인간, 자연 그리고 미래를 위한 "Open Housing" ("Open Housing" for the Human, Nature and Future)

  • Upon entering the 21st Century, One of the new paradigm of Housing industry in Korea is to accomplish the foundation of Sustainable Building & Environment. It is easy to understand that Building environment in Korea is appearing the phenomenon of rapid conversion from supply-oriented market to demand-oriented market. Thus, the purpose of this paper is to suggest the direction of a new housing development with "Open Housing"as New Housing System which takes into account durability of housing based on the changeability among Housing-Components, the flexibility of interior space, the remodeling & repairing of housing and the user′s needs with variable life-style. This paper also shows the example of Infill-Systems for the Open housing in Korea on the basis of housing situation, experiences for the Open Housing including assembly technique of Infill-Systems.

프랑스와 한국의 리모델링 사례분석을 통한 아파트 계획과 주택정책 비교 연구 (A Study on the Housing Policies and Design Characteristics of Apartment Remodeling by Comparative Analysis between Korea and France Cases)

  • The purpose of this study was to find out the characteristics of housing policies and apartment designs by comparison of supplying and remodeling apartments between France and Korea. The literature review was used in Korea cases and the literature review, site investigation, and expert interviews were used in France cases. At first, by reviewing the related literatures about the apartment developments and regenerations in France and Korea, twelve remodeling cases were represented respectively in Ile de France and Seoul. As a result, in housing policy, the Korean housing market had a shortage of low-priced houses related to biased apartment developments by private sector dependence. Consequently, the living in Korea generally required the high price in low quality houses. But in France, the housing policies were very successful in housing quantity, quality, and expense. It is involved in balances between the public housing supply and the activation of a private housing market based on the government support policy. Nevertheless, in the success of the apartment as a house type, apartments in France means the social elimination because of the supply method problems and the management failures of HLM institutions. However, in Korea, the apartment implies the successful life of the middle class population because of the competitive evolutions during 40 years as a market housing. Secondly, In the characteristics of remodeling, the remodeling in Korea was for property value improvements. It mainly executed to expand the size of a house by expansion of living space. However the remodeling in France was for social mixes and connections with the surrounding area. It mostly performed by various design methods such as vertical merging houses, partial removal, reconstruction, and construction of a local community centers and mixed-use residential buildings. This study shows the simultaneously remodeling features of those two countries. These findings can be used in developing effective strategies for the public housing regenerations in Korea and other countries.

울산시 도심거주자의 생활에 대응한 주택계획 (Housing Plan Responding to Lifestyles of Residents Living in Center of Ulsan City)

  • The purpose of the study was to identify the housing Plan responding to lifestyles of residents living in Center of Ulsan city. The survey used questionnaire from 230 households and analyzed using descriptive statistics. cross analysis, One-Way ANOVA, factor analysis, cluster analysis. The research centered on the possibility of categorizing life styles of residents based upon their living awareness and housing awareness. The results showed that there are two major categorizes of residents's lifestyles. According to classification of their lifestyles, This study tried to analyse the characteristics of residents about housing preference, housing development opinion, housing satisfaction, etc. The application of the lifestyles variable in classifying residents will be important in such activities as large-scale housing supply planning or in the preliminary research and understanding of actual conditions for the housing improvement industry.

시·도별 주거복지 관련 자치법규에 대한 연구 (A Study of Housing Welfare Regulations of City & Province)

  • The increase rate of total population slows down and the ratio of the elderly population & single-household in our country is growing rapidly. Korean's housing penetration has already exceeded 100%. So people focus on the qualitative aspects of housing, namely housing welfare than the quantitative supply of housing The purpose of the study proposes the desirable direction for housing welfare policy based on the housing welfare regulations. The data for the analysis was collected through the regulations of 8 cities and 9 provinces. So housing welfare contents like housing welfare business, housing welfare center, etc. were extracted from 4 Housing Welfare Support Regulations, 5 Housing Basic Regulations and 8 Housing Regulations. The results were as follows: To stabilize housing and improve housing, the contents of housing welfare contained in related ordinance are still insufficient. Continue to be effective and housing welfare work, it shall be presented in detail in the regulations with respect to the financing plan. To those who need the housing welfare will have to be built an effective delivery system that can be delivered in a timely manner. For housing welfare for the elderly, housing welfare business information is detailed and broken down, it should be codified.

장기안심주택 공급 실효성과 거주의사 평가에 관한 연구 (A Study on the Effectiveness of Supply and Evaluation of Residential Intention for Long-term Secured Public Rental Housing)

  • 본 연구는 2012년 3월부터 서울시가 시행하고 있는 장기안심주택 제도에 대한 거주의사 평가를 분석하여 장기안심주택 공급의 실효성과 운영에 대한 시사점을 제시하고자 한다. 이를 위해 실제 장기안심주택 거주자의 거주특성에 대한 거주의사 모형과 거주영향요소 선택요인과 관련된 장기안심주택 거주의사 모형을 정립하였으며 이를 통해 향후 장기안심주택의 공급을 공급하는데 있어 고려해야 될 요소를 찾아내는 것을 연구의 목적으로 설정하였다. 이 연구를 통해 지원자의 재정 상태, 소득수준, 공공지원 측면이 지원자가 장기안심주택을 선택할 때 가장 큰 영향을 준다는 사실을 확인할 수 있었으며 또한 현재 차가인 가구와 주변 주택가격시세보다 비싼 가격에 입주하는 가구들의 잠재적 거주의사가 높았음을 알 수 있었다. 이를 통해 기존의 임대주택에서 가장 큰 문제점으로 지적되어 왔던 외부에서 보는 임대주택의 가시적 식별성과 한정된 지역에 집중되는 임대주택 분포밀도에 의해 파생되는 각종 문제점들을 장기안심주택이 어느 정도 해결하는데 도움을 줄 수 있을 것이라는 예측이 가능했다. 또한 기존의 연구결과들과는 다르게 실제 임대주택이나 장기안심주택에 거주하고자 하는 사람들의 경우 주택규모가 기존 보다 큰 중대형 임대주택을 특별히 선호하지는 않는 것으로 나타났다.

  • This study discussed the change of housing environmental problems from the early 1900s to the present.The reason is to find the solution of serious housing environment problems. The documentary research method was used for this study.Articles of content analysis(N= 1129)were published in 1920(the first edition)to December. 31, 1990 which were The Dong - A daily news article about housing environment. The main content of this study was examined the change, such as the number of whole article by time series and importance of article(column number of article), classification of article subject, and the number of article by subject. On the basis of this data, was made by chronological classification of the change of housing environment problems for 70 years. Since overall results will become supply of right information about housing environment to fur peoples, will provide the oppronment that oneself ran participate the protection of housing environment, and further will take a part solution of housing environment problems.At the future, I am going to design deep analysis of article content by subject.

주거복지 분배 불평등 지수 연구 (Analysis on the Inequality Indicator of the Housing Condition Distribution)

  • Purpose: Housing is the most essential element for well-being in a society. The government would continuously supply decent housings to make a better living condition for people. As various housing policies have been implemented into practice, the effectiveness of policies need to be assessed and improved to rearrange the financial resources. The indicators, such as quality of life, housing supply amount and etc, could be used to estimate housing policy to provide a guidance for a new policy direction. Though various indicators are utilized to assess the policy effect, most of the items are depend upon a relativeness in aspect to assessment goal, items, time and its weighting. Therefore, it needs an absolute indicator to compare the policy effectiveness regardless of time elapse or items. In this paper, it developed the housing welfare indicator to assess the level of living condition, utilizing the Gini coefficient which is used for explanation on income distribution. Method: To suggest an inequity indicator, this paper used Gini coefficient to explain the level of living condition which is used on economics to provide the level of income distribution. Data are collected through the Korea Housing Survey by Ministry of Land, Infrastructure and Transport between 2006 and 2014. Indicators of living condition focused on the development of the estimation model using the frequency of room use. Result: Gini coefficient between 2004 and 2014 is about 1.5 score except in year 2013, and the trend of score has been decreased slowly which means the inequality gradually improved. In this result, it implies the living condition and distribution level would be improved than before.

서울시 2인 가구의 주거실태와 공간적 입지 특성 연구 - GIS를 활용한 다변량 분석 - (Residential Conditions and Spatial Patterns of Two-person Households in Seoul - Multivariate Analysis Using GIS -)

  • The goal of this research is to explore quantitative and residential features and spatial patterns of two-person households to suggest policy implications for housing supply and development in Seoul. Major findings of this study are as follows. First, the number of two-person households has increased rapidly mainly due to the growth of the elderly and single-parent households. They are mainly composed of the elderly over 60s and the youth of 30s of householder age. They are less likely to have well-paying jobs, and thus more likely to suffer from poverty. They are also inclined to live in rental and small-sized residential units and spatial segregation between the youth and the elderly became serious. In addition, their residential area can be classified into four types: area adjacent to employment centers, hinterland of urban centers, affordable multi-family housing area and redeveloped apartment area. It is necessary to change the current housing policy directions to take changing population and household structure into consideration. Also, diversified housing strategies and programs should be prepared to consider various household types and their needs and demands. Place-based strategies for housing supply and development are needed in consideration of spatial patterns and locational attributes of two-person households. Attention needs to be paid to resolving the social issue of residential segregation between different generations.

한국의 80~90년대 소득분배와 대규모 주택공급정책의 상호관계에 관한 연구 (A Study on Mutual Relationship between Korean Income Distribution during 1980s-1990s and Huge-scale Housing Supply Policy)

  • This study aims to examine the relationship between the improvement of the income distribution index from the late 1980s to the 1990s and large-scale housing supply projects such as the 2 million housing construction project. Looking at Korea's economic development in terms of income growth and distribution, GDP has continuously increased since the establishment of the government, especially in the late 1980s. The Gini Index, a representative income inequality index, rapidly deteriorated in the early 1970s, and gradually improved from the late 1980s. The 2 million housing construction project, announced in 1988, supplied a third of the existing nationwide housing stock of 6.5 million units in three years. The project cost was 65 trillion won, equivalent to 50% of Korea's GDP at the time. This study questioned whether the ratio of the number of employed workers in the construction industry was a variable directly affecting the Gini Index. To verify this, the causal relationship between the proportion of employed workers in the construction and manufacturing industries and the Gini Index from 1979 to 2008 was statistically analyzed. For this, the ARIMA model was established for each variable, and the correlation of their residuals was verified. The 2 million housing construction project had the effect of improving income inequality in terms of rising wages for production workers and creating jobs for the low-educated and low-income class. During the project period, the number of middle-income earners increased sharply, and the income gap between the high-income and low-income earners greatly decreased. The expansion of the construction volume can be used as a powerful and direct policy tool for improving income distribution. However, the effect may be limited. When the proportion of workers exceeds the threshold, the effect is weakened.

공공임대아파트의 거주특성과 주거이동의식에 관한 연구 - 영구임대와 50년 임대아파트를 중심으로 - (A Study on the Residential Character and the Consciousness of Housing Movement in the Public Rental Apartment - Focused on Permanent Rental and Fifty Years Period Rental Apartment -)

  • Considering the present development situation of public rental apartment since 1982, the supply of homeless housing for low-income dwellers has contributed a amount of quantities, but has been deficient qualities in housing policy. To reflect the architect the properties of dwellers in rental apartment, this study is aimed at investigating the residential character and the consciousness of housing movement through questionaries in permanent rental apartment and fifty years period rental apartment complexes. The results of this study were as follows; The permanent rental apartment is dissatisfied with site location, site shape and building layout in housing environment view, the fifty years period rental apartment is dissatisfied with building area, rental bond, rental fee and maintenance cost in economics view. Housing type of movement preference hereafter is showed “rental apartment” as priority. Therefore, it is necessary to construct public rental apartment for low-income dwellers increasingly.
