The purpose of this study is to gather baseline data on perceived housing values and satisfaction rates among consumers with the aim of using this information for future planning. Self-administered questionnaires were provided to 1000 university students from Gwangju and the Chonnam area from 2007 October 8th to 30th. The collected data was used to conduct comparative and descriptive statistical analysis: factor analysis, cluster analysis, t-test, $x^2-test$ and one-way ANOVA. The main findings are as follows: Firstly, in relation to perceived house values, students identified three factors as important: pursuit of convenience, disposition toward individuality-orientation and consciousness of others. The respondents regarded convenience as very important, especially in regard to one's safety, health and location of amenities. Secondly, cluster analysis based on perceived house value revealed passive and energetic types. Students in the energetic type exhibited a tendency to prefer convenience, independence, and consciousness of others. Finally in terms of housing satisfaction, the respondents identified four factors as important: house quality, neighborhood environment, local socio-psychological environment, and location. Housing satisfaction was higher among students who lived in large or new houses, shared the same house with their family, and had a room all to themselves. Accoding to these findings, university students important value safety, health and environmental-friendliness in a house and they find location important. Therefore, future houses should reflect these wants.
Within twenty years, Permanent Affordable Housing provided for people's security of housing in late 1980's yields the principles of equity with tenant's in new one supplied, thus being confronted by the requirements that existing welfare service for tenants should be improved. Reflecting on these, this study means to prepare the basic data for the welfare policy as applying welfare service types on basis of housing locational characteristics, tenants tier compared with welfare service needs of permanent affordable housing tenants. For achieving this aim, the range and mixed use mechanism of welfare service are investigated as reviewing the related research and findings. Based on this investigation, 7 types of welfare service(Independence, Half-support, Child care, Juvenile, Self-support, Social-mix, and Single household) are established. On the analysis of survey, the welfare service needs are investigated as grouping with locational characteristics and survey target. In addition, the welfare service types are reorganized by analysis of tenant's demographic and locational characteristic on each housing and are compared with tenants needs. Although, the demographic of permanent affordable housing generally shows that the tenants are constituted with aged people, the housing with high ratio of children and juvenile can be applied with Child Care type and Juvenile type. As a result of comparison, the ratio of independence type, juvenile type, and single household type are more on the large housing and housing on metropolitan area, and the ratio of half-support type and child care type are more on the small housing and housing on small city area.
The purpose of this study is to clarify locational characteristics and the road systems of existing 22 old settlements in Cheongju downtown of Korea. These old settlements are classified largely into two types by geographical feature; Hill type located in ridge and Valley type in the valley from the ridge. The Hill type is further categorized into San-rock located on ridge and Gogae located on hillside, and the Valley type into closed large and small valley, that is, Daegok and Sogok by the shape and size of the valley. The road systems are classified into outer road, approaching road, inner road, and side road. In San-rock type villages, Inner road is changed side roads by new arterial road, and new ones become inner road. The outer road are almost cut off, but side roads maintain. In the case of the Gogae type, main road becomes inner road, maintain old hierarchical road, and in other cases, villages are formed around side roads derived from main road, and outer road and inner road are cut off. Among the Valley type, Daegok type maintains old hierarchical road, while for Sogok type, outer roads are cut off, and new roads are outer road.
This paper has attempted to analyze the site planning theories of Raymond Unwin (1863-1940), who is called the father of British town planning. A prominent contribution of his was to establish both the site planning of garden suburb and urban housing style in British type. Here it attempts to analyze how he greatly and firmly established the concept of Housing Group, and how he got this the concept from the life and spatial composition of villages. It could be pointed out that the main factors of the Unwin theory are social mixture, creation of community consciousness and informal landscape design, and that the small enclosed space with plenty of amenity is his main theme. It is pointed out that the Unwin theory is composed of recognizing urban life as totality, and group planning theory, and that he definitely originated a new technique: Housing Group. It is analyzed that the syntactic relations between the group planning theory and housing designs in the English garden suburbs are epitomized in Hampstead Garden Suburb, Middlesex.

In this case, by utilizing community facilities within the existing village instead of establishment of extra facilities,It doesn't need to make payment for maintenance fee. In the smaller complex than No. 20, it is self-managed by the tenants in order to reduce the administrative costs and specify the necessary municipal manager. Organization form can be maneged directly from local governments and part of for the management of the building can be employed a mixed management system to delegate management to private organizations such as non-profit organizations or neighborhood association. This study provides a descriptive and analytical account of major aspects of urban development and transformation of housing types of Italian Firenze from the 13th century to the 19th century. It is a typo-morphological depiction of urban spatial structure of the extraordinary city, Firenze, the center of Italian Renaissance. And this study has proceeded on the assumption that the evolving form of the urban structure and housing types cannot be understood without reference to the larger context of political, economic, and social life. Based on these backgrounds, the purpose of this study is threefold: to provide a comprehensive discussion of general characteristics of urban spatial structure of Firenze, and to explain the process of formation of working-class neighborhoods by constructing new city wall in later 13th century, and to discuss transformation of housing types of the working-class neighborhood with understanding the mechanism of existence of housing in the newly formed residential neighborhoods. The development of residential neighborhoods was pursued by 'planned' manner through forming square-shaped blocks, and characterized by the subdivision of larger properties into standardized building lots for the construction of houses. On the bases of documentary evidences, several ecclesiastical institutions are identified as the agents of a distinctive type of development. While the institutions did the major role for developing lands, the construction of houses was done by small scale construction agents with moderate amount of properties. The major housing type of working-class neighborhoods of Firenze has been the 'casa a schiera' characterized by the form of narrow front and long depth. The type was generalized by the newly formed middle and working-class of Firenze which grew their body very rapidly, Even though the type assumed very uniform in its fen there were many variations. And through passing time, the casa a schiera developed to be multi-family housing, and the level of variation became deepen. Eventually, transformation of housing type of Firenze was ended by appearance of the 'casa in linea', which was very similar to modern apartment in its spatial organization.
The purpose of this study is to propose a new development method for urban residential area, considering the urban site and development conditions rather than just meeting the development limit and regulations. Gwangju Metropolitan city is investigated as a case city and the new method verifies a decision process of pertinent development types and housing forms in urban blocks. The consequences of this study are summarized as follows. The process of a new development method consists of four steps; First, current conditions of the residential area of Gwangju are analysed in order to find out the site characteristics and housing development situations. And the theoretical research is made to set up the development goals and objectives, regarding current trends and future paradigms of residential development. Next, the suitable development sites are selected, and their site characteristics and relevant development types for the future are compared and matched with a close analysis. Finally some pertinent housing forms for each development site are suggested, which fit well in terms of urban context and are appropriate for building up sustainable city in the future.
In Korea, apartment complexes are built according to the social strata for which they are intended to house, thus the buildings tend to separate society both physically and even visually. Because of the sense of social exclusion this has caused the government has conceived a plan to develop a "social-mix" apartment complex master plan. Perhaps the foremost example of this type of plan is the Seoul Eunpyeong New Town. This study examines how resident's perception of the social mix plan has evolved, and also attempts to better understand the effectiveness of the government's attempt at social integration. The result shows that the perception of social-mix housing has improved after residents moved into the Eunpyeong New Town and that people responded positively to the concept of actually mixing residents socially. From the result, we can see that the visually unexposed environmental elements of rental housing and socials exclusion which was felt in the past has been reduced to a certain extent. However, residents living in solid-lot apartments have a negative reaction to social mixing especially when they are in the same building. Therefore, to achieve better social integration in a socially-mixed apartment complex, we need now to change the perception toward socially mixed housing among the residents living in solid-lot apartment buildings.
The purpose of the this study was to provide the basic information about the formation background of urban squatter and their housing state in Korea. This study was progressed on the basis of socio-historical point of view from after the Korean War to the present time. Therefore, this study considered the meaning of housing for urban squatter in the Korean housing history. For this study, the formation background of urban squatter was divided into five periods. The first one was the period of the policy on the mass migration (1955-1960) after the Korean War. The second period was the period of reproduction of deteriorated residential area (1960-1970) for the continuing mass migration policy. The third was the period of disbanding of deteriorated residential area (1970-1980) for redevelopment. The forth period was before the IMF (1980-1997) broke up the deteriorated residential area. The fifth period was after the IMF (1997-) produced the new poverty due to the unemployment and the business failure. Thus, such social change increased the number of urban squatter and created the new type urban poor.
