직.간접투자행동에 의해 분류된 투자자유형별 사회경제적 특성과 투자성향 (Socio-economic Characteristics and Investment Attitude of Direct and Indirect Investors of Financial Assets)

  • Financial consumers can invest their financial assets directly or indirectly. This investment type have effect on their financial well-being and may be influenced by their financial characteristics and investment attitude. The purposes of the study were to classify the consumers by direct and indirect investment behavior of their financial assets and to investigate their socio-economic characteristics and investment attitudes to give implications for financial counseling and education. The data came from the 2009 Fund Investors Survey which was conducted by Korea Investors Protection Foundation. Total 2,530 consumers were analyzed using frequency, CROSSTAB, ANOVA and Duncan's multiple range test. In general, consumer tended to be rational in choosing the investment type. Noninvestors consisted of 38.5% of the sample. The economic level was the lowest for the noninvestors. The consumers who invest both indirectly and directly consisted of 21.0% and their economic level was the highest. Their investment tendency was between direct and indirect investors'. The proportion of direct investors ws 12.1% and that of indirect investors was 28.4%. Although the economic levels of indirect investors and direct investors were not statistically different, there were differences in their demographics and investment attitudes. The proportions of those aged 30-39, female and nonmarried were greater for indirect investors. They had the tendency to invest safely and diversely for a long term with reserve money. On the other hand, direct investors tended to be male, married and aged 40-49. They tended to invest intensively for a shorter term and seek returns even with borrowing money.

외환위기 이후 부동산 간접투자제도의 도입과 정책과제 (The Introduction and Policy Implication of Indirect Real Estate Investment Systems after Foreign Exchange Crisis)

  • 본 연구에서는 외환위기 이후 부동산 간접투자제도의 도입 현황을 살펴보고, 부동산 간접투자시장의 성장 전망과 정책과제를 모색하였다. 외환위기 이후 구조조정 과정에서 정부는 부실채권을 조기에 처리하고 자산 디플레이션을 완화하기 위한 방편으로 다양한 부동산 간접투자제도들을 도입하였는데, 여기에는 부동산투자회사(REITs), 계약형 부동산투자신탁, ABS, CRC 등이 있다. 도입 초기의 부동산 간접투자시장 규모는 미진한 것으로 나타났다. 여기에는 부동산 간접투자제도에 대한 규제가 많고 완결성이 떨어지는 등 제도적 요인과 우량 물건의 부족, 전문가 및 관련 인프라의 부족과 같은 시장환경적 요인을 들 수 있다. 그러나 장기적으로는 부동산 간접투자시장의 활성화 잠재력은 충분히 있는 것으로 보인다. 부동산 간접투자제도가 부동산산업의 투명성과 전문성을 높이는 등 부동산시장과 금융시장에 미치는 긍정적인 영향을 감안할 때 부동산간접투자제도에 대한 정책적인 지원이 필요한 것으로 판단된다. 이를 위해 첫째로, 현재의 부동산 간접투자와 관련된 유사 제도들을 통합, 조정하여, 완결된 형태의 부동산 간접투자제도를 도입할 필요가 있으며, 둘째로, 부동산 간접투자제도를 부동산산업의 선진화와 연계시킬 수 있도록 하는 새로운 제도적 장치의 마련해야 하며, 셋째로, 부동산 투자생태계 조성의 관점에서 부동산 간접투자시장과 여타 부동산시장, 구조조정시장, 금융시장과의 연계를 밀접히 하는 방안을 모색할 필요가 있다.

간접수용의 판단기준에 관한 ICSID 중재사례 연구 (A Study on the ICSID Arbitration Cases for Determination Standards of Indirect Expropriation)

  • Under current international investment law clear criteria to determine standards of indirect expropriation are absent. Arbitral tribunals determine on a case-by-case whether an indirect expropriation has occurred by conducting a fact-based inquiry. However, three common determination standards can be inferred by analyzing prior arbitration cases. The appropriate analytical framework that can be applied to determine whether a state's measure constitutes an indirect expropriation is as follows. i) the degree of economic invasion of the state's action into the foreign investor's property rights and durability of the period, ii) interference with the foreign investor's distinct and reasonable investment-backed expectations, and iii) the nature, purpose and character of the state's measure. Therefore, it is necessary to fully acknowledge and to utilize strategically this determination standard. However, derived standards cannot be applied to all disputes en masse. So, it is desirable to exclude ambiguity and to clearly define the determination standard of indirect expropriation in investment agreements, since arbitral tribunals can apply different determination standards on a case-by-case basis. And, based on the discussions until now, more developed standards and direction in response to demand should be established through consistent analysis and review of precedents related to indirect expropriation. Lastly, This study is expected to be a useful guideline to prepare a necessary countermeasure to prevent dispute related to indirect expropriation beforehand or in case of dispute occurrence.

간접수용의 보상에 관한 ICSID 중재사례 연구 (A Study on the ICSID Arbitration Cases for Compensation of Indirect Expropriation)

  • State's compensation obligation accompanied in case of indirect expropriation of foreign investor's investment asset has been established definite principle under international investment law. But the concrete and unified application criterion regarding valuation methods for measuring compensation have not been established yet. The World Bank investment guideline is adopting the Hull's Formula, which is understood as the full compensation standard with prompt adequate effective compensation and Fair Market Value method. It is a general principle that compensation should be equal to the fair market value of investment asset just before indirect expropriation date. However, there is a problem of the valuation method of fair market value of investment asset. In general, discounted cash flow, liquidation value, replacement value, book value, etc. can be the applicable standards. Arbitral tribunals determine compensation by adopting proper valuation method on a case-by-case basis according to the discretion based on the arbitration parties' experts' review on the presented opinion and by considering fact relevance of the issued dispute. This compensation includes also interest, recently it tends to award according to compound interest rather than simple interest. Beginning of the period to generate interest is the next day of the indirect expropriation occurrence date. And it should be considered that interest until the payment of compensation is also included. In addition, it should be considered that mental damages is available only when there's a basis to prove this or special case. Therefore, this study suggests to review of precedents related to indirect expropriation and concretely specify compensation valuation standard and method of indirect expropriation on investment agreements through enough consultation beforehand.

  • The contours of the definition of an indirect expropriation are not precisely drawn. In some recent ICSID decision, tribunals have interpreted the concept of indirect expropriation narrowly and have preferred to find a violation of the standard of fair and equitable treatment. Thus, I analyzed the three Requirements of Indirect Expropriation basis of ICSID Cases as below. First, the effect of measure upon the economic benefit value as well as upon the control over the investment will be the key question when it comes to deciding whether an indirect expropriation has taken place. Whenever this effect is substantial and lasts for a significant period of time, it will be assumed prima facie that a taking of the property has occurred. Second, legitimate play a key role in the interpretation of the fair and equitable treatment standard. But they also found entry into the law governing indirect expropriation. Finally, the duration of a government measure affecting the interests of a foreign investor is important for the assessment of whether an expropriation has occurred.

호주 Listed Property Trusts의 성과와 자산관리 특성 분석: 우리나라 부동산간접투자에의 시사점 (Performance and Asset Management System of Listed Property Trusts in Australia: Implications for Korean Real Estate Indirect Investment Market)

  • 본 연구는 호주의 LPT(Listed Property Trusts)의 성과 분석을 통해 펀드형 부동산 간접투자상품으로서 LPT의 성과와 특성을 분석하고, LPT 성과에 영향을 미치는 LPT의 자산관리 특성을 분석하여, 우리나라 부동산 간접투자제도의 발전을 위한 시사점을 도출하는 것을 목적으로 한다. 연구결과를 요약하면 다음과 같다. LPT는 1971년 최초로 설립된 이후 빠른 성장을 통해 호주의 대표적인 부동산간접투자제도의 지위를 차지하고 있다. LPT 성과 특성을 보면, LPT는 명목수익률 및 위험조정수익률의 관점에서 여타 금융상품에 비해 우월한 성과를 보이고 있으며, LPT를 영입함으로 복합자산 포트폴리오 다변화 효과를 누릴 수 있음을 확인하였다. 또한, LPT는 자산관리 방안으로 결합주식 구조를 활용하고 있는데, 결합주식 구조를 활용하는 LPT가 비결합 LPT보다 우수한 성과를 보이고 있으며, 결합주식 LPT의 포트폴리오 다변화 효과도 더 뛰어나, 결합주식 구조는 LPT가 고도 성장을 하는데 중요한 요인으로 작용하고 있음을 확인하였다. 마지막으로, 이러한 연구결과를 통해 LPT의 결합주식 구조를 우리나라 부동산투자회사 제도에 활용하는 방안, 개발사업의 활성화를 위한 LPT의 사례를 적용하는 방안 등을 모색하였다.

가계투자활동의 인과적 모형 분석 (A Causal Model on Household Investment Behavior)

  • This study attempted to examine a theoretical framework which synthesizes risk attitude, type of investment management and investment behavior and to provide the specific investment strategy by analysing several variables which have effect upon the investment behavior. The results of this research were as follow : 1. Risk attitude had significant differences by the variabels such as age, sex, education, income and debt/asset ratio. Also the type of investment management was influenced significantly by the variables such as age, education, occupation, income, total asset, debt/asset ratio, achievement motivation and risk attitude. The ratio of risky asset holdings was affected by the variabels such as age, education, occupation, housing ownership, income, total asset, debt/asset ratio, achievement motivation, risk attitude and type of investment management. 2. Among several variables affecting the ratio of risky asset holding risk attitude, education, type of investment management, debt/asset ratio and achievement motivation had direct effect on it. Besides age had indirect effect through risk attitude and age, achievement motivation and risk attitude had indirect effect through the type of investment management. 3. The results of this study showed that causal relation between input, throughput and output can be applied to household's investment behavior and the concept of risk or risk attitude can be applied to other fields except household's investment. Also it could be attributed to provide the investment strategy for improving level of household's financial well-being.

증권산업의 생산성과 정보화투자 효과 (The Impact of Information Technology Investment on Productivity in Korean Stock Industry)

  • This paper is aimed at analyzing the effect of Information Technology (IT) investment on the output growth and Total Factor Productivity (TFP) of Korean stock industry. Data on 24 stock firms for the eleven years (1991-2001) are used for the analysis. It is identified that there are both direct and indirect impacts of IT investment of the Korean stock industry on output growth. The total effect on output growth is 1.34 percentage point per year, which divided into a direct effect of investment in IT on the output growth is 1.97 and an indirect effect on the TFP is -0.63 percentage points per year. Results show that IT investment cannot contribute to increased stock industry productivity. Therefore, the Korean stock industry has not benefited from increased investment on IT in increasing productivity, implying the so-called productivity paradox has existed during the period.

분산투자를 결정하는 요인: 직접투자자와 간접투자자의 비교 (What Derives Asset Diversification? A Comparison Between Direct And Indirect Investors)

  • Purpose - In this study, we examine the factors related to the asset allocation decisions of individual investors who 1) directly invest in stocks or bonds, 2) indirectly invest in various fund products (excluding CMA and MMF), and 3) invest in both products. Design/methodology/approach - We collect a sample of 3,000 individual investors and investigate the factors influencing investment behavior, especially the diversification tendency in asset allocation, with the "Investor Behavior Survey" that is conducted jointly by the Korea Financial Investment Association and the Korea Gallup Research Institute in 2011 and 2012. Findings - Our regression analyses estimate the marginal effects of various factors such as the amount of total financial assets, monthly income, occupation, age, and gender. The results reveal that male investors with manual labor occupations were less inclined to diversify their investments compared to female investors in office jobs. Additionally, higher monthly income is associated with a greater inclination toward diversification. Therefore, if a positive relationship exists between income and educational level, we may suggest that higher educational levels lead to a greater tendency for diversification. Research implications or Originality - Interestingly, investors who engage in direct investments tend to exhibit a weaker diversification tendency as the amount of their direct investment increases. On the other hand, investors who engage in both direct and indirect investments show a weaker diversification tendency as the amount of total financial assets increases. This suggests that the investment style of investors is closely related to their diversification behavior.

The Aggregate Production Efficiency of IT Investment: a Non-Linear Approach

  • The rapid diffusion of information and telecommunication (IT) technologies during the recent decennia produced fundamental changes in the economic activity at a global level, resulting in what became coined as the "new economy". However, empirical evidence on the contribution of IT equipment to growth and productivity is at best mixed, with the more or less consistent results on the positive link between the two relating to the United States in the 1990-s. Although the empirical literature on the link between IT investment and economic performance employs a wide variety of methodologies, the overwhelming majority of the studies appears to be employing the assumption of linearity of the IT-performance relationship and predominantly explores the direct nature thereof. In this study we relax both these assumptions and find that the indirect, or aggregate productive efficiency, effects of IT investment are as important as are the direct ones The estimated non-linear nature of the indirect relationship between IT investment intensity and productive efficiency accommodates the concepts of critical mass and complementary (infrastructure) capital offered in the literature. Our key finding is that the world economy′s average level of IT investment intensity remained below the estimated critical mass. Since in this study we developed a methodology that allows one to explicitly measure the critical mass of IT investment intensity, its individual estimation at a country or industrialsector level may help evaluate the extent to which IT investment activity has to be encouraged or discouraged.
