  • There are lots of buildings which were built before the Legislation on building energy rating system. Remodeling of the buildings would be required for an improvement of the building energy rating system was enforced by the government. In the Passive Building Design, Elements which will be used for the remodeling are Insulation, Window, External venetian blind, Heat exchanger. The Purpose of this study is to indicate a Method for the improvement of Energy saving by an analysis of Construction Cost, Cost Evaluation, Energy performance Efficiency in applied design elements. In this study, the remodeling of existing public buildings to improve energy efficiency rating was applied to extract the elements of design-specific energy performance, efficiency, and the application of the designs that has been analyzed. The results were as follows: applying the design-specific cost-effective investment that represents the economy (investment efficiency/%) surveyed the average insulation(7.0%), triple glazed windows(10.1%), double glazed windows(12.1%), external shading(24.5%), and Heat(77.2%) were analyzed in order to be more efficient. Analysis of the basis of information on the existing public buildings to improve energy efficiency rating for the remodeling depending on driving conditions at a degree of individual difference. The main effect, however, depending on economic investment, design elements, heat exchangers, external awning, double glazed windows, triple glazed windows, insulation, is recommended as review of the order shall be determined.

사옥신축목적 시설투자의 장기성과와 정보비대칭 현상에 대한 실증연구 (Long Term Performance of Firm with Capital Investment for New Office Construction and Information Asymmetry)

  • 본 연구에서는 사옥신축목적의 시설투자 공시기업을 대상으로 내부관계자의 거래행태에 따른 차별적 장기성과를 살펴봄으로써 자본시장의 정보비대칭 현상을 분석하고 있다. 이를 위해 한국거래소 유가증권과 코스닥시장에서 투자공시가 이루어진 기업을 대상으로 사건연구방법과 다중회귀분석을 활용하여 분석하였다. 연구결과 사옥신축 기업의 장기주가수익률은 평균적으로 양(+)의 유의한 값을 나타내고 있다. 공시 전후의 내부관계자 지분변화에 따라 차별적 장기성과가 나타나고 있으며, 회귀분석결과 내부관계자지분, 소액개인투자자의 지분변화는 각각 장기성과와 통계적으로 유의한 양(+)과 음(-)의 상관관계가 있음을 확인하였다. 이는 내부관계자가 경영자의 사적 의도에 대한 진위 여부 및 사옥신축이 기업에 미치는 영향을 판단할 수 있는 정보우위의 위치에 있음을 뒷받침해 줄 수 있는 연구결과로 풀이되며 지분변화요인이 사옥신축 기업에 대한 장기성과의 예측요인으로 활용될 수 있다는 측면에서 자본시장의 투자자들에게 실무적으로 유용한 정보를 제공해 줄 수 있을 것으로 기대된다.

반복매매모형을 활용한 서울시 오피스 벤치마크 가격지수 개발 및 시험적 적용 연구 (The Development and Application of Office Price Index for Benchmark in Seoul using Repeat Sales Model)

  • As the fastest growing office transaction volume in Korea, there's been a need for development of indicators to accurately diagnose the office capital market. The purpose of this paper is experimentally calculate to the office price index for effective benchmark indices in Seoul. The quantitative methodology used a Case-Shiller Repeat Sales Model (1991), based on actual multiple office transaction dataset with over minimum 1,653 ㎡ from Q3 1999 to 4Q 2019 in the case of 1,536 buildings within Seoul Metropolitan. In addition, the collected historical data and spatial statistical analysis tools were treated with the SAS 9.4 and ArcGIS 10.7 programs. The main empirical results of research are briefly summarized as follows; First, Seoul office price index was estimated to be 344.3 point (2001.1Q=100.0P) at the end of 2019, and has more than tripled over the past two decades. it means that the sales price of office per 3.3 ㎡ has consistently risen more than 12% every year since 2000, which is far above the indices for apartment housing index, announced by the MOLIT (2009). Second, between quarterly and annual office price index for the two-step estimation of the MIT Real Estate Research Center (MIT/CRE), T, L, AL variables have statistically significant coefficient (Beta) all of the mode l (p<0.01). Third, it was possible to produce a more stable office price index against the basic index by using the Moore-Penrose's pseoudo inverse technique at low transaction frequency. Fourth, as an lagging indicators, the office price index is closely related to key macroeconomic indicators, such as GDP(+), KOSPI(+), interest rates (5-year KTB, -). This facts indicate that long-term office investment tends to outperform other financial assets owing to high return and low risk pattern. In conclusion, these findings are practically meaningful to presenting an new office price index that increases accuracy and then attempting to preliminary applications for the case of Seoul. Moreover, it can provide sincerely useful benchmark about investing an office and predicting changes of the sales price among market participants (e.g. policy maker, investor, landlord, tenant, user) in the future.

  • School is a basic and the most fundamental facility of city planning just like other basic public facilities including the village office. Every plan is established on the basis of school. However, the problems such as the population reduction resulting from the nuclear family-zation and low birth rate, employment and welfare of the aged people resulting from "the old aged society", and the infant nursing and education resulting from a rapid increase of the working couples become notable and accordingly more requirements are being made. Reflecting this trend, the concept and operation system should be changed. Up to now, the BTL projects of the educational facilities are gaining a reputation of being efficient in terms of national budget running, but at the same time receiving negative reputation in terms of budget saving under the civil creativity and efficiency. Through upgrading the private sector investment projects into the BTO+BTL system and further into the BTO(Build Transfer Operate), we can accomplish the original goals of the private sector investment projects, and can make the education budget operation more efficient, and can greatly improve the education environments. However, we should not underestimate in this process that these facilities should not negatively affect the education environments. In any situation, the owners of schools are students.

Determinants of Corporate R&D Investment: An Empirical Study Comparing Korea's IT Industry with Its Non-IT Industry

  • In our study, we extracted the market, finance, and government factors determining R&D investment of individual firms in the IT industry in Korea. We collected the financial data of 515 individual firms belonging to IT and non-IT industries between 1980 and 1999 from the Korea Investors Service's database and investigated the empirical relationship between the factors using an ordinary regression model, a fixed effects model, and a random effects model. The main findings of our study are as follows: i) The Herfindahl Index variable representing the degree of market concentration is statistically insignificant in explaining R&D expenditures in the IT manufacturing industry. ii) Assets, which is used as a proxy variable for firm size, have a positive and statistically significant coefficient. These two results suggest that the Schumpeterian Hypothesis may be only partially applied to the IT manufacturing industry in Korea. iii) The dividend variable has a negative value and is statistically significant, indicating that a tendency of high dividends can restrict the internal cash flow for R&D investment. iv) The sales variable representing growth potential shows a positive coefficient. v) The subsidy as a proxy variable for governmental R&D promotion policies is positively correlated with R&D expenditure. This suggests that government policy has played a significant role in promoting R&D activities of IT firms in Korea since 1980. vi) Using a dummy variable, we verified that firms reduced their R&D investments to secure sufficient liquidity under the restructuring pressure during Korea's 1998 and 1999 economic crisis.

The Effect of Trade Openness on Foreign Direct Investment in Vietnam

  • The purpose of this paper is to study the impact of trade openness on foreign direct investment (FDI) inflows into Vietnam, an emerging country with relatively high trade openness in recent years. The study used the vector autoregression (VAR) model to examine the impact of trade openness on FDI in Vietnam, in the period from 2005 to 2019. The research data are time-series data, with quarterly frequency, from 2005:Q4 to 2019:Q3. The FDI data were collected by International Financial Statistics. The data of trade openness were calculated based on Vietnam's export, import, and GDP data collected by the General Statistics Office of Vietnam. The estimated result shows that the trade openness has a positive effect on FDI. The current FDI is heavily influenced by FDI in the past with an average explanation of 74%. The main findings indicate that trade openness has a positive effect on FDI inflows into Vietnam. The findings also show that FDI in Vietnam is significantly affected by the shocks of the FDI itself in the past. The findings of the study suggest the Vietnamese Government improves the quality of trade openness and FDI, continues and maintains economic relations with other countries to increase trade openness.

액셀러레이터 투자자와 창업자의 스타트업 투자결정요인 중요도 평가에 관한 연구 (A Study on Investment Decision Factors of Accelerator)

  • 액셀러레이터는 스타트업에게 창업지원시설, 자금, 사업화, 판로확보 등의 다양한 애로사항을 종합적으로 지원하는 민간투자기관이다. 액셀러레이터가 새로운 창업지원 모델로 투자자 역할 외에 집중적인 멘토링을 통해 스타트업의 사업능력 향상에 많은 기여를 하고 있다. 본 연구는 기존 선행연구들이 투자자관점의 투자결정요인에 치중한다는 점을 고려하여, 액셀러레이터 투자자 창업자 간의 스타트업 투자결정 요인에 대한 상대적 중용도를 AHP방법을 통해 비교 분석하였다. 그 결과, 액셀러레이터 투자자는 스타트업의 "경영자 특성"을 스타트업 창업자는 스타트업의 "시장 특성"을 상대적으로 가장 중요하게 평가하였다. 이러한 결과는 투자자 관점에서 스타트업의 성공이 창업자의 역량에 좌우한다는 경험적 판단에 기인한 것이며, 창업자는 투자자가 투자회수기간을 고려하여 스타트업의 시장성을 중요하게 평가한 것으로 보인다. 이러한 결과는 엔젤투자자, 벤처캐피탈의 투자결정요인에 대한 기존 연구결과와 유사하였다. 본 논문은 액셀러레이터가 성장가능성 높은 스타트업을 발굴하고 인큐베이팅과 투자에 더 많은 성과를 내기 위한 투자결정모형의 고도화에 기여할 수 있을 것이다.

관계해지의도의 결과변수에 관한 연구 (A Study on the Consequences of Dissolution Intention)

  • 지금까지의 관계해지에 관한 연구들은 관계해지의도를 최종 결과변수로 간주하여 연구를 수행하였으며, 관계해지의도가 형성된 이후에 관해서는 연구된 바가 전혀 없었다. 즉, 관계해지의도를 완전한 관계해지와 동일시함으로써 관계해지의도의 형성으로부터 일어나는 관계해지의 모습을 간과한 문제점을 가지고 있었다. 본 연구는 이에 대한 문제점을 해소하고 관계해지의도가 형성된 후에 어떤 경로를 통해 완전한 관계해지로 나아가는 지를 알아보기 위한 최초의 시도로써 수행되었다. 즉, 관계해지의도가 형성된 이후부터 완전한 관계해지가 일어나기 전까지의 영역을 대상으로 하여 관계해지의도의 결과변수들이 기회주의의 증가와 거래특유투자의 감소, 그리고 협력의 감소임을 밝히고 관계해지의도와 결과변수들 간의 관계를 제시함으로써 관계해지의도로부터 완전한 관계해지로 이루어지는 과정을 실증적으로 살펴보았다. 국내신문사(판매자)와 신문지국(구매자)의 관계에서 신문지국의 관점을 대상으로 설문조사를 수행하여 실증분석을 한 결과, 본 연구에서 제시한 5개의 가설들이 모두 지지되었다. 즉, 관계해지의도를 가지게 된 주체는 기회주의가 증가되고 거래특유투자를 감소시킴으로써 판매자와의 협력이 붕괴되는 과정을 통해 완전한 관계해지로 나아감을 밝혔다. 마지막으로, 본 연구의 이론적 공헌점들 및 관리적 시사점들이 논의되었고, 연구의 한계점들 및 향후의 연구방향들이 제 시 되었다.

우리 나라 SOHO 창업의 활성화 방안 (Korean Government Policy on Promoting SOHO Foundation)

  • Korea has suffered from unemployment of workers discharged from the companies and graduates, and matriarchs since 1997's IMF. Since then Korea has fallen into economic depression, therefore the graduates have not employed for several years and lots of workers have been discharged from their positions. SOHO(Small Office Home Office) is able to be considered as the alternative employing measure of the unemployers. SOHO foundation makes a great contribution to job creation and the social welfare throughout the country. Since its foundation needs small-scale facilities and investment, the discharged and unemployed can found SOHO easily and will do good business. Korea government should practice policies in order to promote SOHO foundation as follows. First, Korean government should enlarge various support measures for SOHO foundation, namely offering of useful information and promoting of SOHO foundation, etc. Second, she should carry out the SOHO foundation education for juveniles. In order to do this project, colleges and universities adopt the SOHO foundation lesson in the education course. Third, government should enlarge various government subsidies of SOHO foundation for the benefit of the discharged and unemployed.

  • 업무 효율이나 정보화를 위해 우리나라의 대학, 기관등에서 정보 통신망을 구축하고 있는데 대부분의 경우 특별한 자문을 받지 않고 시공사에서 전체 솔루션을 제공하고 있다. 이로인해 크게 두가지 문제점이 발생하는데 하나는 통신망이 너무 늦어서 업무의 효율을 기하기 어렵거나 반대로 필요한 서비스에 비해 투자비가 작은 경우이다. 본 연구에서는소형의 통신망에서 대형까지 단계별로 효율적인 통신망 구축방법에 대해 기술하였다.
