  • Recently Life Cycle Cost Analysis for civil infrastructures such as pavements, bridges, and dams has been emphasized However, so far, there are few systems available for life cycle cost analysis of bridges at design stage. Therefore, the objective of this paper is to develop a user-friendly life-cycle cost analysis system for LCC-effective optimal design decision making at design stage. The program is based on the proposed LCC model, formulation, analysis modules and systematic procedure that suit Korean construction conditions. It is expected that the developed system can be effectively utilized for more LCC-effective design of bridges. It is applied to an actual bridge design project in order to demonstrate its effectiveness and applicability.

  • LCC (Life-Cycle Cost) analysis is a practical method and a guideline for evalua-ting the economic performance of building service systems. By using the LCC analysis, the most cost-effective design decision can be made, which has the lowest LCC during the project study period among the various design alternatives. The present case shows an example of appro-priate use of the LCC analysis, by demonstrating the procedures of decision making among at-tarnative building HVAC systems at community center and congress hall of a local government.

  • 건축물의 총 소유비용을 분석하기 위해서는 초기단계의 설계와 시공비용 이외에도 기획비용, 유지관리 및 운영비용을 고려해야 한다. 이를 LCC(Life Cycle Cost)라고 부른다. 현재, 충분한 데이터와 기준의 부족으로 인해 LCC의 분석에 많은 어려움을 겪고 있다. 본 연구에서는 건축물의 LCC 분석 방법을 제시하고, 현대식 아파트와 전통 한옥 주택에 대한 LCC 사례 분석을 수행하고자 한다. 사례 연구의 결과 한옥이 현대식 아파트에 비해 유지보수와 운영 비용에 있어서 보다 효율적인 것으로 조사되었다.

경계조건 분석을 통한 LCCBS 연계방안 (A Linkage Method for the Life Cycle Cost Breakdown Structure through an Analysis of Boundary Conditions)

  • 건축물의 생애주기비용은 시행과정 전 단계에서 상호 연관되어 비용이 발생하며 각 단계마다 서로 간에 영향력이 존재한다. 하지만 건축 프로젝트의 각 단계별 CBS가 서로 상이하여 합리적인 공사비를 산정하는데 문제점이 발생한다. 따라서 본 연구에서는 기존에 연구되었던 LCCBS를 바탕으로 건축 프로젝트 각 단계 간에 경계조건을 분석하였다. 또한 분석된 경계조건을 바탕으로 분절요인을 분석하고 이에 따른 연계방안을 모색하였다. 연계방안의 유효성 검증을 위해 실제 건축프로젝트를 바탕으로 사례적용을 실시하였다. 분석결과 누락되는 항목이 97.2%이상을 개선하였고 평균 6시간 빠르게 업무를 수행할 수 있음을 확인할 수 있었다. 향후, LCC 시스템에 적용함으로써 LCC의 효율적인 산정 및 LCC 절감을 계획할 수 있을 것으로 사료다.

Automated Methodology for Linking BIM Objects with Cost and Schedule Information by utilizing Geometry Breakdown Structure (GBS)

  • There has been growing interests in life-cycle project management in the construction industry. A lot of attention is given to Building Information Modeling (BIM) which stores and uses a variety of construction information for the life cycle of project management. However, due to the additional workload arising from BIM, its expected effects versus its input costs are still under discussion in practice. As an attempt to address this issue, one of previous studies suggested an automated linking process by developing Standard Classification Numbering System (SCNS) and Geometry Breakdown Structure (GBS) to enhance the efficiency of integration process of BIM objects, cost, and schedule. Though SCNS and GBS facilitates identifying all different dataset, making object sets and linking schedule activities still needs to be manually done without having an automated tool. In this context, the purpose of this paper is to develop and validate a fully automated integration system for 3D-objects, cost, and schedule. A prototype system for single family homes (Hanok) was developed and tested in order to verify its efficiency.

A Presentation of a Cost Classification System for Gas Plant Construction Projects

  • The purpose of this study is to present a cost classification system that can be used in gas plant construction projects. Towards this end, it examined the detailed statements of the construction companies which had experience in carrying out plant construction projects. Based on the above, it also presented a life-cycle (i.e., EPCC) cost classification system for the gas plant construction projects by conducting the Delphi analysis through the expert opinions.

  • Cost segregation helps reduce tax liabilities by reclassifying real property to personal property and accelerates tax depreciation of a property. A typical cost segregation study requires much time and high costs. This study proposed a BIM integrated cost segregation process that can be applied to any commercial building project. The proposed BIM-based cost segregation process was verified in a new commercial construction project. It approved that this approach can: (1) increase the cash flow for the owner and provide assistance to tax-paying enterprises; (2) enable the contractor to use it as an added value in the bidding process; (3) realize data sharing in a common platform to improve the cost segregation study efficiency and reduce costs and errors; (4) contribute to the asset management in the life cycle of buildings while filling in the blank of cost segregation process. Future studies will focus on the automation of cost segregation and asset management in building construction's life cycle.

기술제안입찰에서의 계적인 생애주기비용 평가를 위한 개선방안 (A Measure for Improving the Systematic Evaluation of the Life Cycle Cost in Technical Proposal Tendering)

  • 최근 행정중심복합도시와 혁신도시, 미군기지 이전사업을 중심으로 건설공사에서의 비용절감 및 품질향상, 기술개발 및 가치구현을 목적으로 기술제안입찰방식 적용이 확대되고 있다. 이로 인하여 기술제안입찰에서 중요 평가항목 중의 하나인 '생애주기비용 개선방안'에 대한 관심이 높아지고 있으며, 특히 건축물 생애주기비용에 대한 신뢰성 확보 및 객관적인 평가를 수행할 수 있는 방안을 마련하기 위해 노력하고 있다. 하지만 기술제안입찰에서의 생애주기비용 개선방안에 대한 적용사례의 부족, 원안에 대한 초기공사비의 왜곡, 불변가와 현재가의 혼재, 입찰업체간 산정기준의 모호성, 용어의 불명확성, 작성양식의 미흡 등의 문제점이 지적되고 있는 실정이다. 따라서 본 연구에서는 기술제안입찰에서의 평가항목 중 생애주기비용 개선방안에 대한 참여업체별 변별력을 확보하고 체계적인 생애주기비용 평가를 수행하기 위하여 작성지침 및 분석기준, 작성양식에 대한 개선방안을 제시하였다.

  • There is a growing concern in reducing greenhouse gas emissions all over the world. The U.K. has set 34% target reduction of emission before 2020 and 80% before 2050 compared to 1990 recently in Post Copenhagen Report on Climate Change. In practise, Life Cycle Cost (LCC) and Life Cycle Assessment (LCA) tools have been introduced to construction industry in order to achieve this such as. However, there is clear a disconnection between costs and environmental impacts over the life cycle of a built asset when using these two tools. Besides, the changes in Information and Communication Technologies (ICTs) lead to a change in the way information is represented, in particular, information is being fed more easily and distributed more quickly to different stakeholders by the use of tool such as the Building Information Modelling (BIM), with little consideration on incorporating LCC and LCA and their maximised usage within the BIM environment. The aim of this paper is to propose the development of a model-based LCC and LCA tool in order to provide sustainable building design decisions for clients, architects and quantity surveyors, by then an optimal investment decision can be made by studying the trade-off between costs and environmental impacts. An application framework is also proposed finally as the future work that shows how the proposed model can be incorporated into the BIM environment in practise.

  • The demand for light-rail construction projects has recently been increasing, and they are mostly supervised by private construction companies. Therefore, a private construction company that aim to raise gains from the operation of the facilities during the contract period greater than what they invested should b able to accurately calculate the costs from the aspect of Life Cycle Cost (LCC). In particular, a light-rail transit bridge that has a heavier portion from the aspect of the cost of light-rail transit construction requires a more accurate calculation method than the conventional LCC calculation method. For this, an LCC analysis model was developed and a cost breakdown structure was suggested based on literature review. The construction costs by shape of the upper part of a light-rail transit were calculated based on the cost breakdown system presented in this paper, and the cost generation cycle and cost unit price were collected and analyzed based on records on maintenance costs, rehabilitation and replacement. In addition, after forming some hypotheses in order to perform the LCC analysis, economic evaluation was conducted from the aspect of the LCC by using performance data by item.
