A Study on the Apartment Management Expenses in the District of Pusan (아파트 관리비 실태조사 - 부산 지역을 중심으로)

  • The aim of this study was to analyze the apartment management expenses in the district of Pusan. The results of this study were as follows. 1. Haeundae Gu DB apartment showed the highest APT management expenses. 2. Kumjung Gu KSJK APT showed the Lowest management expenses. 3. The number of household and the period of construction didn’t have significant influences on the management expenses. 4. The method of heating system and the method of management had significant influences over the management expenses.

  • Lately Construction industry tends to prefer remodeling of existing building rather then new construction or reconstruction of buildings due to strengthening of several restriction related to real estates along with prolonged depression. Specially in case of Apartment houses, since vagueness on ownership and management authority on common part exists. So in this study we are to present the procedure of analyzing apartment house remodeling method through user request by approaching to several considerable factors in user request side.

A Basic Study for the Cognitive Measurement Scale of Residential Life Management among the Apartment Residents (공동주택 생활관리인지 척도 개발을 위한 기초 연구)

  • The purpose of this study is to identify the cognitive measurement scale of residential life management of apartment residents. The questionaires were distributed to 550 housewives and 392 questionaires were analyzed in this study. For the construct validity of this residential life management, the methods of factor analysis was used. As the results, 5 factors of residential life management of apartment residents were extracted. They are 1) Residential life covenience service, 2) Residential life support service, 3) Resident's activity support and announcement of managerial works. 4) Safety and order sustaining, 5) Precaution to accident.

  • The design characteristics of interior environment have reflected the changes in our society. Social issues and the products of ultra-technological advancement will be reflected in housing as well. The purpose of this research is to analyze factors and describes trends which might influence interior environment in future apartment housing, and thereby, to develop an alternative future model for 'ㅆ' apparentement located in Sangdo-Dong based on the type of the size criteria.

  • In this study, the high performance silicone was developed to assure the inter-layer joint in apartment house. The tensile strength, the elongation, the bond strength and the fatigue tests were conducted. As a result, it was confirmed that the performance of high -performance silicone was superior to the existing elastic paint. Therefore, it is expected that it will help to secure the quality of inter-layer joints in apartment houses.

  • In this study, the performance evaluation of waterproof sealant materials applied to the outer wall of PC apartment houses was conducted. The sealant for PC members must have resistance to movement, and since it is exposed to outside air, weather resistance and water resistance are required.

Current Status and Features of Leisure Facilities in American Multi-family Housing Properties (미국의 공동주택 단지 내 여가시설의 계획 현황 및 특성 분석)

  • To design common facilities that support residents' leisure activities is one of the comtemporary issues in Korea. People became interested in the leisure facilities in near-home environments. This trend encouraged this research study. The objectives of this study are: to analyze the current status and characteristics of leisure facilities in apartment communities, to examine the correlations among leisure facilities, and to suggest design considerations for Korean multi-family housing communities. Subject communities are located in the five metropolitan areas in the United States. The 460 apartment communities were randomly selected after a thorough review of a website for apartment finders. Among them, the 126 communities were selected for the analysis. Primary findings are as follows: (1) A total of 30 facilities were identified as the creational facilities in apartment properties. (2) Some leisure facilities were correlated with the other facilities, based on the Pearson's correlation analysis.(3) In addition to the facilities, some apartment communities provide leisure programs for their residents. These results suggest that architectural interventions and maintenance services as well should be considered in order to lead diverse leisure activities for residents.

  • This research aims to investigate the standards and the performances of domestic and foreign windows for and apartment house and to present fundamental data for selecting the optimum window at the step of designing an apartment house. To compare the performances of domestic and foreign windows it is selected 5 major window companies in and 3 major window companies in Japan, and investigated window structure, material, type of opening and closing, window glass and the performances of windows for an apartment house-closing and opening force, repeated closing and opening, thermal resistance, sound transmission loss, air tightness, water tightness, wind resistance. The result of a comparative analysis show that the average thermal resistance of Korean window is higher than Japan's but the average sound transmission loss and water tightness of Korean window is lower than Japan's and the rest of the performances is similar.

  • The IIS(Internal Insulation System) is applied in most Korean apartment buildings which are the most common type of residential buildings. Consequently, there are many cases in which the layer of insulation is disconnected by the structural components at the wall-slab and wall-wall joints in the envelope. These joints become thermal bridges where the risk of heat loss increases. It is expected that the EIFS(External Insulation and Finish System) is the solution to this problem. In this study, annual heating and cooling loads of apartment buildings with IIS and EIFS were compared using Design Builder program in order to evaluate the thermal storage effect of EIFS where the concrete thermal mass is located inside of the insulation material. As results, the apartment building with EIFS could reduce annual heating and cooling loads by 2.4% and 4.1%, respectively.
