리모델링 공동주택의 가격결정요인에 관한 연구 (Factors Determining the Price of Remodeled Multi-family Housing)

  • 건설 산업에서 공동주택의 리모델링은 최근 큰 이슈로 떠오르고 있다. 그러나 리모델링이 이루어진 공동주택의 가치평가나 가격변화에 관한 연구가 매우 부족하고, 정확한 가치나 가격에 대한 기준이 없기 때문에, 많은 의사결정자들이 리모델링 사업에 대한 수행여부를 결정하는데 어려움을 겪고 있다. 따라서 본 연구에서는 (i) 실제 리모델링이 이루어진 14개의 공동주택 사례를 수집하고, (ii) 리모델링 공사로 인해 변화된 다양한 특성들이 리모델링된 이후의 공동주택의 가격에 미치는 영향을 살펴보았으며, 이를 중심으로 리모델링 공동주택의 가격결정에 영향을 미치는 요인을 제시하였다. 본 열구의 결과를 활용하면, 공동주택 리모델링에 대한 중요 요소들을 파악하고 리모델링 된 공동주택의 가격에 대한 객관적인 근거를 제시 할 수 있을 것이며, 더 나아가 공동주택 리모델링 사업 수행 전에 가격을 예측하기 위한 기초연구가 될 수 있을 것으로 기대된다.

  • Using the 2013 Korea Housing Survey, this research analyzed factors influencing residential satisfaction of low-income households concerning the economic condition, satisfaction about interior and exterior environments in dwelling, recognition of housing welfare policy. The economic condition showed that if there are less living expenses and more ordinary income, it brought about more positive effects in the ownership of a detached house, row and multi-family house. Most variables about satisfaction with the interior environment in dwelling have a significant influence on a detached house, apartment, row and multi-family house. The following factors played a significant role: accessibility to commercial facilities, neighborhood relationship and natural environment in the satisfaction with the exterior environment in dwelling about most types. Specifically, from an institutional perspective of housing welfare policy, the effect of the housing expenses support and the intention about remodeling were factors influencing residential satisfaction in cheonsei and monthly rent, free of a detached house and free of an apartment. These results will utilize preliminary data to establish housing welfare policy for low-income households.

  • It is necessary for us to research and analyze of Open Housing in order to change new housing system, because exiting multi family housing is lack of flexibility and easy remodeling. The purpose of this study is to supply and grasp basic planning and design data for flexibility of Open Housings in Korea. This study is based on the literature survey and actual investigation through visiting 17 open housing sites from 1995 to 2005 in Netherlands, Finland and Japan, which are main Open Housing. We analyzed the planning methods and elements for flexibility of open housing block and unit plan, and described the contents of analyses. We found a lot of planning and design methods-supplying option plan and user participation before occupation, various structural system for openness, common piping shaft location, slab-down and applying access flooring system, movable and demountable partition wall system etc. -applied to the open housings, and findings are applicable to the planning and designing works of apartment housings in Korea.

  • The desultory reconstruction of multi-family housing, no more than 20 years from the permit on the completion, have invited environmental disruption and extravagance of resource. To get over these problems, it is important to develop long-life housing, which is physically strengthened durability(long life) and functionally not outdated(remodeling ability). To activate Long-life housing, investigating current regulations on the long-life housing is as much important as the research on the technologies of long-life housing. To meet the raised, diverse, and varying needs of occupants, the research on the long-life housing must go side by side with the investigation on the regulations. So this research focused on the analysis of regulations and pratical revision of regulations to develop flexibility of the long life housing.

  • In Korea, there has been a tendency that multi-family housings are constructed by providers such as constructors or real estate agents for the economical benefits and selling efficiency, using standardized plans, load-bearing wall system, water-based construction method, and uniformized formworks. Especially, the traditional installation works which service equipments are buried into structures cause serious problems such as shortening building life span, increasing times of remodeling during specific period (100 years) and wasting resources. Also the unilateral way of massive distribution by providers for multi-family housings is not appropriate to meet the various social needs of residents. To solve these problems, it is necessary to build long-life housing which can be easily separated installations, interior and exterior finishings from structural parts. Therefore, this paper will examine the present administrative law and the civil law in order to find negative factors that can be obstructions for providing long-life housings and set the direction to revise the regulations.

  • 본 연구는 소비자 의식조사를 통한 친환경적 리모델링의 문제점을 분석한 후 개선방안을 제시하고자 실시하였다. 이를 위하여 리모델링 시장 현황 및 시장 전망을 분석하였다. 다음으로 거주자들의 소비자 의식을 통하여 친환경적 리모델링의 문제점을 도출하고 이에 따라 친환경적 리모델링의 활성화를 위한 개선방안을 제시한다. 상기와 같은 목적과 방법으로 진행된 본 연구의 결과를 요약하면 다음과 같다. 첫째, 친환경적 리모델링의 의식조사를 위한 대상을 선정한 후 의식조사를 통하여 문제점을 분석하였다. 둘째, 분석된 문제점을 바탕으로 친환경적 리모델링의 활성화를 위한 개선방안을 제시하였다.

  • This study examines changes of internal structure and the ratios of room sizes of flat-type apartment housing and residents' demand of housing alteration. The main results are follows: First, the auxiliary space, such as multi-purpose room, storage & receiving space, becomes an important component of flat-type apartment housing. Second, apartment housings should be supplied to residents focusing on functions of space rather than the number of rooms. Third, the ratios of living room and storage space sizes have been increased as living space increases. Since the current apartment housings do not meet residents' needs, we suggest that residents' age, number of family, and economic status must be considered when apartment space are planned.

  • This study is to reveal the multi-generations' cohabitation and housing conditions are necessary for each generations to take over the homelike interchange as maintaining the excessive self-support. The subjects of this survey were 151 men and women over 60 years and older in Mokpo. The survey revealed that most or the people owned their own homes, and in many cases that the parents bought the home. There are many cases in which parents have been living with their own homes, and in many cases that the parents bought the home. There are many cases in which parents have been living with their children's families, since their children got married, and there many people who think that cohabitation is natural. In the aspect of living, the families normally eat together but there is a separation in economy and entertainment.   • This study aims to develop a detachable 'Infill Components' applicable to open housing. Recently, the need for innovative housing methods is increasing because of the environmental preservation issues and the need for favorable housing stock resulting from the increased housing supply ratio. In order to maintain favorable housing stock, there has to has a to be a shift from typical plans and construction methods for mass production to those with some identity, which may satisfy various needs of dwellers. In this light, the Ramen structure has become popular owing to the growth of remodelling market, and construction companies tend to adopt flexible type multi-family housings to increase sales by appealing to their customers. However, there are few domestic studies on the Infill components for the change of structure. As a result, further studies may have to be based on the case study. The purpose of this research is to provide fundamentals for the development of infill components corresponding to the structural change, especially for the development of partition walls that can be easily moved by dwellers. By reviewing problem of construction, arrangement of the movable partition wall system and door system which has within wring in the first Experimental Open Housing in Korea at KICT(KOHP21), this research provides the fundamentals for developing a movable partition wall acceptable to the dwellers who may want to remodel the interior to meet the needs of themselves.

가격영향요인과 건설제도를 활용한 건설사업 유형분류 체크리스트 제안 - 노후공공임대주택 중심으로 - (Proposed a Checklist for the Classification of Construction Business Model by Utilizing the Price Influence Factors and the Construction Regulation - As Focus on Aged Public Rental Apartment -)

  • 1990년대 한국의 건설 시장은 GDP대비 20%를 상회하며 계속해서 성장해 왔다. 2015년에는 30년 이상의 노후 공동주택이 403만호에 이르렀고, 2019년 현재까지 계속해서 증가하고 있다. 특히 공공임대 주택의 비율은 한국 전체 노후공동주택의 90.6%를 차지한다. 리모델링 및 재건축 등 건설사업의 타당성 검토 전에 활용이 가능한 사업유형 분류기준을 가격영향요인분석과 주택 건설 관련제도의 분석을 통해 체크리스트를 제시하였다. 공공임대주택의 가격영향요인 32개와 주택건설제도 기반 20개 지표를 사례적용 한 결과 대상단지는 재건축사업이 적합한 것으로 판단되었고, 56개 단지에 확대 적용해본결과 22개단지가 리모델링이 적합한 단지로 판단되었다. 본 연구는 국내 임대주택 건설환경과 삶의 질 향상을 위한 노후공동주택 성능향상에 활용가능하고, 특수성을 시사하는 것에 충분한 의미가 있다. 향후 연구에서는 체크리스트의 정량화를 위한 연구가 필요하다.
