residential price depreciation as a result of the 'Dagagu' housing purchase and public rental housing supply was not visible.
We explore what factors influence the residential choice and mobility of people, and try to figure out the preferable residential district in Deagu. Household, housing characteristics, and neighborhood environments are considered as explanatory variables to predict the residential choice and the preferable residential district, and logit regression is used for the analysis. We found age, ownership, income, property, and education level as household characteristics, building age as housing characteristics, and accessibility to park and open space, public library and shopping mall as neighborhood environments are significant in determining residential choice of people whereas housing size, accessibility to elementary school, local market, cultural facility and gymnasium are not significant. These results imply people choose the residential district according to household characteristics as they did, as well as choose according to housing characteristics and neighborhood environments which are newly issued factors.
The Publicly Purchased Property (PPP) Program since 2004 has allowed low-income households to reside in decent housing at a reasonable expense and to live in a community they choose. With an increasing number of the housing stock, management of the properties becomes a growing concern. The purpose of this research is to find out the satisfaction of the tenants with residential environment and housing management. To collect data, a face-to-face interview survey was conducted for 310 households living in the designated properties of 8 cities in and outside the Seoul Metropolitan Area (SMA). Most of the households were a family of three headed by late middle-aged man and lived in physically sound, small-sized units at an affordable cost. Overall satisfaction with living environment was higher in non-SMA than in SMA, and influenced by building deterioration and unit size. Further, most of the respondents were in favor of housing management services provided by a nearby public housing estate. Building deterioration and regular onsite visits of management staff were determinants in the satisfaction with housing management. The results indicate that proper housing management delays building deterioration and assures decent living for low-income people, leading to high levels of residential satisfaction.
In order to address housing issues, alleviate the concentration of urban populations, and resolve other issues regarding residential spaces, large residential complexes have been developed in Korea since the 1970s. The changes to the residential culture due to such development projects propagated rapidly, making the apartment complexes the most representative form of housing in Korea. In developing such large-scale complexes, plans for public open spaces, which play an important role in formulating the quality of residential environment, have been mostly the same, only utilizing the spaces remaining after planning other types of spaces. The current study looks at the case of Tama New Town development project, a Japanese new town development project that has a similar public open space system in large scale residential complex development projects in Korea. In doing so, the current study aims to identify the features of public open space plans. In the conclusion, the study first finds that various public open spaces must be reviewed and introduced in term of predicting social demands. Second, the study suggests the policy-makers should actively introduce pedestrian paths as a public open space. Third, the study deduces the planning implications of applying the principle of original landscape preservation.
The purpose of this study is to investigate residential characters and consciousness about housing environment concerned with earth housing, and to suggest basic data reflectible on the planning of earth housing. Residential characters and consciousness are investigated with the people lived in forty seven earth housings located in nationwide scale through interviews and questionnaire. As a result, it is shown that a reason of health like sick house syndrome, residential environments such as ventilation and lighting, site environment such as neighbor and greenfield are very influential elements to the consciousness of inhabitants. Meanwhile, approximation of residential area, the connection with public facilities including medical service, educational and commercial conditions, additionally, preparation of disaster and crime prevention in a viewpoint of safety are pointed out as relatively weak ones. It means that earth housing is not systematically fixed as a residential site because it is personally progressed by small number of peoples having different reasons. For the improvement of systematic housing environment, development and proposition of various model are needed on earth housing and its site.
Urban space structure in South Korea when through drastic changes ever since public housing policies began their full-fledge implementation. That is, public housing policies represent the main cause for formation of the current urban space structure, as the public houses are constructed in accordance with changes of demographic/social structure, considering changes of housing demand, in urban spaces demanded by the end users. After rapid industrialization and urbanization in the 1960's, each government in different periods have implemented housing supply policies through massive urban developments, to resolve the issue of housing shortage and residential instability. Phase 1 New Towns were developed in the 1980's resulting in suburbanization of the Seoul Area, followed by urban sprawl due to construction of small-size New Towns after deregulation in the 1990's, and construction of Phase 2 New Towns for resolution of housing shortage in the early 2000's and the resulting urban problems. In the mid-2000's, construction of Bogeumjari houses in GB areas led to insufficient housing supply in downtown areas, and the period after 2010 witnessed continuous deterioration of existing urban areas and acceleration of the rental housing crisis caused by rental housing shortage in downtown areas.
