  • In Korea, most of the historic city became a deteriorated area with low-rise settlement. It is revaluated as a s great potential in spite of slum clearance and redevelopment for a long while after 1970s. A great achievement for low rise multi family housing, in spite of these social change, is not easy to find the cases and social commonness. In the view points, this article deals a ideal model in historic areas, and the model should be get the understanding from the people, because acceptance from people is the beginning for making historic housing areas. The facade model for evaluation prepared as three types, and responses for the models processed by AHP(Analysis Hierarchy Process).

미국 20-30대 1-2인가구의 주거비 부담 실태 (Housing Cost Burden of Single- or Two-person Households in Their 20s and 30s in the United States)

  • The purpose of this study was to explore housing cost burden of young single- or two-person households in the United States who have recently moved for job-related reasons. Total 580 households were selected from 2009 American Housing Survey public-use microdata for data analysis. The findings are as follows: (1) Targeted single-person households were characterized as younger households with higher educational attainment, lower household income, and greater proportion of renters, multifamily housing residents and households with housing cost burden than other households; (2) two-person households showed a higher income level and lower housing cost burden; (3) characteristics that showed significant influences on housing cost burden were household size, householder's age, gender, race and educational attainment, household income level and tenure type; and (4) a linear combination of household size, household income, whether or not a low-income household, residency in metropolitan area, and home structural type were found to be most efficient to predict a single- or two-person household's housing cost burden regardless of the household size.

  • The behavioral-related environmental study for multifamily housing is needed to develop the quality of unit floor plan in terms of user comfort and needs. So, the aim of this study is to find out the living style and housing needs in terms of interaction between the users behavior pattern and orgarnization of physical home space. For the purpose, the field experiments in Pusan, have been carried out with 318 households living in apartments by plan types(2BL, 3BL, 4BL, 5BL) which were classified by number of bedrooms. The dwelling space usage behavior(room use pattern and furniture uasge pattern) and the space adjustment behavior(physical modification of space and preferred space adjustment attitude) were examined and analyzed.

  • Even though housing industry has greatly developed through last 4 decades, its main progress only appeared in quantity not quality. To promote housing industry in more sound way and to enhance peoples' life quality through the better housing environment housing plan should be based on living items such as furniture, appliances and etc. Not enough research has been done to find out living items for better furniture & house plan development. This study attempted to find out furniture pattern which people own in their bedrooms and livingrooms. An indept questionnaire survey of 600 households were carried during the year 2000. A variety of furniture pattern were found which indicated not uniform living items within a very similar uniform multifamily apartment complex, indicating of their living. The result of this study will be helpful to develop new concept furniture and also to suggest new space dimension for Apartment plan.

공동주택단지 어린이놀이시설의 설계의도와 이용형태와의 차이점 (Differences between Design Guidelines and Use Behavior abort Play Facilities of Children\\` Playguound in Multi-Family Housing Site)

  • This study aims to find out differences between designer's design guidelines and user's actual behavior about play facilities of children playground in multifamily housing site by using the method of Post-Occupancy Evaluation. Korea National Housing Cooperation developed the 18 play facilities and constructed them into children' playground of Bun-dong and Junggae-dong housing site in Seoul. The results are as follows: First, user's behaviors which differed from designer's guidelines were influenced by mechanical and technical problems rather than design. Second, users adjusted their brahvior to play facilities which have a little operational problems. Third. users tried to make dangrous activity instead of designer's guidelines based on the safety. It infers that users want to make creative activities from play facilities. Fourth. designers should have developed play facilities for infants and youth. Fifth. users liked to play more complicated play facilities rather than single facility.

  • 스마트워크는 정보통신기술을 활용하여 다양한 장소와 이동환경에서도 언제 어디서나 편리하게, 효율적으로 업무에 종사할 수 있도록 하는 미래지향적인 업무 환경이다. 본 연구에서는 다가구주택을 관리하는 소규모의 영세 주택관리업체들이 세입자와 임대사업자에게 양질의 주택관리업무 제공할 수 있도록 스마트 모바일 기기와 SNS를 연동하여 실시간 업무 처리가 가능하도록 하여 효율적 주택관리를 지원하는 주택관리 업무지원 스마트워크 플랫폼을 제시하였다. 본 논문에서는 주택관리 업무지원 스마트워크 플랫폼의 한부분인 SNS 연동 실시간 민원 처리 서비스 부분을 기술한다.

  • During last 4 decades of industrial development, apartment has been rapidly disseminated throughout the nation. Its main progress, however, only appeared in quantity, not in quality. To promote housing industry in more way and to enhance peoples' life quality through the better housing environment, housing plan should be based on living items including furniture, appliances and etc. Not enough research has been done to find out living items for better house plan development and furniture design. Among living items, furniture reflects both directly and indirectly people's lifestyle and way of living. This study attempted to find out the pattern of furniture possession which people own in their bedrooms. An in depth questionnaire survey of 600 households was carried during the year 2000. A variety of patterns were found which indicated diverse living conditions within a very similar uniform multifamily apartment complex. The result of this study will be helpful to understand the living conditions in a more systematic way and to generate new concept for both residential unit plan and furniture design.

  • Recently, Domestic construction industry is confronted with a new phase by increasement of stock and elation of the concern about environment. In particular, the focus on remodeling as an altanative of the reconstruction system that squanders resources and creates massive construction waste, has increased. However, current remodeling methods are being obstructed factor, because design has not considered the remodeling at the beginning of the construction. The purpose of this study is to search for the improvement of component joint for efficient remodeling. Field survey is conducted on the components grouped by spaces(living room/bed room/kitchen/bathroom) of unit living at 6 construction sites in Seoul & countries. As a result, total 228 component joints are selected and classified according to interface condition and problem pattern.

공동주택단지의 음식물쓰레기 제로하우스 시스템 실용화를 위한 현장 시험운영 및 거주자 평가 (Experimental Evaluation and Resident's Assessment of Zero Food Waste System in Multi-family Housing Estates)

  • 음식물쓰레기의 감량과 자원화를 실용화하기 위한 일환으로 수행된 본 연구는 목질바이오칩을 활용하여 발효 소멸 기술을 적용한 음식물쓰레기 제로하우스 시스템(ZFWS)을 공동주택 단지 내에 구축하여 평가하였다. 단지 내 시험장치를 설치하여 운영 제반 전 과정을 모니터링한 현장조사와 그 장치를 이용한 거주자들을 대상으로 한 설문조사를 병행하였다. 현장 조사에서는 투입 음식물쓰레기와 혼합 반응조 혼합물의 성상, 발효 소멸된 최종 부산물의 성상을 분석하였다. 투입 음식물 쓰레기와 혼합 반응조 혼합물은 안정화된 수준의 유기물 함량과 함수율, 낮은 염도, 약칼리성의 수소이온농도, 높은 ATP 농도를 보여 발효 소멸 반응이 원활히 이루어졌음을 보여주었다. 최종 부산물은 비료공정규격의 기준(예, 유기물 함량, 유기물대질소비, 수분, 염분, 각종 중금속 등)에 적합하고, 친환경 퇴비로서 충분히 기능하는 것으로 나타났다. 한편, ZFWS 시범 운영에 참여한 가구들을 대상으로 한 설문조사에서 거주자들 대부분은 ZFWS의 도입에 적극적이었고, 그 운영에 긍정적으로 평가하였다. 따라서, 본 연구결과는 ZFWS이 기존 음식물쓰레기의 처리방식을 개선하고, 공동주택 단지 내 발생하는 음식물 쓰레기의 퇴비화를 실현하는 최적의 모델로서 가능성을 확인하였다.

음식물쓰레기 자원화를 위한 공동주택 거주자의 음식물쓰레기 배출량 및 자원화 의향에 관한 분석 (An Analysis of Food Waste Generation of Residents and Food Waste Resources in Multifamily Housing)

  • 음식물쓰레기의 발생량과 자원화 의향에 미치는 영향요인을 파악하고자 최근 건설된 공동주택 단지에 거주하는 주부 300명을 대상으로 설문조사를 실시하였다. 수집된 설문지는 SPSS window version 18.0 통계분석 프로그램을 사용하여 기술통계와 추리통계를 이용하여 분석하였으며, 그 결과, 공동주택 단지의 주부들은 일반적으로 대형마트를 이용하여 식재료를 구매하고 있었으며, 음식물쓰레기를 버리는 주된 이유는 장기보관으로 인한 손상 및 부패였다. 계절에 따른 음식물쓰레기 종류가 달랐으며, 이는 식생활과 밀접하였다. 요인분석을 통해 음식물쓰레기 발생단계를 식재료 구매, 음식 소비 및 조리, 음식물쓰레기 배출 등 3가지로 나뉘어 음식물쓰레기 발생량과 자원화 의향 간의 관계를 분석하였다. 음식물쓰레기의 발생량에 미치는 영향 요인은 음식물쓰레기 수거단계 특성이었으며, 음식물쓰레기 자원화 의향에 유의한 영향을 미치는 요인은 식재료 구매단계 특성이었다. 즉, 음식물쓰레기 발생량은 단지 내 음식물쓰레기 수거환경이 양호할수록 증가하였고, 음식물쓰레기 자원화는 사전구매계획이 미비할수록 쓰레기 발생을 높았다. 따라서, 쓰레기 종량제 실시에도 불구하고 식생활 문화와 생활수준 향상에 따른 음식의 과소비는 여전하므로, 발생된 음식물쓰레기의 자원화 기술 개발과 제도적 지원을 보다 적극적으로 모색해야 할 것이다.
