Changes in Space Norms and Related Factors of Households in Ulsan, Korea (울산시 거주 가구의 공간규범 변화 특성과 관련요인 분석)

  • The study was conducted to analyze whether the recent trends in preference toward small and medium-sized housing in Korea represent changes in space norms. To accomplish this, the existing data from Statistics Korea and two different empirical data sets collected in 2007 and 2012 from Ulsan, Korea, were statistically analyzed through descriptive statistics, cross-tabulation analysis with a chi-squared test and multiple regression analysis. In the analyses, the space norms of households were compared and any changes in the space norms and the related factors were determined. The space norms were mainly investigated in terms of the housing size and the number of rooms. The results are as follows: 1) since 2010, there have been changes in the housing stock distribution in terms of size. Stocks of small housing increased, while those of medium and large housing decreased. Nevertheless, the overall conditions of spatial density have improved considerably in the recent 30 years. 2) It was found that there were statistically significant differences between 2007 and 2012 in space norms. The norms for housing sized less than 99 m2 and with one or two rooms were found to have increased, while that for housing sized more than 132 m2 decreased. 3) Household size, education of the head, monthly household income, housing type and the number of bedrooms in the current dwelling were the significant explanatory variables of space norms.

The Model of Housing Consumption Behavior of Rental Households (임차가구의 주거소비행태 모형 설정)

  • Despite the massive housing production since the 1990's, housing affordability of rental households has not been substantially improved. The objective of this study was to investigate housing consumption behavior of rental households. Numerous literatures pertaining to the subject were thoroughly reviewed. SPSS PC+ for window was used to analyze the data collected to Korea Research Institute for Human Settlements(KRIHS) in 1999. The major findings are highlited as follows: The results shows a statistically significant difference in housing consumption behavior according to household income, the age of householder, number of family. And estimation of the willingness to pay revealed that low income families are influenced on the rental price and the income elasticity of demand is high.

  • This study aims to suggest the method to enhance the value of public construction project during contract review process considering budget reduction for project profit and public interest enhancement simultaneously. The main results of this study are as follows: (1) Current method are considered to be improved from the point that cost reduction through current method could influence performance of the object of contract without conforming to user requirements or facilities' function. (2) In order to supplement current process, the method to evaluate the variation of performance and value was established based on facility type, participants on each phase, and their requirement. (3) Case study was conducted to verify suggested method, and showed the successful application in enhancing the value of construction projects on public sector.

  • This study aims to propose alternatives to improve the residential environmental of National Rental Housing for Elderly. To proceed the study, we draw elements of plan for apartment housing for Elderly through literature review, explore actual conditions of residential environment on National Rental Housing for Elderly in Ha-dong, Kim-Jae, do IPA analysis using survey data, and finally, propose prior alternatives for the improvement of National Rental Housing for Elderly based on IPA analysis results. In the results, a lot of the planning elements of apartment housing for Elderly was applied for this site. But living conditions of residents need to be improved based on the result that importance (3.55) is higher than performance (3.18). this study is critical in drawing the direction of plan and improvement alternative by surveying actual residents, and will be used as the source for the National Rental Housing for Elderly project.

  • Even though there is an increasing recognition that "the disability comes from the ambient environment" and the increasing number of the disabled population, the housing environment for disabled people has not improved, though, having the existing inconvenient housing situation as it was before. Accordingly, have studied on the current situation of domestic housing adaptation projects to find out their problems and limits. Also studied on foreign housing support systems find out the operation system and organization factors which can be utilized when the housing adaptation support system is introduced. As this study has focused on the systematic support such as operation system in housing adaptation but not handled on the physical solutions such as the standard and method of housing adaptation, it has some limits as far as the comprehensive support system is concerned.

  • According the high growth of Korean economy, there are many changes in our life recently. As life quality is improved, the standard of construction is strengthen and subdivision. However, in many steps through which it passes until a building is planned, designed, constructed and completed, there are lots of problems among the law related architecture. Especially, there are many statutes which must be checked related to building permits and much wastes time and money in review because of overlapping laws related architecture. Furthermore, there are limitation of computerization and shortage of human power of administration in architecture. In this study, we propose six improvement programme of administration service in architecture. Through these program, civil applications like housing and economic condition could be improved consistently.

  • Jeonam aims to cultivate Hanok Village as a lodging resource for tourism industry in rural areas. For the purpose, it invited eight models of the Hanok Village publicly and selected our model as the best. This study is to introduce the concepts and characteristics of the village, centering on the model developed by our research team and awarded by the local government. We develop and suggest eleven types of improved-type Hanok model that is to be distributed to each city and county. We compose the space which reflects needs of residents for modern living. And we focus on preservation of decorative beauty to make it a resource of tourism by creating beautiful view of Hanok and reduction of financial burden to activate its distribution. The Hanok developed in this study has a significant meaning as improved Hanok that can be suggested as a new model of rural area housing project.

An Examination of Needs for the Reuse Planning of Deteriorated Multi-family Housing (노후공동주택의 재사용계획을 위한 요구성 조사)

  • This study examines the general reuse plan for deteriorated multi-family housing (apartrtments) in the urban fringe of Taegu City. The apartments which were built in the 1970's have to be improved. It is necessary to carry out the actual investigation for alternatives of reconstruction or reuse. From the above point of view, the study lays its purpose to find pertinent directions for the reasonable reuse plan, and gets on as follows; 1) Analize the residential state for users' needs of detoriorated aprtments through an investigation. 2) Synthesize the experts' opinions about matters related to reuse planning through a questionnaire. 3) Suggest the general solutions in three areas; unit dwelling, housing site, equipment and facilities, Finally, in the future housing development projects, concepts of reuse planning should be reflected beforehand.

The Study on the Space for Cooking and Dinning of Multi-family Housing at Yanji City in China. (중국 연변 조선족 집합주택의 취사 및 식사공간에 관한 연구)

  • Recently, the space organization of Korean-Chinese houses is different from that of other territories. The characteristics of eating and dinning space for Korean-Chinese Multi-family Housing are as follows ; ⅰ) The most obvious change in Korean-Chinese urban housing style was seen in kitchen space, which can be classify three types such as traditional type, improved type, and LDK type on the bases of heating and cooking method. ⅱ) Special feature of Korean-Chinese housing in Yanji city was that kitchen fulfilled important functions such as heating, cooking, dinning, sleeping, bathing and washing. Since then, each function was separated and functions of kitchen were cut down after all. iii) The arrangement of kitchen space have changeed according to the change of heating fuel, heating system, equipment, relatcd policy, etx. Multi-function kitchen discovered only in Yanji had lasted until 1980's by equipping heating floor system, which is suitable for sit-down living style. In 1990's, this kitchen style was prohibited legally, and the balcony area of kitchen widened due to the abolition of outdoor storehouse for foodstuff.

Changes in Housing Quality and Residential Satisfaction Among the New Town Movers (신도시로 이주한 거주자의 주거수준과 주거만족도 변화 분석)

  • The objective of this study was to investigate changes in housing quality and residential satisfaction among the New Town movers. Numerous literatures pertaning to the subject were thoroughly reviewed, and a set of hypotheses was drawn therefrom. Methodology applied to the study included bivariate and multivariate analyses for both derivation of descriptive statistics and hypotheses testing. SPSS PC+ for window(version 6.2) was used to analyze the data collected by Korea Research Institute for Human Settlements(KRIHS) in 1993. The major findings are highlited as follows : 1) Regardless of the household income level and other characteristics housing quality has improved substantially by moving to new towns. 2) The level of residential satisfaction is increased as a result of moving to new towns. 3) Upward changes in housing quality strongly influence the change in residential satisfaction. Both variables to be highly correlated. 4) These most satisfied residents are those who moved to the large size of dwellings and they are mostly high income families.
