Housing Market and Opportunities for Wood Frame Housing in Korea (우리나라의 주택시장구조(住宅市長構造)와 목조주택개발(木造住宅開發))

  • To investigate opportunities for wood frame housing and to activate wood frame house construction, trends of construction activities. preference about housing, and building codes related to wood frame housing were discussed. And two models of wood frame house were developed and construction cost was analyzed to compare with comparative masonry houses. The results obtained were as follows: 1. While 77.8% of people prefer single-family houses, majority of people(74.9%), ironically, possess multi-family houses such as apartments Wood work cost was ratio of 4% of total building cost. while wood material cost accounted merely for 11 % out of total building material cost. 2. Building code was not major barrier to residential house at height under 13m. The building code regulated major structural member and family boder wall of multi-family house to be built with fire retardant material. 3. The proper wood frame house was analyzed of town house or villa type locating in suburban of big city with hot ondol system for the upper middle class. 4 There was no difference in construction cost between western style wood frame house and comparable masonry house, but construction cost for Korean style wood frame house is 27% higher than that of comparable masonry house. It was necessary to reduce materials and cost down by prefabrication technique for both style of wood frame house.

Influence Factors and Management based on Phase of Building Construction for the Improvement of Post Occupancy Indoor Air Quality

  • In recent years, pollution in residential spaces has been a significant area of concern. In particular, the indoor air quality (IAQ) of an apartment building before occupancy, which is related to the interior material, is a serious problem. Unlike previous research, which has mainly focused on pollution control after construction, this study has derived influencing factors and priority of management with a controlling schedule for IAQ. The objectives of this research are 1) control of schedule or improvement of management for IAQ, 2) distribution of responsibility to the parties concerned (factory, material company, construction company, design and engineering, occupancy). The results show the relative priority of the four major items in wall?based apartment buildings and in column?based apartment buildings. An analysis of the parties responsible for improvement based on the IAQ results shows more efforts to improve IAQ are needed in material factories and engineering/design companies.

Performance Evaluation of Water Vapour Adsorption/Desorption Property for a Building Material by Mock up Test (실물시험을 통한 흡방습 건축자재의 성능평가)

  • There are increasing developments and uses of functional building materials are recently developed and introduced to the test method for the materials. Especially, moisture problem has a major role are also being established in indoor air quality problems. The purpose of this study is to evaluate the water vapour adsorption/desorption property of a ceiling material. The variation of the temperature and moisture were measured with the application materials by mock up test based on JIS 1470-1. The result shows that water vapour adsorption/desorption property of ceiling material is appeared in changes of moisture adsorption and desorption in comparison with that of a general ceiling material. Therefore, in case of decreasing and increasing in humidity, these materials can be used as an finishing material to sustain comfort condition.

  • Formaldehyde and total volatile organic compounds (TVOC) from building materials have been known as main causes of IAQ problem in Newly-Constructed Multi-Family Houses. Because Multi-Family Houses are built in large quantities in a similar manner, inappropriate selection of building materials and method will detrimental affect IAQ. This research aims to identify major causes of Indoor Air Pollutants in Multi-Family Houses, by constructing Mock-Up & One-Room House. As a result, self leveling concrete, door, and furniture construction is a major cause of indoor formaldehyde increase, and tile bond is TVOC, and urethane water proof is Etylbenzene, and Xylene.

  • Modular construction is a process in which a building is produced off-site in module boxes using standard materials. Since the introduction of prefabrication in building construction, Modular Coordination (MC) has become an essential design tool in building design and construction. However, in Korea, the design standardization has not been adequately applied to modular construction. This study intends to analyze the current status of modular construction in Korea and explore the applicability of MC design in the construction industry. The analysis of the current status of MC design within Korean four major modular construction companies indicates that an incremental dimension is not properly used in horizontal planning modules, which results in a problem of increasing construction cost by high material loss rate. But, in vertical planning modules, a incremental dimension of 100 mm (1 M) is found to be used although the structural system varies among manufacturers, which demonstrates the potential for an open system to be well applied in modular construction, despite different structural systems.

  • It has been used so many kinds of architectural materials and interior products in current building construction, and use of composite architectural materials is increasing with the development of chemical technology. As the green architecture has become the center of public interest, much effort is conducted in advanced countries on the LCA point of view, such as restriction of architectural materials that emitting pollution substances, developing of Non-Toxic architectural materials, and recycling of used materials, etc. with the cooperation of related organizations, material manufacture companies, and construction companies. Because the kinds of materials to be used in building constructions are so various, there might be some possibility of personal and subjective choice at the time of materials selection resulting the missing the requirements of building components and the choice of harmful materials to human. One way to resolve the material problem is to present the green architectural materials which coincide with the quality performance at service and not harmful to man and nature. At this point of view, this study aims to develop the material classification model by investigating the major labelling system about green architectural materials in both domestic and abroad and to implement an efficient material selection system by making a powerful database of environmental standard and quality basis of building requirements.

  • Construction Materials are the key elements determining the quality of buildings. The major purpose of this study is to provide basic data analysis for leveraging domestic construction material information systems. The study implements a comparative analysis by categorizing the construction material information systems into several detailed areas. The research results specify the limitations of current construction material information systems and derive required research areas for practical applications throughout a construction project life-cycle.

  • 3D printing technology can be applied to various industries, and is trapped by major technologies that change existing manufacturing processes. 3D printing materials must satisfy designability, economy and productivity, and building materials are required to have strength and economy secured technology. 3D printing technology of construction field can be divided into structural materials and internal and external materials, and is mainly done by extruding and adapting. Particularly when it is applied as an exterior materials, it is mainly applied to an unstructured exterior materials and high accuracy is required. The exterior materials can be used as a cement composite materials, it is suitable also for a lamination type, and the role of a cement base bonding material is important. In this research, we developed a cementitious base binder applicable as a 3D printing exterior materials, confirmed density and strength characteristics for application as an exterior materials, a flame retardancy test for improving the fire resistance of buildings and confirmed its possibility.

The Economic Feasibility of Building-Integrated Photovoltaics System Installed on the Roof of Residential Building - Focused on Comparison with Construction Cost of BAPV System Depend on Roof Finishing Materials

  • Purpose: This study was on the economic feasibility of BIPV system, focused on comparison with construction cost of BAPV system depend on roof finishing materials, and to suggest basic data on the construction cost. Method: Construction cost of BAPV system was calculated, by selecting asphalt single, flat type roof tile, color steel plate, titanium zinc plate as roof finishing material of residential building and by sum up each cost for roof finishing construction and cost for 3kWp-volumed PV module installation. Also, the economic feasibility was analysed quantitatively by comparing the cost for BIPV system construction, installing same volumed PV module instead of roof finishing materials. Result: 1. By installing BIPV system instead of the roof finishing material, the cost of construction falls ; about 19% in case of the titanium zinc plate, which is the most expensive, and about 11% in case of the color steel plate. 2. Reducing amount of the construction cost gets larger because of installing BIPV module instead of the roof finishing material, as the construction cost for roof finishing material gets higher ; therefore, it is more economical than BAPV system in terms of whole cost of construction.
