A Study on the Effective Management of Public Rental Housing Maintenance

  • Purpose: This study discusses efficient operation plans in terms of public rental housing maintenance in terms of LH, a major supplier. Research design, data, and methodology: After reviewing problems related to the maintenance and management of public rental housing discussed in several previous studies, problems in technology setting for repair maintenance costs for public rental housing, lack of public assistance for maintenance and management of public rental housing, management of housing funds, and lack of role of local governments in the supply and repair of public rental housing were derived. Based on this, the researcher conducted using literature research methods to present relevant improvement measures based on reasonable arguments. Results: this study presented four operational plans related to (1) realization of repair costs for public rental housing, (2) a public subsidy system for covering the maintenance costs for public rental housing, (3) efficient operation of the Housing City Fund, and (4) establishment of the public rental housing. This study aims to provide a foundation for the qualitative growth of the domestic public rental housing system. Conclusions: With this study, it is expected that social interest in maintenance of public rental housing centered on LH will be amplified to improve the quality of maintenance problems of public rental housing.

Seismic deformation behaviors of the soft clay after freezing-thawing

  • With the development and utilization of urban underground space, the artificial ground freezing technology has been widely used in the construction of underground engineering in soft soil areas. The mechanical properties of soft clay changed greatly after freezing and thawing, which affected the seismic performance of underground structures. In this paper, a series of triaxial tests were carried out to study the dynamic response of the freezing-thawing clay under the seismic load considering different dynamic stress amplitudes and different confining pressures. The reduction factor of dynamic shear stress was determined to correct the amplitude of the seismic load. The deformation development mode, the stress-strain relationship and the energy dissipation behavior of the soft clay under the seismic load were analyzed. An empirical model for predicting accumulative plastic strain was proposed and validated considering the loading times, the confining pressures and the dynamic stress amplitudes. The relevant research results can provide a theoretical reference to the seismic design of underground structures in soft clay areas.

  • Fast Breeder Test Reactor (FBTR) is a 40MW (thermal) / 13.2MW (electrical), Plutonium - Uranium mixed carbide fuelled, sodium cooled, loop type nuclear reactor operating at Indira Gandhi Centre for Atomic Research (IGCAR), Kalpakkam. Its main aim is to generate experience in operation of fast reactors and sodium systems and to serve as an irradiation facility for development of fuels and structural materials fur fast reactors. Nuclear reactors pose difficulties to the NDT techniques used to monitor the conditions of the internal components. Sodium cooled fast breeder reactors have their own typical difficulties in using the NDT techniques. These are due to the need for operation in aggressive environment of nuclear radiation and sodium (molten/vapour), as well as the need to maintain leak tightness of a very high order during all states of reactor operation and shutdown for fuel handling, maintenance and remote inspection. This paper discusses the following NDT techniques, which have been successfully used for the past 15 years in FBTR: (i) Periscope and Projector, (ii) Core Co-ordinate Measuring Device and, (iii) Optical fiberscope. The inspection using these techniques have given confidence for further reactor operation at high power by giving useful data on the conditions of the components inside the reactor vessel.

  • Operation and Maintenance in road infrastructure is repetitive carbon emissions activities to preserve the road in its originally constructed condition. In the view of road planning and construction, operation, and maintenance of life cycle, operation and maintenance stage quantification of carbon emissions is very important because it is easily accessible activities to reduce carbon emissions in road infrastructure that existing and new road. However, carbon emissions estimation in operation and maintenance stage is yet to do, because data collection is so hard and carbon emissions estimation methodology is very complicated. In this study, a basic unit of carbon emission in the operation and maintenance stage of the road infrastructure was developed in order to get the quantitative determination of carbon that occurring. Carbon emissions of the Expressway and Common state road was calculated by using the basic unit of carbon emission and application plan of basic unit of carbon emission are presented.

  • The objectives of this research are to establish the operation scheduling and the preventive maintenance system in order to optimize the operation of mailing center. For the optimal operation scheduling of mailing process, the existing workflow of mailing process and that of required time are investigated prior to simulation modeling. The simulation experiments are conducted to increase the nextday delivery rate. The best alternative whose nextday delivery rate up to 100% is selected based the AHP(Analytic Hierarchy Process) method. The optimal work scheduling of all mailing centers are also presented. In addition, the CMMS(Computerized Maintenance Management System) for preventive maintenance is introduced for efficient operation of highly automated facilities of mailing center.

  • Due to the issues such as omission of data, document based management, maintenance based on measurement data and wire-based network, it is difficult existing maintenance system for railway bridges to act to diverse characteristics of site and environmental changes in real time. With these reasons, there are many constraints in establishing active maintenance strategies for railway bridges. To solve these issues, this study suggests an integrated maintenance business model based on practical utilization and information management based on BIM technology to build a smart maintenance operation system based on ubiquitous computing for railway bridges. To secure its development and practical applications, a quantitative evaluation by questionnaire analysis was performed. Therefore, it is expected that the suggested model will be utilized as a framework model in order to build the smart maintenance operation system from collection of maintenance data to action for railway bridges.

  • The Advanced Spent Fuel Conditioning Process (ACP), which is a pre-disposal treatment process for spent fuel is being developed at the Korea Atomic Energy Research Institute (KAERI). The ACP equipment is operated in an intense radiation field as well as in a high temperature. Thus, the equipment is designed in consideration of the remote handling and maintenance. This paper describes a Bridge Transported Bilateral Force-Reflecting Servo-Manipulator (BTSM) system, which is being developed to overcome the limitation of access that is a drawback of the mechanical Master-Slave Manipulators (MSMs), which are mounted on the ACP hot cell wall for the operation and the maintenance of the ACP equipment. The BTSM system was manufactured and temporally installed at the mockup to test its performance. The manufactured BTSM system will be installed at the ACP hot cell on June 2005 after the accomplishment of the performance test. The BTSM system consists of four components: a transporter with a telescoping tubeset, a slave manipulator, a master manipulator, and a remote control system. This system will highly increase the volume of coverage for the operation and maintenance of the ACP equipment.

  • Safety is soaring up as a core value in accordance with the recent improvement of operating speed & incidents. rolling stock is a kind of system which works together with several components. one component has an effect on the sub-system, which can cause to the train safety operation, therefore reliability management of the major components of rolling stock is a kind of solution to the safety operation of train, but realistically maintenance in korea performed based on period rather than TBO of major components, but Japan does new maintenance system based on the major components, which optimizes maintenance tasks. actually Japan can apply to new maintenance system because they are ready in planning step but in this study, making a reliability data of major components and review the adaptability of new maintenance system to the rolling stock operating in Ansan line.

  • Nuclear power plants(NPPs) are consisted of power production functions and safety functions preventing leakage of radiation. Operators working in NPPs shall maintain these functions during an operation period through various activities such as improvement & modification, corrective maintenance, preventive maintenance and surveillance test. According to the performance of these work activities, there are configuration changes in NPPs systems. Its changes cause the increase of safety risks(CDF) and plant trip risks. Recently, the importance of risk management is increasing gradually in the operation process of NPPs. Therefore, this paper presents the work management methods using the various risk monitoring systems during power operation and overhaul period. Also this paper suggests the optimum application ways of risk systems for work management.
