Land price can be affected by convenience or psychological repulsion like PIMFY (Please In My Front Yard) or NIMBY (Not In My Back Yard) for various facilities. The purpose of this study is to evaluate whether non-preferred facilities are related to NIMBY impact that negatively affect land prices using the spatial econometrics models which are spatial autoregressive models (SAR), spatial errors models (SEM), and general spatial model (SAC). The land price in urban area increases by 0.07-0.2% when the distance from aversion facilities increases by 1%. However, the land price in rural areas decreases when the distance from aversion or pollution facilities increase. Therefore, these facilities in rural areas located in the areas with higher land price because funeral homes located in center of rural administrative areas and charnel house or crematorium located in the fringe of urban areas. That is, this study explain the difference between land price and non-preferred facilities in urban and rural areas and why there are more N IMBY symptoms in urban areas.
Land prices reflect not only the uses of land, but the potential uses as well(Plantinga, 2002) so land values can be applied to very effective indices for deciding regional status and growing potential. The purpose of this study is to deduce determinant factors of regional land prices. Principal determinants of regional land prices are analyzed with a hedonic technique and spatial econometric models based on 2001 statistic data of Korea except large cities. The results provide the followings. 1. The spatial effect of rural regions are very little with adjacent regions. 2. The common index of land price is population density and other determinant factors are different depending on land uses.
Since officially assessed land price system was introduced, it has functioned as the criterion for establishing and implementing real estate policies. However, there is a controversial issue about the adequacy of the officially assessed land price system. The problem is that it is difficult to establish a statistical model due to too many land characteristics. Also, local economy, macroeconomic environments and development plans are not reflected in the land price evaluation model. Considering longitudinal and cross-sectional variables, a two-way error component panel model was used in this study. This analysis model includes variables reflecting land characteristics, macroeconomic volatility, and development project. The Paju LCD Industrial Complex was selected as a analysis area and an empirical analysis was performed. According to the analysis, the number of significant land characteristic variables were 14(31%) under 5% significance level. Macroeconomic volatility has had an influence on the land price and year variable reflecting development project has consistently been significant since the industrial complex was designated. Therefore, this study suggests that the land price evaluation model should be improved by simplifying land characteristic variables and including macroeconomic and regional economic variables.

The need for estimating the real transaction price of land is increasing in order to build foundation for transparent land transaction and fair taxation. This study looked into the applicability of cokriging combining real transaction price of land, altitude and gradient for effective price estimation on the points where the real transaction does not take place in the course of using the real transaction price of land. The real transaction price of land have been estimated using the real transaction materials of Yeongcheon, Gyeongsangbuk-do from January 2012 to June 2014, and the results have been compared with the estimation results of ordinary kriging. As a result of analyzing the mean error and root mean square error (RMSE) of the estimated price and 2,575 verification points, it was found that compared to ordinary kriging, cokriging results were more effective in terms of the real transaction price estimation and actualization. The reason that cokriging is more effective in the real transaction price estimation is because it takes account of altitude and gradient which are the forces influencing the land value.
This paper describes the importance of selecting explanatory variables(e.g. land price determinants) in hedonic pricing models employed in predicting real estate price, and explores dynamics of the land price determinants over time. The City of Junju was chosen as the study area, and repeated measured price data of standard lots over 17 years were analyzed. We applied a three-level modeling approach to this data in consideration of its nested data structure and longitudinal characteristics. Main land price determinants we focused on are primarily based on items included in the standard comparison table of land price, which is an official hedonic pricing model used by Government to estimate land price for tax levy. Our result shows that the land price fluctuation over 17 years was not uniform over the whole study area with each neighborhood revealing different price trend, and as such warrants longitudinal model components. In addition, some of determinants previously recognized as important were proved insignificant. It was also found that significant determinants at a particular time point lost its power gradually over time and vice versa. It is expected that more accurate prediction of price would be possible when taken account for this dynamics of price determinants over time in applying hedonic pricing model method.

Land price is a kind of text to read urban spatial structure. The purpose of this paper is to inquire into the characteristics of Daegu's urban structure and its change in time through exploring spatio-temporal variations of land price with a detailed spatial and temporal resolution. To achieve this, land value surfaces were represented using the officially assessed land price every other year from 1995 to 2011. Through mapping and exploring spatio-temporal patterns and fluctuation rates of land price for this period, changes in urban structure, the effects of local decision makings such as Greenbelt adjustment, housing site development, and gentrification, and the effects of business fluctuations or policies at global or national scales could be caught. In addition, the trends for suburbanization and multi-centric urban form could be examined from the results of a negative exponential model explaining the effect of distance from an urban center on spatial variation of land price. These results demonstrate that urban analysis using land price mirroring spatial decision making at various scales could deepen understanding for internal structure and change of a city and provide useful information for establishing regional and urban development policies and evaluating their effects.
Based on the spatial and land price data of innovation cities and their periphery areas in Korea, this study examines the degree and timing of changes in land price in relation to projects concerning innovation city. The study result confirms that the current system is inconsistent with the principle of restitution of development gain and therefore, this study attempts to seek improvement measures so that the current system can better fit the principle. The analysis reveals that most innovation cities, excluding Sinseo-dong of Daegu and Ujeong-dong of Ulsan, recorded a statistically significant increase in land prices since 2005, compared to those of their neighboring areas. It can be said that the information related to projects concerning innovation city was reflected in the land price since 2005. However, the standard land price pursuant to Article 70 of the Land Compensation Act is the officially assessed land price released on 1st of January 2007, and this official land price was actually applied to the compensation process. Therefore, estimating the compensation amount for land expropriation based on this land price will contradict the principle of restitution of development gain. In other words, despite the fact that development-related information was already reflected in land prices of innovation cities from 2005 to the end of 2006, the compensation process were carried out without institutional arrangements or efforts to exclude such reflection. To solve this problem, this study makes two suggestions. First, it is necessary to cast aside the limitations of the official land price that can be retroactively applied in accordance with Paragraph 5 of Article 70 of the Land Compensation Act, and instead apply the land price which is the most latest but deemed to have no reflection of development gains. Based on this revised standard land price, if the compensation amount is corrected by the average inflation rate and the average rate of increase in land price during the period until the time of the recognized land price, the amount would better satisfy the principle of restitution of development gain. Second, it is necessary to clearly stipulate the standards of development gains being reflected on the land price by including it in the secondary legislation. Under the current system, it is highly likely that appraiser's arbitrary interpretation on development gains is included in the process of calculating the amount of compensation for land expropriation. In this regard, it is necessary to improve the standards on determining whether development gains are reflected based on the results of this academic research and the existing guidelines for appraisal of compensation for land expropriation published by the Korea Association of Property Appraisers.

Services related to public establishment, welfare, medical attention, and amenities in rural areas are comparatively poorer than those in urban areas. The purpose of this study is to estimate the implications of the accessibility to community facilities in rural areas for land prices using a hedonic price model. The accessibility to facilities is estimated by real road distances and the land prices are applied for four types of land usages: field, rice paddy, building lots, and village halls. Community facilities are classified from public and community services view: education, safety, culture, transport, environment, health care, and finance. The results show that the accessibility to health care and transport can positively affect land prices and the accessibility to environment (waste facilities and junkyard) and unpleasant services (funeral hall and charnel house) can negatively affect land prices. Especially, the accessibility to hospital is the most positive influential factor for all types of land usages.

Most textbooks of urban geography explain that land value drops down with distance from the Peak Land Value Intersection of urban center. However, There is little rigorous empirical work supporting this belief. Using the publicly notified individual land price data of 2013, this paper examines the structure of land value in urban center with a focus on spatial distribution of land value by land use. As an analytic result, the structure of land price varies between land uses, significantly being different from the classical model of land value in urban space. In residential lands and mixed-use lands for residence and commerce, land price gradient as a function of distance from PLVI is positive and a crater phenomenon even is identified in spatial distribution of land value. The classical model coincides only with land for commerce and office. Nonetheless, predict of land uses by land value function fairly corresponds to Alonso's model.

To manage the urban land systematically, it is necessary to analyze the land price annually and correct the problems found by the annual land price analysis. The characteristics of the distribution of the land price and the grip of the central place using GIS can be used as the useful fundamental data for the urban planning and its management mechanism. In this study, the central place measurement, the distribution map and the isarithmic map is analyzed based on the individual notification land price and also its relationship with the central place is analyzed in case study area, Daejeon city.
