  • This study examined whether a relationship between retirement transitions and psychological well-being of the elderly may differ by gender and residential areas, and whether associative factors of psychological well-being may vary by gender and residential areas. The sample included 1,124 older adults aged 60 and over, which derived from the first wave and the third wave data of the "Aging and the Quality of Life of the Elderly in Korea: A Longitudinal Study" living in Seoul and Chuncheon. The total sample was divided into four sub-samples(urban male elders, rural male elders, urban female elders, and rural female elders) to answer research questions. Psychological well-being was measured by measured by the PGCMS developed by Lawton, and a retirement variable had four categories: being continuously non-retired, newly retired, newly non-retired, and being continuously retired with a reference group of being continuously non-retired. Multivariate OLS regression was run separately for the four groups. For urban male elders, retirement transition was associated with worse psychological well-being whereas no relationship between retirement transitions and psychological well-being was found for rural male elders, urban female elders, and rural female elders. Associative factors of psychological well-being varied by gender and residential areas. The findings implies that a relationship between retirement transitions and psychological well-being of the elderly may differ by gender and residential areas, and these differential effects of retirement transitions may be attributable to different life experiences and economic activities through a life course and different roles after retirement. Also, different associative factors of psychological well-being for the four sub-samples reflect variations in their different life course.

  • In Korea, the population size of the elderly is rapidly increasing, and housing for them is emerging as an important issue. In particular, Aging in Place (AIP) has steadily been presented as a direction of welfare for the elderly. This study empirically examines the effect of the interactions of the elderly with their children on residential mobility for older Koreans. To do so, this study employed random effect logistic regression models with the dataset of the 2008-2020 Korean Longitudinal Study of Aging. The findings are as follows. First, it was found that the interaction with their children increased the probability of residential mobility for older Koreans in both metropolitan areas and non-metropolitan areas. Second, as age increased, the interaction with their children tended to further promote residential mobility for older Koreans, but such effects varied depending on related variables. Third, it was confirmed that the possibility of further promoting residential mobility for older Koreans increased through the interaction effects of the variables associated with the interaction with their children. This study suggests policy implications for the residential mobility of older Koreans, i.e., whether the interactions with their children improve independent residential environments by enhancing housing stability, in terms of AIP.

  • The world's overall need for natural gas (NG) has been growing up fast, especially in the residential sector. The better the estimation of residential NG consumption (RNGC) distribution, the better decision-making for a residential NG policy such as pricing, demand estimation, management options and so on. Approximating the distribution of RNGC is complicated by zero observations in the sample. To deal with the zero observations by allowing a point mass at zero, a mixture model of RNGC distributions is proposed and applied. The RNGC distribution is specified as a mixture of two distributions, one with a point mass at zero and the other with full support on the positive half of the real line. The model is empirically verified for household RNGC survey data collected in Korea. The mixture model can easily capture the common bimodality feature of the RNGC distribution. In addition, when covariates were added to the model, it was found that the probability that a household has non-expenditure significantly varies with some variables. Finally, the goodness-of-fit test suggests that the data are well represented by the mixture model.

  • This paper reviews aspects of current design procedures for seismic design of structures, and specifically examines their relevance to the design of light framed residential buildings under earthquake loading. The significance of the various structural contributions made by the components of cold formed steel framed residential structures subjected to earthquake induced loadings has been investigated. This is a common form of residential construction worldwide. Particular attention is given to aspects related to ductility and overstrength, the latter arising principally from the contributions of the designated "non-structural" components. Based on both analytical and experimental data obtained from research investigations on steel framed residential structures, typical ranges of the ductility reduction factor and overstrength ratios are determined. It is concluded that the latter parameter has a very significant influence on the seismic design of such structures. Although the numerical ranges for the inelastic seismic parameters given in this paper were obtained for Australian houses, the concepts and the highlighted aspects of seismic design methodology are more widely applicable.

  • Both internally and externally environmental changes surround the rural areas such as rapid growth of the early-retired employee under the WTO, the Asian financial crisis in 1997, and the financial crisis in 2007 brought about much transformation in our rural residential environment. According to this changes and demands, the rural areas have been transformed from the area for farmer to the area for farmer and non farmer, that is, peoples that to leave the city to go back to farm or return to home village. Of this time, there needs a change in rural development policies which can make the urban residents migrate and settle in the rural areas as they are naturally embracing the rural life according to the social background and demand. In this point of view, we attempted, in this paper, to survey and analyze the changing trends of residential environment following the spatial composition with house types and rural villages in rural areas. The result of this study will be expected to be a reference for the direction of desirable residential environment in rural areas.

  • This study aims to analyze the locational factors which the small firm enterpreneurs in Pusan City mainly consider in deciding location choices for their plants, and then to grasp the differences of the factors in terms of nature of firms, managerial personal characteristics and zoning areas. In order to implement the purpose of the rescarch, data are collected from selected small firm enterpreneurs throughthe questionaire. The main results are summerized as follows. First, it is pointed out that small firm indu-strialists for the regional choice consider crucial rationale as non-economic factor of personal reson with additional consideration of transpor-tation, infrastructure, service, market and labor forces. But in selection of site, they are apt to have high regard on the such factors as infra-structure, service, land and transportation factor. These factors to select the site demonstrate differentiation in terms of character of enter-prises, managerial characteristics and zoning areas. For example, land in the light of indu-strial sector is regarded as an important factor with longer the time of the establishment of firms or more aged or experienced enterpreneurs, wheras infrastructure and service in the heavy and chemical industrial sector are taken up as an important one with shorter the time of establishment of firms or less aged or experienced or higher educational background of enterpren-eurs. In addition, the non-economic factors such as the residential livebility and personal reason are picked up as important factors with smaller the firm or more aged or experienced, lesser educational background of entrepreneurs. Taking into consideration zoning area, infra-structure and service in the industrial area such as the exclusive and semi-industrial areas, land in green belt area, and transportation in the commercial and residential areas are singled out as the most important factors respectively. In addition, the non-economic factors of the resi-dential livability and personal reason in the non-industrial areas are also highly regarded. Second, land is picked up as the most impor-tant one of pulling factors toward the present site while other factors such as infrastructure, service, personal reason are also regarded as the secondary reason for the move-in decision; the pulling factors for the present plant location show somewhat differences in terms of the charcter of the enterprises, managerial chara-cteristics and zoning areas. Policy measures including land, infrastructure under the environmental aspects, service and transportations are, in turn, pointed out as the important ones for pushing factors. Meanwhile, as the important staying factor in the present place, transportation, infrastructure and service under the aspect of the agglomeration benefit, market, personal reason are considered. The pushing and staying factors also shows somewhat distinctive differences in terms of the character of enterprises, managerial chracteristics and zoning area. In the case of zoning area, land is regarded as the most important factor to move out, especially in the non-industrial areas inclu-ding the commerical and residential areas policy measures, infrastructure and service are indicated as important factors to move out. In the mean-time, as the important staying factor, industria-lists in the exclusive and semi-industrial areas point out transportation, infrastructure and service. Whereas the counterparts in the com-mercial area regard transportation and market as important factor, those in the residential area consider the non-economic factors such as personal reason and residential livability. Taking into consideration the result of this analysis, it is identified that the locational chara-cteristics of the intraurban small firm industries are not only associated with the character of enterprises, but also with manager's personal character and the trait of zoning area. Therefore, it seems that the thorough review or examination of enterprises, industrialists' characteristics and zoning areas will have meanin-gful significance in attemption explanation of small firm industries at the intrauban scale in the future. Especially, it appears that the eco-nomic factors such as land, infrastructure, service, transportation, and the non-economic factors such as residential livability and personal reason play together important parts to determine the locational choice of small firm industries along with non-industrial benefit. Thus, such status reveals the obvious implication for the intraurban industrial policy in the future.
