도시재생에 따른 주거재정착 결정요인 분석 (Analysis of Determinants on Residential Resettlement in Accordance with Urban Regeneration)

  • 본 연구는 부산시 19개 주택재개발사업구역의 7,396명의 표본을 대상으로 도시재생에 의한 지역주민의 주거재정착 여부와 그 비용에 대한 결정요인을 소유자 특성과 토지 및 건축물 특성, 단지특성, 입지특성 등의 변수를 통해 실증분석하였다. 도시재생에 의한 주거재정착과 주거재정착 비용에 대한 결정요인 분석결과를 정리하면 다음과 같다. 첫째, 도시재생에 의한 주거재정착을 결정짓는 요인으로는 소유자의 연령, 거주지, 부동산의 보유기간, 투자여부, 소유권외 권리 등의 설정 등의 소유자 특성과 해당 토지의 지목, 건축물의 용도, 토지와 건축물의 면적과 허가유무, 보상액 등의 토지 및 건축물 특성, 시공사의 브랜드, 조합원 할인액, 단지규모, 중대형 주택의 비율, 녹지율, 건폐율, 용적률 등의 단지특성과 대생활권을 나타내는 입지특성으로 구성된다. 반면, 단지특성에서는 시공사의 브랜드 가치, 중대형 주택의 비율, 용적률 등 주택의 가치를 향상시킬 수 있는 조건들이 주민들의 재정착을 유도하는데 중요한 역할을 하고 있음을 알 수 있었다.

오피스 가격경사계수를 이용한 서울시 도시공간구조 변화 분석 (Dynamic Changes of Urban Spatial Structure in Seoul: Focusing on a Relative Office Price Gradient)

  • 오늘날 오피스 임차수요 급증에 따른 임대료 가격의 분포와 서울시 도시공간구조 변화 행태와 연관성을 띄는지에 대해 연구 필요성이 제기되고 있다. 따라서 본 연구의 목적은 오피스 가격경사계수를 토대로 영향력을 추정하고, 도시공간구조의 동태적 변화를 계량적으로 설명할 수 있는 시계열 모형을 제시하는 것이다. 이를 규명하기 위해 금융위기 이후 2010년부터 2019년말 까지 서울시를 대상으로 지난 10년간 분기별 오피스 임대료 시세를 이용하고, 실증분석 방법론으로 수정반복매매모형을 채택하였다. 본 연구의 주된 결과를 간단히 요약·정리하면 다음과 같다. 첫째, 권역별 오피스 가격경사계수 추정결과, 공통적으로 도심권은 영향력 변동이 거의 없이 일정 수준을 유지한 반면, 강남과 여의도권의 영향력은 지속적으로 증가하였다. 이 사실은 전통적인 도심이 쇠퇴 또는 정체기 진입을, 강남과 여의도권은 꾸준한 성장세속에 부상하며 기능 분화가 이루어져, 종전 1도심 위주의 단핵에서 3대 핵심 고용 중심지의 다핵구조로 빠르게 전환되었음을 시사한다. 요컨대 이러한 현상은 궁극적으로 기업들이 공간적으로 분산 집중화가 점차 가속화됨을 의미하며, 임차인 간 네트워크 요소를 중시 여기는 경향과도 밀접한 것으로 추측된다. 둘째, 규모별로 소형과 중형은 영향력 증감이 미미한 편이나, 대형은 영향력 증가가 뚜렷하게 관찰되어 대조적인 양상이 전개되었다. 특히 중소형은 도심권과 강남, 여의도권의 가격경사계수 영향력이 반비례가 성립되어 서로 경쟁관계인 것으로 드러났다. 즉 경제적 속성인 오피스 임대료 지표로 살펴본 도시공간구조는 권역 외 규모별로도 각기 다른 특색을 지닌 이질적인 하위시장이 여실히 존재함을 알 수 있다. 아마도 규모별 도시공간구조 변화 차이는 권역 간 투자매력도나 산업 경쟁구도, 임차인의 신용도 및 선호 특성에 상당 부분 기인한 것으로 해석된다. 결론적으로 「2030 서울도시기본계획」 상의 개편된 3대 핵심권역의 서울시 중심지 체계 및 위상과 정확히 일치할 뿐더러, 다수 선행연구들이 경험적으로 주장한 가설을 뒷받침한다고 말할 수 있다. 이로써 주택 외 오피스로 조사대상을 넓히고 임대시세로 다양한 인자의 모의적용을 시도한 수정반복매매모형은 도시공간구조의 시계열적인 변화를 파악하는데 효율적이고, 대안적 접근이 될 수 있는 가능성을 충분히 확인하였다. 나아가 본 연구결과는 시장참여자들이 급변하는 대내외 환경속에서 미래 서울시 도시공간구조를 탐색·예측하고 고용 중심지를 식별함으로써, 향후 바람직한 도시성장전략을 유도하는 계획구상 및 정책수립에 도움이 될 것이다.

International Tourists 'Attitude to Theme Park Development of Busan

  • A theme park is a tourism destination attracting a lot of tourists. Many local authorities establish theme parks within their own territory. Busan Metropolitan City tries to host an attractive theme park, and to make the city known as the tourism destination for 21st century. The purpose of this paper is to suggest a policy and management strategy of theme park based on questionnaire analysis for international tourists visiting Busan. First, it is needed to supply low land price to reduce construction cost and to attract investors from the public and private sectors. Second, the theme park has to have attractive themes and new events for repeaters. Third, infra structures related to the theme parks should be provided for the easy accessibility. Finally more emphasis should be placed on public relation and service education for employees.

농업계 대학생의 환경농업인식에 관한 연구 (A Study on the Agricultural Student's Perception of Sustainable Agriculture)

  • The objectives of this study were to categorize agriculture, to analyze perception of sustainable agriculture and to suggest the directions for improving farming practices in Korea. This study was conducted by review of literature and mail survey. The data was collected from 225 purposively sampled agricultural students by questionnaire. Major findings of the study were as follows; 1) According to the respondents, sustainable agriculture may bring positive effects on the betterment of land conservation, water management and animal protection. 2) The respondents expected that the sustainable agricultural practices may diminish the use of agricultural chemicals and increase safe agricultural products. 3) Sustainable agriculture needs more labor power, however, the number of small and middle-size farms in Korea would not be increased. 4) Even though the price of sustainable agriculture products increases, the respondents expected that rural economic condition would not be much improved because of sustainable agriculture. 5) Agricultural students responded that number of farmers in sustainable agriculture would be increased in the future.

  • Recently, As the high rise buildings have been demanded due to the rising current of land price, the permanent drainage method have been applied during and after the construction as a way to reduce the buoyancy acting on the bottoms of the foundations in the basement. This method has brought about the consolidation subsidence of the ground and turned out to be the problems of sinking hole and foundation re-settlement. The representative methods to be used for extending the life cycle of the existing building structure which is tilted by the foundation re-settlement or differential settlement of the foundation can be divided into the building structures reinforcement and soil reinforcement. The purpose of this study is to analyze and present the application example of steel pipe pile method to extend the life cycle of the six -stories building tilted in a soft ground.

  • The elderly population ratio of domestic is the actual condition where the countermeasure which is various for there is a possibility of saying that is already experiencing the aging society, is considered. The expansion of the elderly welfare facility of the area where is located among the rest in the situation as a matter of metropolitan area of domestic ephemerality and the price of land which the earth has, duplication operation etc. is having a problem point and the ephemerality which are various. About of composition different facility and leads with alternative and expansion and function of function and facility leads and the synergy effect which is various shows. So this study is consequently does the school facility which is located in life circle of the city center in middle of composition of the elderly welfare facility and other facility and in the object and under proposing boil the complex at the time of spatial composition blueprint with the elderly welfare facility and the school.

A Study on Facility Information System using GIS and Semantic Web in Underground Space

  • The utilization of underground space has recently increased with the complication of road, the rise of the land price, and the development of green technology. Underground space ranges from classical excavations to subway, underground cities, and shopping malls where there are crowds of people. At this time, government has spent a lot of money in installing various types of safety facilities for preparations of increasing potential disasters. Therefore, an effective facility management system is required. In this paper, we propose an information retrieval process to effectively extract the facilities' information based on the ontology and spatial analysis in underground space. The ontology-based searching supports hierarchical and associated results as well as knowledge sharing with hierarchy concepts. The spatial analysis based searching has "Buffer" and "Near" functions to operate on a map without understanding any property of the facility information.

  • Due to social problems such as the increasing of land price and the expanding of city, buildings require more complex and bigger components and structure. However, the complex and massive building projects need new technology to solve effect of local buckling and the needs for more space. Hence, Concrete Filled Tube Steel (CFT), the tube steel to hold concrete during pouring and curing of concrete procedure, which helps to reduce local buckling and space, was developed. Most researches on CFT might not be focused on the characteristic of concrete 'filled in tube but structural analysis. However, it is the essential factor to increase the strength of concrete on CFT for having efficient results. Therefore, this paper will describe how to apply CFT into the construction site through examining High Strength Concrete $(800kg/cm^2)$, the strength of core, and bleeding during pouring strategy.

  • Agricultural and municipal wastes arc serious nuisance. in Korea. Disposal of these wastes by land application, incineration or burial have created serious environmental problems such as air pollution and ground water contamination. Uncomposted waste materials are also potential sources of plant and soil pathogens. As available sites for waste burial become more difficult to find and air quality standards for incineration become stricter, composting as a method for treating solid wastes will become more attractive. This article discussed the recent topics on composting to further develop a rational strategy. The future of composting is developed based on the interacting factors of the price of energy and fertilizer, public policy, economic considerations, and biotechnology.

인천-영종 간 해상수송시스템 구축을 위한 경제적 타당성 분석 (A Feasibility Study on the Economic Aspect of Sea Transportation System between Inchon and Youngjong Island)

  • The purpose of this study is to analyze the economic aspect of sea transportation system between Inchon and Youngjong island in which Inchon international airport is being constructed. Total demand of sea transportation arising from in the airport and Yongyu Muwi leisure complex was estimated. To select optimum transportation route, environmental conditions in and around Inchon harbour and Youngjong island including the change of water depth by tide current, fog, rain, wind adn typhoon, ets., were investigated. The preliminary consideration on ships (size, velocity, transport capacity, price), routes, operational modes, terminals and berthing facilities were carried out. The transportation cost per passenger by sea transportation system was estimated to compare with that of land transportation system. It was found that sea transportation system proposed is competitive to the transportation system.
