A Study on Classification of the Management Works in the Apartment House (공동주택 관리업무 유형화에 관한 연구)

  • This study is for classification of the management works in the Apartment House. The approach of this study depends on the consultation of concerned references and direct interview by structured questionnaire. The management works are classified and compared, analysized with foreign cases. 1) It is 13 hour a day to carring out the management works in the Board. 2) Compared the management works in the Apartment House with England and the united states, the leaders, they are the first I performing all of management. The secondaries are the Japan and Korea. Specially Japan is collecting data in the maintenance. In case of Korea, they are performing all of management but little. We expect a more thoroughgoing preinvestigation, control of planning and management of community life for the inhabitants in time to come. 3) the management works of the Apartment House are classified three types. \circled1management of administration \circled2 management of maintenance \circled3 management of community life control.

Family Life Issues of Middle Aged Apartment-Residents in Seoul : Focused on Residential Environment (서울시 아파트 거주 중년기 가정이 생활 실태와 문제 (I) : 주생활을 중심으로)

  • The purpose of this research was to analyze the residential environment of the middle aged apartment-residents in seoul as a part of collaborative study on family life issues of them. the sampling area was divided tin to kangnam and Kangbuk according to the residential location and upper middle group and lower middle group according to the size of the apartment unit. The data were collected from 307 fulltime housewives with at least one child in a junior or senior high school. Housing circumstance was generally adequate to the middle aged apartment-residents in seoul. the findings supported the family housing adjustment theory well. however, the results showed that the housing policies should reflect to the various housing demands on the structure type, size, and tenure of dwelling, unaffordability of low income renters, and stabilizing the housing price as well as expanding the housing mortgages for the middle aged to prepare for one's own aging.

A Study for Common Facilities and Services of Apartments for the preschool children (취학 전 자녀에 바람직한 아파트 단지 공동시설과 서비스 연구)

  • This study examined to find out for Common facilities and services of apartments for the preschool children to grope for the way of more suitable environments about increasing the apartment house in Korea. According to the purpose of this study, the subject survey was confine to housewives, who have preschoolers, in the apartment of metropolitan Seoul and its newly developed satellite cities. The major findings were as followers: 1)As a result of analysis by each item for common facilities and service according to social and demographically characteristics of the subjects, the difference in demand between groups was recognized in employment of housewives, monthly average house income, and age of housewives. 2)For the preschool children housewives desired the community child care be placed at the first story of apartment and kindergarten is placed at a separate space, and playhouse is located at the first story or separate space. 3)For the preschool children housewives desired the apartment located at sub-city then the city or rural area etc.

Analysis of Residents' Satisfaction for the Pedestrian Space of Multi-family Housing (공동주택단지 보행공간의 주민만족도 분석)

  • This research analyzes the residents' satisfaction for the pedestrian space of multi-family housing based on quality index. For this purpose, nine apartment complexes which were built after 2000, are selected and examined by user characteristics of composition factors of pedestrian space. This research also compares residents' satisfaction by evaluation factors of walking environment. The resident survey reveals that the composit type of apartment gives the highest satisfaction to residents followed by a courtyard type, and a straight type the last. In particular, residents show high satisfaction to pedestrian-only space in the case of the composit type of apartment building. The most important factor of walking environment on residential satisfaction is the separation of car and pedestrian path of main entrance. Above all, suitability of construction laws and regulations should be reviewed for safer and more amenable walking environment.

An Analysis of the Apartment House Plans in Seoul by Means of a New Graph-theoretic Method (그래프 기법에 의한 서울시 아파트 평면분석에 관한 연구)

  • The investigation of the apartment housing as a dwelling type has become the most important and popular research subject to understand the housing culture in Korea. In their methods of typological analysis, it is found that most studies represent each unit plan as a simplified architectural drawing. This type of typology, however, has difficulties in processing a large scale of data set because each representation of a plan contain too many informations. To deal with this problem, this study suggests a new graph-theoretical method by which apartment plans can be represented in a more simple and effective way. This new method is also tested against the sample plans from Gangnam-gu area in Seoul to reveal the design logic hidden in plan configuration. Through a series of analyses, it is verified that there exist a design strategy that guides the particular pattern of zoning and allocation of each room in the plan.

  • A fitness facility in an apartment complex is not a simple sports facility. It has important roles in improving the residents' physical and mental health, and in forming a sense of community. This study analyzed the number of users in the fitness facility of the apartment complex, which is a significant criterion in determining the dimension. A comparative analysis between the past and the present function and dimension was performed in finding out the optimal solutions. In conclusion, the number of users in the fitness facility is influenced not by the number of households in the complex but by the facility's size and creating a desired environment. The users' favorite sports equipments were figured out to meet those needs. Moreover, comparing the facilities' size, user satisfaction, area per person, an optimal dimension for the facility, and rates of equipments were found out.

  • Even though housing industry has greatly developed through last 4 decades, its main progress only appeared in quantity not quality. To promote housing industry in more sound way and to enhance peoples' life quality through the better housing environment housing plan should be based on living items such as furniture, appliances and etc. Not enough research has been done to find out living items for better furniture & house plan development. This study attempted to find out furniture pattern which people own in their bedrooms and livingrooms. An indept questionnaire survey of 600 households were carried during the year 2000. A variety of furniture pattern were found which indicated not uniform living items within a very similar uniform multifamily apartment complex, indicating of their living. The result of this study will be helpful to develop new concept furniture and also to suggest new space dimension for Apartment plan.

  • Recently, the regulation about HEE(horizontally installed emergency exit) established at upper 4story in apartment houses was introduced by revising enforcement degree of Building Act. HEE is a facility for egress to lower story through floor breach and ladder system so that it gives a useful evaquation way directly to an individual household in apartment when they failed to evacuate through the entrance door. HEE may offer an opportunity to optain two way egress path ways instead of evacuation space at balcony and through path way to adjacent household in building and that might be an big strengh. but it needs to guarantee for against the crime, getting detailed reviews for being security and supplementation of fire test methods.

  • There are certain types of construction that produces many defects during the construction of apartment buildings. It may be due to construction errors in the type itself, but more often, it is due to defects derived from other types of construction. Thus, to reduce such secondary defects and prevent fundamental defects in particular types of construction, academic research on the types of construction causing secondary defects should be actively conducted. In addition, as claimed in this study, the industries should work harder to improve the quality of the type of construction that causes secondary defects, rather than just trying to improve the ostensible problems. If the efforts of each sector are backed up, the disputes over defect repair in apartment building construction will reduce in general, which in turn will lead to a reduction in national loss within the construction industry.

  • This paper presents a Stochastic Long-Term Maintenance Costs Estimating Method for the Apartment Housing (SLCE). A simulation approach is used for generating the stochastic long-term maintenance cost, and it is based on the defined variability in repair cycle of the individual maintenance elemental within the process. SLCE provides the probability distribution of the budget required to maintain the apartment housing. A case study is presented to demonstrate and to validate the system.
