This study contributes to addressing the problem of an aging population by providing important information that determines feasible monthly payments for the clients of Chinese reverse mortgage products and by promoting the implementation of reverse mortgages in China. The variables used in this study include mean values obtained from time series data, of the rate of increase of housing prices, and the probability value, interest rate, and mortality rate obtained through the geometric Brownian motion (GBM). For mortality rates, China Life Insurance female mortality rates (2000-2003) were used. This study aims to apply the main variables that affect reverse mortgage products in a monthly payment model based on Chinese financial market conditions, and determine loan values. In this study, Shanghai's reverse mortgage monthly payments, by age levels, were calculated through the loan-to-value (LTV) and payment (PMT) methods to evaluate the value of the reverse mortgages. Based on the optimal combination of the three factors of payment amount, loan interest rates, and the level of acceptance of prices, efforts must be made to extract the best value for the elderly. Only in this way can the interests of both lenders and borrowers be protected, by increasing the market share and economies of scale of the reverse mortgage industry and effectively improving the living standards of the elderly.

This paper is intended to suggest some reference materials for future elderly housing design, especially smart home, in Korea, by reviewing the elements and applications of smart home concept for older adults in USA. Research method includes collecting materials by attending the regular SmartHome$^{(R)}$ part meeting, the navigation of related homepages, and the analysis of collected materials. Current researches in Korea look initial stage and show some general principles without practical concept & technologies of elderly facilities. SeniorSmart$^{(R)}$ Center in USA started on August 2007 with the 3 parts of SmartHOME$^{(R)}$, SmartWHEELS$^{(R)}$ and SmartBRAIN$^{(R)}$. The Center has been doing various multidisciplinary research projects but slowing down the planned processes due to national economic recession. The major researches of SmartHome$^{(R)}$ part can be summarized as follows; CS-PFP( Continuous Scale Physical Function Performance) laboratory is being in operation to help older adults and families make the difficult decision regarding the ability and safety to live independently. Three levels of necessary laboratories from uninhabited space to senior living environment were accommodated for field research. As core technologies of SmartHome$^{(R)}$, predicting & warning system of fall risk on recognizing gait signature patterns to identify any deviation from the normal patterns of the older adults, home monitoring system which will send alerts to a specified relative and/or health care professional when vital signs of the older adults will not be within normal parameters, and Mobility & Research Clinic for evaluating, treating the older adults & multidisciplinary research are under development. SmartHome$^{(R)}$ has made collaborative research agreements for field laboratory with various retirement communities and also is continuing to work for experimental software engineering with the Fraunhofer Institute, Germany.
The concrete cap, which was established on the top of the micropile, usually considered as an important structural component in micropile supported foundation systems. However, relatively few studies have been made on the load sharing behavior of the capped micropile foundation systems. The primary objective of this study is to assess the load sharing behavior of the capped micropile foundation systems. Therefore, a full-scale test on an instrumented capped micropile is conducted for establishing the load-displacement responses. Nonlinear numerical method was used to quantify the load sharing behavior of the pile cap and micropile respectively. As a result, it was found that the pile cap shares about 50% load from final loading steps in the case of 2 by 1 micropile foundation systems. In the case of 2 by 2, the pile cap shares about 30% load from final loading steps. In addition, the load sharing behavior of the micropile cap becomes larger with an increase in spacing and the battered angle of micropile respectively.

This study is a study to develop a configuration management methodology for efficient and systematic management in the event of configuration changes such as deformation, explosion, and remodeling of launch vehicle development test facilities, which are emerging as important national facilities in the era of full-scale space competition. Through the analysis of international standards for configuration management, a configuration management process framework to be applied to launch vehicle development test facilities is extracted, a survey was conducted on experts who performed life cycle engineering of launch vehicle development test facilities, and a configuration management methodology optimized for operation/management of domestic launch vehicle development test facilities was proposed. Identify the configuration for launch vehicle development test facilities, the configuration management manager, configuration management organization, and configuration management board approve/process the configuration changes, and after construction is completed according to design requirements, launch vehicle development test facilities try to manage the configuration in a controlled state.

The need for off-site construction has increased in the construction industry in Korea in recent years due to the enforcement of the 52-hour workweek, the increasing age of workers on construction sites, the deepening dependence on overseas workers, and the stagnation of productivity in the construction industry. Thus, studies on OSC started in April 2020. In addition, as a national policy study advocating the modular construction method, which is one of the OSC methods, was completed in the first half of 2019. 70 housing units in two complexes that satisfied the Housing Act requirements have been supplied to citizens. However, although modular construction methods have been recognized as a dramatic construction method that achieves shortened construction schedules and solves the issues of cost reduction and the shortage of technical workers on sites by combining the advantages of the manufacturing industry and applying the economies of scale, realistically it has issues due to the rising cost of steel and a low pre-fabrication ratio. Moreover, the construction time of core parts, such as those built by pouring concrete, has become a factor that hinders the shortening of construction times. Thus, this study aims to propose a precast concrete(PC) modular construction system, which fuses three-dimensional infill as an interior finish material and a three-surface PC module that can acts as a structure for a construction method that is economical and can shorten construction time.
This study aims to investigate Marseille's Euromméditerranée project and provide policy implications for revitalizing domestic urban regeneration projects. First, we identify Euroméditerranée as a pivotal urban regeneration effort, executed by EPAEM-an organization fostering governance-driven project advancement through collaboration and investment from both central and local governments. This endeavor has significantly contributed to revitalizing Marseille, enriching the quality of life for its residents. Second, this urban regeneration project has the following notable features: consolidated approach with combination of full redevelopment and rehabilitation, integrated regeneration covering hardware-like physical regeneration and software-like economic, cultural, and environmental regeneration; government-type urban regeneration project structure. Finally, we suggest that policymakers should consider the economic scale in urban regeneration projects, national-level government organizations, and efficient public-private partnerships.

Focusing on increasing of single-person households this study aims to develop a scale to measure the healthiness of lifestyle among single-person households. The concept of healthiness of lifestyle is based on the theories of family strength and family ecology. We draw 50 items that encompass basic needs, individual, familial, and social aspects of single-person life. Using a sample of 317 persons who live alone, this study examined a factor structure of the items and selected 44 items based on the results of factor analysis. Reliability and criterion- and construct validity were also examined. The final scale consists of four domains; basic needs (finance, housing, consumption, and future plan), work·life balance (time management, health, and stress), family relations, and social participation (social network, social interests, and community participation). This scale can be used as an assessment measure of the healthiness of lifestyle of single persons who participate in programs in Healthy and Multicultural Families Support Centers.

As per current seismic design codes, diagonally reinforced coupling beams are restricted to coupling beams having aspect ratio below 4. However, a grouped diagonally reinforcement detail makes distribution of steel bars in the beam much harder, furthermore it may result in poor construction quality. This paper describes the experimental results of concrete coupling beam reinforced with high-strength steel bars (SD500 & SD600 grades). In order to improve workability for fabricating coupling beams, a headed large diameter steel bar was used in this study. Two full-scale coupling beams were fabricated and tested with variables of reinforcement details and aspect ratio. To reflect real behavior characteristic of the beam coupling shear walls, a rigid steel frame system with linked joints was set on the reaction floor. As a test result, it was noted that cracking and yielding of reinforcement were initially progressed at the coupling beam-to-shear wall joint, and were progressed to the mid-span of the coupling beam, based on the steel strain and failure modes. It was found that the coupling beams have sufficient deformation capacity for drift ratio of shear wall corresponding to the design displacement in FEMA 450-1. In this study, the headed horizontal steel bar was also efficient for coupling beams to exhibit shear performance required by seismic design codes. For detailed design for coupling beam reinforced with high-strength steel, however, research about the effect of variable aspect ratios on the structural behavior of coupling beam is suggested.

The subjects of this study are to examine and to apply the methods of making 1 : 10,000 scale digital maps using Russian's 2 m resolution satellite images of Alternative and 8 m resolution stereo satellite images of MK-4 for the Kyoha area of Paju-city where aerial-photo surveying is not possible. A digital elevation model (DEM) was calculated from MK-4 images. With this DEM, the Alternative images were orthorectified. Ground control points (GCP) were acquired from GPS surveyings and were used to perform geometric corrections on Alternative images. From field investigation, thematic attributes are digitized on the monitor. RMS errors of the planar and vertical positions are estimated to ${\pm}0.4$ m and ${\pm}15$ m, respectively. The planar accuracy is better than an accuracy required by NGIS (national GIS) programs. Local information from field investigation was added and the resulting maps should be good as base maps for, such as, regional and urban plannings.

The purpose of this study is to find out the ways to supplement the Census, the digital maps, and their integration in comparison with the U.S. Census and the TIGER file and in light of their usefulness for urban and environmental analysis in Korea. Recommendations in this study are: (1) to include questions on household income and housing price in the Census, (2) to implement a 1~5% sampling survey similar to PUMS in the U.S. Census, (3) to make the Census Tract as a minimum size unit of analysis through subdivision of current Eup, Myon, and Dong into 5~10 smaller units, and (4) to utilize the 1:5,000 scale digital maps completed by the Korea National Geographic Institute for the fast and efficient activation of digital maps instead of producing 1:1,000 or 1:1,200 scale digital maps through each city's effort.
