Field measurements and surveys were conducted in four coffeeshop space where different lighting conditions were used. Results imply that worse visual comfort was reported under direct lighting conditions that exposed light sources to occupants. To improve spatial satisfaction in space, lighting environments should lessen visual thresholds and distraction. Also, necessary illuminance levels should be kept with appropriate color of light that occupants prefer. Worse spatial satisfaction was reported under direct lighting environments, and spatial satisfaction was strongly relevant to visual comfort. Psychological comfort for space was positive in space where visual thresholds were minimized and visual comfort was positively evaluated. Psychological and spatial satisfaction was relevant each other. Occupants preferred to stay longer in space where psychological and spatial satisfaction was positively achieved due to less visual thresholds and improved visual comfort. Better psychological and spatial satisfaction was achieved in space where temporary mood and visual perception were favorably evaluated under indirect lighting environments.

  • This comparative study between Korean and German housings aims at understanding different structural systems in the indoor and outdoor spaces, depending upon the user′s perception of the socio-cultural attributes. The analysis starts with four alternative contrary assumptions, that appear in morphological forms of dwelling; 1) linear distribution vs. areal distribution of residential districts, 2) mirror system vs. comb system in the layout of plot plans 3) organization of front vs. back outdoor spaces and 4) opening vs. closing in the indoor spaces. A clear difference is found between Korean and German samples in view of public and private relationships between indoor and outdoor spaces as well as the intermediate space. In the korean housing there always exists a symbolic and psychological territory of a certain sphere. On the other hand, outdoor space passes through various phases only to form a certain hierarchy even in a private space and, thereby, sets a boundary between private and public areas. In the case of Germany, the building itself draws a clear line between private and public outdoor spaces, and therefore the outdoor space has a "front" and "back". Thus, Germany′s private space may face a genuine public space and street, which is rare in the Korean housing. Although the layout of indoor space in the korean housing tends to be open, such an openness may be outstanding in living and dining spaces, kitchen and various accesses to rooms. In the case of Germany, such indoor spaces are usually closed to each other. Thus corridors act to separate these spaces. Such differences are analysed to be due to the different perceptions of interpersonal and socio-cultural attributes as intra-family and inter-neighbor relationships or communications.

  • The purpose of this paper is to promote the usage of facade greenery in order to improve the quality of life in cities and to improve their ecological worth. It is necessary to find out what people think about facade greenery, what problems they think, they might encounter and to promote the use of facade greenery. The survey was grouped according to three housing types; family house, tenement house and apartment. We distributed questionnaires individually to 140 people in each of the three housing types. All 420 people answered. The major questions in the questionnaire relate to the following issues: opinions about facade greenery, opinions regarding reasons to install facade greenery and expected problems, favourite plants, and to provide an analysis of the current usage of facade greenery. The results of this study show that most people like facade greenery and revealed that there was a significant difference in the kinds of responses from the three types of housing. The most important factor to affect respondents' positive preference for facade greenery is that it provides opportunities to experience nature near the housing and the improvement of the aesthetic appeal of facades for those living in apartment housing. Negative responses were based on the inhabitation of insects, and the difficulties in maintaining facade greenery. The favourite plants are parthenocissus and climbing rose. Generally people were lacking in an understanding of the ecological value of facade greenery. Most of the respondents indicated a liking for facade greenery and so the situation is now suitable to promote it.

In general, the modifications of the elderly housing have a direct influence on the "Quality of life" and "Aging in place" for the elderly. But until now, the elderly housing modification has been carried out separately on the elderly welfare category. It is very inefficient and inconvenient for the elderly. Therefore, it is necessary to have a comprehensive organization that includes the implementation of modifications. To provide reasons for this insistence, this study analyzed the previous research, legal system guidelines, and others related things. And it researched the perception of the comprehensive institution and the need for housing modification through the recognition survey of the elderly and the early elderly. The study found that the current domestic legal system does not have an integrated system to carry out the entire process of applying and implementing the elderly housing modification. On the other hand, the results of the survey showed that the elderly hoped to introduce a comprehensive and user-friendly institution for housing modification.

  • The purpose of this study was to explore housing value clusters of young renters in South Korea and their relationships to household and housing characteristics reflected in the 2012 Korea Housing Survey (KHS). The 2012 KHS microdata was used as secondary data. Among the households included in the microdata, 1,196,144 young renter households (between 20 and 34 years of age) in private rental units were analyzed. The main findings are as follows. Ten rating scale items measured housing values. Eight of them were grouped into three value factors: Investment, Affordability and Cost Increase. Using these three value factors and perception of homeownership, households were classified into four clusters: Prospective Home Investor, Settled Renter, Homeowner Wannabe, and Support Needed. The current tenure types, income and expectation for next tenure types of four housing value clusters of young renters reflected Korea's tenure ladder which has home ownership at top followed by Jeon-se rental, monthly rental with deposit and monthly rental without deposit. The households in Prospective Home Investor and Homeowner Wannabe clusters would consider home purchase in the near future. Finally, households in Support Needed Cluster would be the main target to consider in development and implementation of housing welfare policies and programs to resolve housing problems of young renters, including beginning-stage professionals.
