Empirical study of the scale economies of office buildings in Seoul (서울시 오피스빌딩 규모의 경제에 관한 실증분석)

  • The concerns for higher returns among investors in Korea are increasing as local interest rates lag behind the global market. The aim of this study was to provide a basis for estimating the precise return on investment to private investors and stakeholders of office buildings by identifying the optimal scale estimation of office building space, derived from managerial expenses. The literature on the economies theories of scales were reviewed, and the average administrative costs on an appropriate scale were assessed by cross-analysis and regression analysis using the U-shaped quadratic and cubic function. The findings suggest that the average office building managerial costs are approximately 6-11% according to the region, 10-13% according to the grade, and 8-9% according to size. Corporate-owned buildings represent the highest in terms of the average managerial costs, and there is an approximately 11.5% difference when it comes to outsourcing. In addition, the elapsed year showed that approximately 5.3 years to meet the lowest U-shaped curve of the average managerial cost. The 'Total floor area' variable shows a ${\bigcap}$-shape as it continue to increase to 72,000-Pyung then decrease gradually. This study presents the fundamental proposition of efficient and practical management of cost, lease and operation for real estate management firms by utilizing LCC.

  • 본 연구는 항공 종사자를 대상으로 조직갈등에 대한 구성원의 이직의도를 파악하였다. 설문 대상은 아시아나항공, 대한항공, LCC로 부산 김해국내/국제공항과 서울 김포공항, 인천 국제공항 내에서 주로 예약발권, 탑승수속, 출도착, 카운터 등의 업무를 담당하는 지상직원이고, 2018년 8월20일~2016년 10월 16일 동안 400부의 설문이 진행되었고 그 중 회수되지 않거나 응답이 불성실한 설문지를 제외하고 총 227부를 최종분석에 이용하였다. 수집된 자료는 SPSS 22을 이용하여 신뢰도 분석과 상관관계를 이용하였고, AMOS 18을이용하여 확인적 요인분석, 측정모델 분석 및 제안모델 분석 등을 검정하였고, 추가로 대안모델 개발을 하였다. 분석을 위해 SPSS 18과 AMOS 18을 이용하였고, 신뢰도 분석을 위해Crombach's Alpha와 변수 간의 인과관계 파악을 위해 측정변수모델(SEM)을 이용하였으며, 추가분석으로 갈등(역할갈등, 상사부하간갈등)과 이직의도간의 관계에서 셀프리더십의매개효과를 검정하였다. 본 연구에서 설정된 가설은 총 4개로 연구결과를 기초로 결론과 시사점, 그리고 본 연구의 한계점과 향후 연구의 방향을 제시하고자한다.

Cost-effective Reliability of RC structure in Korea under earthquake (철근콘크리트구조의 경제적인 내진 신뢰성)

  • 지진이 발생하는 환경에서 철근콘크리트구조의 신뢰성을 수명주기비용에 근거하여 체계적으로 평가하는 방법을 제시하였다. 구조물의 기능성과 경제적인 효용성을 나타내기 위하여 각각 손상확률과 평균수명 주기비용의 개념을 사용하였다. 생애주기 동안 발생할 수 있는 지진에 의하여 구조물이 입게 될 손상을 보상하기 위하여 소요되는 평균손상비용을 평균수명주기비용의 주요 항목으로 고려하여 분석하였다. 구조물의 다양한 손상상태에서 손상비용을 나타내기 위해 요구되는 비용함수는 Park-Ang 손상지수의 중앙값을 독립변수로 하는 함수로 가정하였다. 지진에 의한 구조물의 손상해석은 UCI에서 개발된 SMART-DRAIN의 시뮬레이션기법을 사용하여 그 불확실성을 고려하였다. 제시된 방법을 현행 규준에 의하여 설계된 7층 사무실 건물에 적용하여 그 가능성을 살펴보았다.

LCCA-embedded Monte Carlo Approach for Modeling Pay Adjustment at the State DOTs (도로공사에서 생애주기비용을 사용한 지급조정모델 개발에 관한 연구)

  • The development of a Pay Adjustment (PA) procedure for implementing Performance-related Specifications (PRS) is known to be a difficult task faced by most State Highway Agencies (SHAs) due to the difficulty in such areas as selecting pay factor items, modeling the relationship between stochastic variability of pay factor items and pavement performance, and determining an overall lot pay adjustment. This led to the need for an effective way of developing a scientific pay adjustment procedure by incorporating Life Cycle Cost Analysis (LCCA) embedded Monte Carlo approach. In this work, we propose a prototype system to determine a PA specifically using the data in the pavement management information systems at Wisconsin Department of Transportation (WisDOT) as an exemplary to other SHAs. It is believed that the PRS methodology demonstrated in this study can be used in real projects by incorporating the more accurate and reliable performance prediction models and LCC model.

Corrosion Evaluation for Advanced Fuel Cycle Facilities (선진 핵연료주기 시설(AFC)의 부식건전성 조사, 분석)

  • The amount of spent fuel from nuclear power plants has been increasing. An effective management plan of the spent fuel becomes a critical issue, because the storage capacity of each plant will reach its storage limit in a few years. The volume of high toxic spent fuel can be reduced through a fuel processing. Advanced Fuel Cycle (AFC) system is considered to be one of the options to reduce the toxicity and volume of the spent fuel. It is necessary to set up a test facility to demonstrate the feasibility of the process at the engineering scale. The objective of the work is a development of the safety evaluation technology for the AFC system. The evaluation technology of the AFC structural integrity and processes were surveyed and reviewed. Key evaluation parameters for the main processes such as electrolytic reduction, electrorefining, and electrowinning were obtained. The survey results may be used for the establishment of the AFC regulatory licensing procedure. The establishment of the licensing criteria minimizes the trials and errors of the AFC facility design. Issues taken from the survey on the regulatory procedure and design safety features for the AFC facility provide a chance to resolve potential issues in advance.
