  • Real estate brokerage app service is an emerging online-to-offline (O2O) business model. This study analyze the relationship between the satisfaction and reuse of real estate app services through a survey of experienced users of the application. The results show that "ease of use" and "usefulness" of the online app service positively affect customer satisfaction and eventually affects reuse. Moreover, ease of use and usefulness of the offline brokerage introduced by the application positively affects customer satisfaction and eventually affects reuse too. One meaningful finding is the stronger impact of usefulness on customer satisfaction than that of ease of use in both online and offline situations. This finding implies that the value of usefulness is bigger than that of ease of use because of users who purposely use the application to find relevant real estates. The effect of online customer satisfaction on reuse is slightly higher than that of offline. This finding suggests that need to develop a strategy for online applications that focuses on enhancing the usefulness of real estate brokerage app services in the O2O market.

  • As the advance of multi-platform and multi-channel online services, brokerages are now offering three representative online trading systems - HTS(Home Trading Systems), WTS(Web Trading Systems), MTS(Mobile Trading Systems). In this study we investigated and compared the impact of different systems on the performance of brokerages. Using the panel data of 29 brokerages of 4 periods, we empirically tested the impact of online trading systems and the commissions of trading services. We found out that there exist some differences between the impacts of online trading systems based on the platforms. HTS was identified as the main platform for online trading services. However the role of MTS was also significantly identified while WTS showed no significant impact on the brokerage performances. Commission also showed significant negative impact in case of HTS and MTS platforms. Finally, offering MTS was identified as the significant dummy variable influencing the performance of brokerages. The results provides some implication for the multi-platform strategy for online services.

As a consequence, the market for online stock exchange services is getting increasingly competitive; measuring and managing the quality of such services have become a crucial issue to the survival and growth of the stock brokerage houses. Unfortunately, however, little research effort to date has been made as to developing a set of valid and reliable measures for assessing investor perceptions of the quality of the online stock exchange service. The present study generates and tests a new set of multi-item measures for the quality of the online stock exchange service from an investor's perspective. This set of measures can be used in various stages and aspects of formulating online marketing strategies for stock brokerage firms. • An O2O-based real estate brokerage web sites or apps are increasing explosively. As a result, the environment has been changed from the existing offline-based real estate brokerage environment to the online-based environment, and consumers are getting very good feelings in terms of time, cost, and convenience. However, behind the convenience of online-based real estate brokerage services, users often suffer time and money damage due to false information or malicious false information. Therefore, in this study, in order to reduce the damage to consumers that may occur in the O2O-based real estate brokerage service, we designed a false property information filtering system that can determine the authenticity of registered property information using artificial intelligence technology. Through the proposed research method, it was shown that not only the authenticity of the property information registered in the online real estate service can be determined, but also the temporal and financial damage of consumers can be reduced.

  • The e-commerce market has been more diversified via B2B or P2P, and the size of this market has gradually been expanded as well. A noteworthy phenomenon is the P2P market, which has shown a rapid, approximately 200-fold or more increase in size since 2005. Specifically, the online secondhand-goods market that makes transaction easier and more convenient has attained a fast growth as well, but either sellers or buyers of secondhand goods are properly protected due to a lack of legal regulations on secondhand-goods transaction. The purpose of this study was to examine problems with online secondhand-goods transaction and to suggest some reform measures. There is something wrong with the legal status of brokers for secondhand-goods sales. According to the current law, individual brokers are neither mail-order sellers nor mail-order brokers. So they don't have lots of liabilities, and it means that the burden of risk is all imposed on buyers. Therefore it's suggested that individual brokers should be defined as 'involved operator of electronic commerce' so that proper liability might be imposed on them.
