Housing preferences for Small/medium size multi-family dwellings of Ulsan Households (중소형 공동주택거주자의 주거선호)

  • The purpose of the study was to supply the demand prediction of housing market with useful information by identifying housing preferences as housing norms of family levels. The survey uses questionnaires which are delivered to the 329 households who live in more $66m^2$-less than $99m^2$(2 0pyoung) or more $99m^2$-less than $132m^2$(30 pyoung) multi-family dwellings in Ulsan. The frequency test, t-test, factor analysis and One-Way analysis were used for the analysis of the results. more than half of households have held house-moving plan within 3 years. most of them have desired to live at the high-rise apartment in Nam-Ku area and have wanted wide size through an average of $3.3m^2$(10 pyoung) than present house size. It was revealed that the characteristics of moving behaviors, residential areas and housing preferences were significant variables which affected to housing satisfaction.

  • From an sustainable perspective, one unique characteristic of Open Housing is its ability to individualize variable elements (infill) from the permanent elements (support) in accordance with the residents' needs. Such environment-friendly elements of Open Housing can contribute to increasing the life span of the building, reducing the scope of reconstruction, and minimizing the amount of disposed building materials during demolition. The purpose of this research is to analyze the flexibility concept from a typological perspective, so that the concept of open housing can be better understood and its development can be promoted. The main method of this study was content analysis. Based on literature review of flexibility concept in a typological approach, a primary categories were established to describe the flexibility concept such as time for flexibility, scope, and the degree of openness. Subsequently each criterion was elaborated as follows: planning, supply, and utility in the time stage; internal and external flexibility in its scope; and fixed, semi-free, and free flexibility in its openness degree. This research exposes the lack of comprehensive knowledge of Open Housing caused by rather uniform features of previous studies. This research establishes and promotes a systematic approach for a more holistic meaning of Open Housing. This approach should contribute to the proper utilization and further development of sustainable housing.

  • The housing policy of Korea has been pushed with a focus on the middle-class. This contributed to alleviate the absolute lack problem of housing, but this program for the housing policy of low-income brackets is also true as insufficient attention. Thanks to Bulk supply-oriented housing policy, the rising penetration of housing and living conditions are improving as a whole, but low-income housing problem has been exacerbated by a relative. National and local government will solve the residential housing problem of low-income brackets by expanding welfare programs, but the quality of existing housing issues and the alternative policy are regarded as insufficient. Homeless households in Korea are still nearly 400 million, Housing costs higher than income weighted for buying a home and rent payments of low-income brackets. In this study, I investigated the concept of low-income housing welfare and housing policy changes. This paper is aimed to present the basic data through the investigation and analysis residential status of low-income brackets.

A Study on the Effectiveness of Supply and Evaluation of Residential Intention for Long-term Secured Public Rental Housing (장기안심주택 공급 실효성과 거주의사 평가에 관한 연구)

  • This study is conducted to evaluate the supply effectiveness of the Long-term Secured Public Rental Housing (LSPRH) program implemented by the City of Seoul since March, 2012. To estimate the residential intention of potential applicants for the housing program, two logistic regression models of residential intention are estimated based on the residential characteristics of real residents. The purpose of this model estimation is to find out factors influencing the supply of LSPRH and thus to suggest the ideas for improving the effectiveness of the rental housing program operation. The analysis result shows that financial condition, income level, and public support are the major determinants for selecting LSPRH. It is also revealed that those who are currently living in rental housing or living in a house more expensive than those in nearby areas have higher residential intention for the LSPRH program. The result also presents that some problems associated with the traditional rental housing programs - such as visually recognizable low-quality exterior building design or the concentration of rental housing on limited spots - could be solved by this new type of public housing program. Lastly, one interesting finding different from previous research is that people with the intention to move into either traditional rental housing or LSPRH do not necessarily prefer a more spacious house than their current rental house.

  • Jeju City has been developed and changed variously by influence of industrialization and urbanization since Jeju City was erected into a city on September 1st of 1955. The purpose of the study is to offer information and data for establishing housing policy and urban planning for being considered the change of housing in Jeju City for the past fifty years. The method of the study is an analysis of documentary records and data and an inquiry of literature. The results are following: 1) The population of Jeju City has increased six times ever before. 2) The ratio of housing supply is 95.3% and the ratio of renting houses has increased than before in terms of the type of occupation of housing. 3) The ratio of collective house is higher than detached dwelling's in term of the type of housing units.

A Study of Housing Welfare Regulations of City & Province (시·도별 주거복지 관련 자치법규에 대한 연구)

  • The increase rate of total population slows down and the ratio of the elderly population & single-household in our country is growing rapidly. Korean's housing penetration has already exceeded 100%. So people focus on the qualitative aspects of housing, namely housing welfare than the quantitative supply of housing The purpose of the study proposes the desirable direction for housing welfare policy based on the housing welfare regulations. The data for the analysis was collected through the regulations of 8 cities and 9 provinces. So housing welfare contents like housing welfare business, housing welfare center, etc. were extracted from 4 Housing Welfare Support Regulations, 5 Housing Basic Regulations and 8 Housing Regulations. The results were as follows: To stabilize housing and improve housing, the contents of housing welfare contained in related ordinance are still insufficient. Continue to be effective and housing welfare work, it shall be presented in detail in the regulations with respect to the financing plan. To those who need the housing welfare will have to be built an effective delivery system that can be delivered in a timely manner. For housing welfare for the elderly, housing welfare business information is detailed and broken down, it should be codified.

A Study on the Housing Policies and Design Characteristics of Apartment Remodeling by Comparative Analysis between Korea and France Cases (프랑스와 한국의 리모델링 사례분석을 통한 아파트 계획과 주택정책 비교 연구)

  • The purpose of this study was to find out the characteristics of housing policies and apartment designs by comparison of supplying and remodeling apartments between France and Korea. The literature review was used in Korea cases and the literature review, site investigation, and expert interviews were used in France cases. At first, by reviewing the related literatures about the apartment developments and regenerations in France and Korea, twelve remodeling cases were represented respectively in Ile de France and Seoul. As a result, in housing policy, the Korean housing market had a shortage of low-priced houses related to biased apartment developments by private sector dependence. Consequently, the living in Korea generally required the high price in low quality houses. But in France, the housing policies were very successful in housing quantity, quality, and expense. It is involved in balances between the public housing supply and the activation of a private housing market based on the government support policy. Nevertheless, in the success of the apartment as a house type, apartments in France means the social elimination because of the supply method problems and the management failures of HLM institutions. However, in Korea, the apartment implies the successful life of the middle class population because of the competitive evolutions during 40 years as a market housing. Secondly, In the characteristics of remodeling, the remodeling in Korea was for property value improvements. It mainly executed to expand the size of a house by expansion of living space. However the remodeling in France was for social mixes and connections with the surrounding area. It mostly performed by various design methods such as vertical merging houses, partial removal, reconstruction, and construction of a local community centers and mixed-use residential buildings. This study shows the simultaneously remodeling features of those two countries. These findings can be used in developing effective strategies for the public housing regenerations in Korea and other countries.

External Environment Analysis of Target Countries for Overseas Expansion of Long-life Housing (장수명주택 해외진출을 위한 대상국가의 외부환경분석)

  • Currently, the Korean construction industry is shifting its interest to the overseas construction market because of a stagnating domestic market. In the meantime, the international housing construction market is expanding with respect to new city development projects that are supported by population growth and urban migration. Despite the Korean construction industry's expertise in new city development, technology, and systems for apartment supply, the share of Korean players in the international housing construction market is continuously decreasing. As a measure to overcome this situation, the authors of this study considered the paper "The Development of a Cost Effective, Long-life Housing Model and Construction of Testbed," which is currently in progress as a part of national project. Through literature review and interviews with experts, the authors determined that there are "column+minimum interior (infill)" apartments that are similar to the long-life housing in some areas of China, Southeast Asia, and Russia. Candidate countries expected to be feasible for the entry of long-life housing were selected by determining the top countries that have already entered the long-life housing market and analyzing those selections through additional specific techniques.   • Using water in each apartment is influnced by several facters including the income level of inhabitants, the manner of life, the area apartments and climate. The automization of santory machines or facilites in recently bulit apartements has caused largely increases in amount of water use. Therefore the design for water supply is very important for the maintenance of the optimum level or pressure of water supply. This study is based on the offer of basic data for improving the quality of water supply and imploying the sanitory machine or sanitory facilites by analysis of amount increased of water use rapidly. The quantity of hot and cold water use by year is examined as a factor of construction in apartment.

A Study on Characteristics of Determining Factor of Rental Price of Apartment by Sub-regions in Seoul (서울시 아파트 전세가격 결정요인의 권역별 특성에 관한 연구)

  • This study aims to find the determining factors for apartment rental prices by using Stepwise Multiple Regression Analysis. In the process, differences among the groups and multicollinearity and correlation between the variables are examined using analysis of variance(ANOVA), correlation analysis and factor analysis. The comprehensive analysis of reliability of the variable and comprehensivization ensure objectivity. For this analysis, the characteristics of the determining factors for apartment rental prices by sub-regions in Seoul are as follows : First, the housing supply rate appears center of the central and the southwest region is influenced by the cultural and ecological environment, convenience, the size of the complex and reputation of the developer. Second, the northeast region is generally influenced by the regional economy, housing size, the density of the complex, well-known construction companies and relevant variables of individual housing and the density of the complex, physical and social environment, reputation of the developer, local economy and housing size. Lastly, the southeast region appears to be influenced by the local economy, the density of the complex, housing size and the educational environment.
