In order to balance with supply policy, public housing management and operation policies have been implemented in terms of housing welfare, but citizens have not yet achieved the results that the citizens are experiencing. The purpose of this study is to analysis the residential satisfaction of the including the housing performance through the characteristics of the public housing residents in Seoul. The data used in this study is based on the survey data of public housing panel survey in Seoul (2016). The study method used ordered logistic regression analysis based on the fact that dependent variables appeared as ordered responses. Major research results are as follows. Firstly, housing performance and residential satisfaction may not match. Even though the satisfaction of housing area, type, and management fee is high, satisfaction with residential environment is low if commuting distance, the number of small libraries, and hospitals are small. Secondly, it showed different characteristics of residential environment factors among types of public housing. Rather than focusing on supply, customized supply is needed considering characteristics of public housing types. Thirdly, the policy for public housing needs to be realized by a fair policy on the residential environment. It is necessary to contribute to better housing stability as a customized policy considering the local residential environment.

There is a growing demand for public rental housing since housing price increased rapidly and socially vulnerable people need more stable housing. The purpose of this study is to investigate housing evaluation (satisfaction), moving plan, and residential service according to the type of the public rental housing and the characteristics of the resident, and to suggest the development direction for comprehensive housing services including the community level. Data used for analysis in this study are from 2016 Seoul panel survey of public rental housing residents. A total of 3009 questionnaire from public rental households were collected in 2016 Seoul panel survey. In order to investigate housing requirements, we analyzed household characteristics, housing satisfaction, moving plans, welfare services, residential activities and community facilities, social environment. In this study, the difference of residential satisfaction, moving plan, and residential service according to the type of the public rental housing and the characteristics of the resident is analyzed to identify their housing demands. As a result, there were differences in residential satisfaction, moving plan, and residential service depending on type of public rental housing and characteristics of residents. Residents in public rental housing modified from the multi-family housing after purchase showed lower residential satisfaction, and higher intention for moving plan compared to residents living in other type of public rental housing. In the residential service, residents in permanent lease type have higher experience of housing service as well as demand on housing service. Especially single household, elderly household, female household, or household with handicapped person indicated higher demand for housing services.

Beijing as one of the prosperous cities has been attracting more and more to the people in China and overseas because of the coming Olympic Games. And the housing enterprises have become extremely popular as follows. The request of housing designation has also been increased and a color factor should be the key point of housing designation. This study is a research of perceptual color designation in public residential housing in Beijing. In particular, this study will deal with the color designation development trend of public residential housing in Beijing after an analysis of color designation of high-class residential housing from 2000 to 2007 in Beijing. Color around people is not only understood more rationally and personally in 21 century but also it is pursued to get a brand-newly incentive from tradition. While color could give housing many wonderful looks. Chromatics people have had a deeper acknowledge of color and color function so color has played a key role of housing designation. Color effect on people in physical and physiology aspect is getting more important. The color issue are one of the most effective and efficient factor in the in public residential housing, therefore this study deal with this issue 'How to effectively use the color in public residential housing space.
This study classified and analyzed characteristics of residents in public rental housing based on data from the 2018 Housing Survey. First, in order to classify the type of public rental housing resident, the criteria were derived through factor analysis based on the satisfaction evaluation index. Next, based on the factor value, the group was classified by type through cluster analysis, and the satisfaction, characteristics of residential households, and characteristics of rental housing types were analyzed for each cluster. As a result of factor analysis, evaluation of housing facilities, accessibility, and residential comfort was selected as the cluster classification criteria, and a total of four clusters were derived through cluster analysis. As a result of analyzing the characteristics of each cluster, it was found that there was a statistically significant difference in the level of residential satisfaction, characteristics of residents, and detailed types of rental housing. The results of this analysis are expected to be used to improve existing public rental housing or develop new types of rental housing to match the characteristics of residential housing for public rental housing. In addition, in the type integration of rental housing currently being promoted, it is necessary to develop a method of providing differentiated services in consideration of the characteristics of tenants as well as the integration of physical housing types.
This study examined the residential environment of public rental housing by type at a microscale, using ANOVA and multinominal logistic models, based on the minimum and specific housing standards. The key findings are as follows. First, it was confirmed that each type of public rental housing, as well as resident characteristics, varied in meeting the minimum and specific housing standards. Second, Happy House turned out to have the worst residential environments, as a high proportion of this type did not meet the minimum housing standard and the remaining specific standards, excluding facility standards. Third, among permanent rental, national rental, and purchase/jeonse rental housing types, permanent rental housing was poor by the minimum housing standards, and area and room standards, while purchase and jeonse rental housing types showed a high proportion of failure to meet structural, performance, and environmental standards. Fourth, it was confirmed that purchase/jeonse rentals had higher rental anxiety than other types of public rental housing. In particular, anxiety about rent increases and the loss of deposits was high. These findings suggest that public efforts are called for to improve the residential environment through tailored support, depending on the type of public rental housing.
The residential apartments have become a choice of a popular housing space since the first establishment of Mapo apartment in 1962. Therefore, the residential market experienced a bloom where residential apartments were sold as they were built simultaneously. However, this phenomenon was turned around and unsold lots appeared after the period of IMF and as the construction companies put out more various apartments by differing the characters and the strategies in building apartments. As a result, the leadership of residential market moved from the suppliers to consumers, in consequence, the wants of the consumers became more demanding. The consumer can freely control the number of rooms with a variable wall system or a bigger sized apartment with two entrances to the living room as well as having a bathroom with a master bedroom in a small-sized apartment. Many conceptual trials like this were taken to improve the residential environment and to give a change to the unit plan of the public housing. From these changes, one can observe a general trend that is taking place in current residential housing. Consequently, this study is on the type classification of unit plans in public housing built after 1999 and dwelled from 2001. The objectives of this study are to confirm the characteristics of the unit plans applied in recent public housing and provide basic materials that can be incorporated to residential space plan from now and hereafter.
This study was conducted on the premise that plan types of the public residential houses proposed after the 1945 implicatively showed the developing process of the modern housing. The formal characteristics created through the developing process were analyzed in Micro-Historically. Moreover, by providing a new viewpoint on the changes of the residential houses that occurred around 1945, we tried to provide the fundamental research background for the research on the developing processes of the future housing cultures. The research pursued mainly on the major spaces that became the modern change indices of housing plan changes from the traditional housings in 1940s to the modern housings such as the master bedrooms(An-Bang), kitchen, the main floored-space(Maru), and the secondary bedroom (Kune-Bang). The major experimental subjects are the 87 public residential plan types designed and supplied by the Korea Housing Cooperation in between 1945 and 1970. The study synthesized the developing process of the public residential houses from the traditional residential houses in 1940s through modern situation and intrusion of foreign housing cultures. Following results were derived from the study: First, various and experimental housing plan types had been proposed as public residential houses since 1945. Among them, the plan having the main floored-space(Maru) were the representative type of public residential houses and various series of houses were constructed based on this type. Second, the main floored-space(Maru) type had continued building connection order of the R-M-R that were used in the traditional houses. On the other hand, with decomposition of connecting ring between the main floored-space(Maru) and the kitchen, rationalization of women circulations and introduction of family-centered spaces had been resolved the demands of modern society. It had greate effect on settlement of the current double-row Maru plan type. Third, in Korea most of plan types for the public residential houses were proposed in between 1945 and 1965. Forth, the location of kitchen and relation between Maru and the master bedroom were arranged visually on the corner and center of the rear row with the micro change characteristics of the public residential houses. In this process, the front row was similar with traditional residential houses but the rear row was differentiated and developed with expansion of Maru and Ondol rooms, increase of closet spaces, and introduction of kitchen that divided spaces for sleeping and eating.

The Purpose of this study is to propose policy directions for residential level improvement of residents in Public Rental Housing. In this study, the contents coverage was limited to the policy proposal on the efficient management of public rental housing by reviewing papers, understanding present situations of supply and management of Public Rental Housing and investigating residential conditions. First, the residential satisfaction of physical factors were different from by the type of public rental housing. The satisfaction of physical factors was highest in the kookmin rental housing, permanent and 50 years rental housing were lower than kookmin rental housing. Second, resident's satisfactions of social factor such as neighborhood relationship and the image of apartment complex were differed by each housing types. However, there was no difference in satisfaction of community participation by each housing types.
The residential environment of old and deteriorated public rental housing has been improved for preventing house deterioration through the facility improvement projects during the recent three years. The purpose of this study is to check the effect of applied facility improvement projects through a survey to residents on the significance degree of improving the residential environment and the satisfaction degree of current residential environment. Moreover, this study aims to draw out the direction of the residential environment improvement. At first, for this purpose, a survey to the residents of old and deteriorated public rental housing in the country was conducted. In addition, the mean value analysis on the satisfaction degree and significance degree was done, and the factor analysis was conducted for the distinction between types of items. As a result, 29 items of residential public space for residential environment improvement were divided into six factors and 28 items for generation of each units were divided into four factors. The mean value of the satisfaction degree and significance degree was compared. In conclusion, the design direction of environment improvement projects in the future was suggested with the result of the survey.
It is necessary to implement a wide range of housing welfare policies that citizens can experience in order to improve residents' the quality of life, as it emphasizes the balance of supply and management of public housing. The purpose of this study is to analyze the factors affecting residential satisfaction considering the three hierarchical levels of individual, household, and area. In the background of the study, the individuals' quality-of-life satisfaction determined not only by the individual but also by the various influencing environmental factors. This study targets 1,736 households, 3,239 persons in 464 areas in Seoul. The main research results are as follows. At the level one, there were influencing factors such as age(-), education level and income, and housing area per person, recipient of basic living(-), period(-) and RIR (at the level two). At the level three, west-south region(-) and social mix affect the complex of public housing. In consideration of living infrastructure, the closer to public transportation, public facilities, and medical facilities, the higher the satisfaction of public housing. The results of this analysis suggest that public support needs to focus on individual household members, but there is a need for ways to link it with the complex and the region.
