The Purpose of this study is to find out the renewal methods of Dae-jun railway station areas, focusing on the domestic/foreign case studies of the railway station areas and the possibility of the Industry-University-Institute collaboration in this area. As a result, this study shows that the revitalization for the impact area around rail transit station in the aspect of urban spatial structure, mixed land use, type of facilities and exchanging transit system of mass traffic etc, as well as such non-physical aspects as Industry-University-Institute collaboration and administrative planning. It does so by strengthening ties between hardware and software studies of urban planning and University Facilities planning. Finally this study suggested the strategy for the renewal of impact area around the rail transit stations.

The financial incomes of urban rail transit authorities have been only from the fares. In order to increase the customers and expand the scope of enterprise, it is the most feasible mean to develop the area around the stations. Current experiences have confronted the excessive concentration of population and traffic congestion due to the lack of systematic planning and the excessive focus on the business. This study reviewed the necessity of the impact area around the urban rail transit stations by the organizational analysis for the urban rail transit authorities, and reviewed domestic/foreign cases. Finally, This study suggested the strategy for the development of impact area around the urban rail transit stations.

도시의 무분별한 확대를 방지하고 대중교통 이용을 활성화 하기 위한 다양한 노력이 지속되고 있으며, 그 중 하나가 대중교통지향형 도시개발(TOD)이다. 이는 대중교통결절점을 중심으로 여러 구성요소가 조화롭게 개발되는 계획기법이다. 본 연구의 목적은 밀도(Density) 및 다양성(Diversity) 등의 토지이용특성과 가로망 및 건물형성 등의 도시설계특성이 대중교통이용증대에 미치는 영향을 서울시를 대상으로 실증적으로 파악하는 것이다. 먼저 토지이용특성과 도시설계특성을 대변하는 다양한 계획요소를 고찰하고 서울시를 대상으로 총 32개의 계획요소를 도출하였다. 다음으로 요인분석을 수행하여 7개의 요인을 도출한 후, 다중회귀분석을 수행하였다. 그 결과 전반적으로 업무 및 상업중심의 고밀도 특성과 토지이용의 복합화, 그리고 협소한 가로망이 밀집되어 있는 특성은 대중교통이용증대에 매우 큰 긍정적인 영향이 있었다. 그러므로 신도시개발시 또는 기존 역세권을 정비할 때 이와 같은 요소의 반영은 대중교통의 이용을 증대시켜 대중교통중심도시가 형성될 수 있음을 본 연구결과는 보여주고 있다.

대도시권과 주변도시간 교통 혼잡의 문제를 해결하고자 광역전철의 공급을 지속적으로 추진하고 있다. 전철역의 이용객수가 수요예측에 미달되는 역이 있는 반면 몇몇 역에서는 너무 많은 이용객으로 인해 대합실에서의 혼잡이 야기된다. 수요예측과 실제 이용객수와의 차이는 10%에서 1,000% 이상까지 다양하다. 본 연구에서는 전철역에 따라 실제 이용객수와 수요 예측간 차이가 나는 원인을 탐색하고자 하였다. 지난 10년 동안 수도권에 개통된 광역전철역 40개를 연구 대상으로 하였다. 본 연구는, 더 정확한 예측을 위해서, 주중 출퇴근 중심의 외생적요인 뿐만 아니라, 종착역여부나 관광특성 등 입지특성을 고려할 것을 제안한다. 입지특성 요소가 누락된 수요예측 방법이 현재 모든 역에 일률적으로 적용되고 있는데, 향후 수요예측에서는 입지특성을 고려한 방법으로 개선할 필요가 있다.
