주거복지전달체계에서 주거복지센터의 활동 평가 - 기초지자체와의 협력가능성을 중심으로 - (Evaluating the Performance of Housing Service Centers by NGOs in Housing Welfare Delivery System - An Implication of Collaboration with Lower Level Local Governments -)

  • The purpose of this study is to evaluate the performance of Housing Service Centers in terms of a new attempt made by NGOs and to then determine the implication of collaboration with lower level local governments in a housing welfare delivery system. The evaluation of the performance of the Housing Service Centers focused on three aspects: the performance outcomes for three years, comparative advantages to lower level local governments, and the vulnerability as an NGO. As a result of evaluating the outcome of Housing Service Centers and comparative advantages of Housing Service Centers to the local government, it is expected that a more effective housing welfare delivery system is able to be constructed when Housing Service Centers and lower level local governments collaborate. However, fiscal vulnerability of Housing Service Centers as NGO's will restrict the sustainability of the collaboration of both organizations. Therefore, as a conclusion, this study proposed that the governments should make use of Housing Service Centers as a public policy agency and projects should be based on a contract.

도시청소년의 주거가치와 주거만족도 (Housing Values and Housing Satisfaction from the Perspective of Urban Adolescents)

  • This study is designed to explore the relationship between the level of housing satisfaction and housing values, as well as family characteristics and characteristics of residence. Questionnaires are administered to 526 adolescents from the four residential areas in Kwangju. Most of the adolescents are satisfied with their housing environment, especially indoors, however, they show a lower level of satisfaction toward the appearance and organization of the unit plan. It is found that the level of the safety, comfortability and social values predicted a meaningful variance in the level of housing satisfaction. Those with a higher degree of safety and social values tend to be associated with stronger housing satisfaction, whereas those with lower comfortability values are more associated with stronger housing satisfaction. Groups with higher household incomes are more likely to be satisfied with their housing environment. Groups living within a younger and larger house are more likely to be satisfied with their housing environment. Also, owners tend to show a stronger degree of housing satisfaction than renters.

  • To cope with the serious housing shortage arising from rapid urbanization and industrialization, residential communities were constructed to meet the growing demand for housing. However, mass construction of these residential communities unavoidably resulted in uniformity standardization. In particular, for high rise apartment blocs using the ground floor as the center of the lower levels housings has raised problem of sunshine, airing, privacy. The research which it sees as the house low evaluation it is coming to become it plans a public facilities on lower levels of the building which keeps the quality which the ground connection and human scale back separates as, to solve the problem point of the lower levels house and the resident collective life which is smooth becomes accomplished.

예비 사회진출자의 졸업 후 주거에 대한 기대 및 주거비 부담에 대한 인식 (Workforce Entry Preparers' Post-College Housing Expectations and Perception of Housing Cost Burden)

  • The purpose of this study was to explore college students' expectations on post-college housing and sources of finance to afford housing costs; and perception of housing cost burden. Between May 28, 2012, and June 17, 2012, a questionnaire survey was conducted to undergraduate students in university-A located in non-capital region and 465 useable responses were collected. Major findings are as follows: (1) About 60% of respondents expected to live apart from their parents or relatives within two years from college graduation; (2) Majority of respondents who expected to live apart from their parents or relatives expected to rent housing units and compact non-traditional housing types such as studio units; (3) Major source of finance the respondents expected to afford post-college housing costs was financial supports from their parents and families; (4) Housing cost burden were perceived to have influence even on job decision and respondents with lower parents' income perceived housing cost burden more influential; and (5) In spite of respondents' low financial independence to afford post-college housing costs, finding housing units in areas with relatively lower housing costs seemed not to be an important consideration when choosing post-college housing.

미국 20-30대 1-2인가구의 주거비 부담 실태 (Housing Cost Burden of Single- or Two-person Households in Their 20s and 30s in the United States)

  • The purpose of this study was to explore housing cost burden of young single- or two-person households in the United States who have recently moved for job-related reasons. Total 580 households were selected from 2009 American Housing Survey public-use microdata for data analysis. The findings are as follows: (1) Targeted single-person households were characterized as younger households with higher educational attainment, lower household income, and greater proportion of renters, multifamily housing residents and households with housing cost burden than other households; (2) two-person households showed a higher income level and lower housing cost burden; (3) characteristics that showed significant influences on housing cost burden were household size, householder's age, gender, race and educational attainment, household income level and tenure type; and (4) a linear combination of household size, household income, whether or not a low-income household, residency in metropolitan area, and home structural type were found to be most efficient to predict a single- or two-person household's housing cost burden regardless of the household size.

펀치 형상에 따른 Housing Lower 최적 공정 설계 (Optimal Design of the Punch Shape for a Housing Lower)

  • In the current paper, a cold forging sequence was developed to manufacture a precisely cold forged H/Lower, which is used as the air back unit in commercial automobiles. The preform shape of the H/Lower influences the dimensional accuracy and stiffness of the final product. The shape factor (SF) ratio and shape of the tools are considered as the design parameters to achieve adequate backward extrusion height and maintain appropriate thickness variations. The optimal conditions of the design parameters were determined by using an artificial neural network (ANN). To experimentally verify the optimal preform and tool shapes, the experiments of the backward extrusion of the H/Lower were executed. The process design methodology proposed in the current paper, can provide a more systematic and economically feasible means for designing the preform and tool shapes for cold forging.

Residential Environment Satisfaction of One-person Households : Focused on Young (19-39) Women in Korea

  • Purpose: The purpose of this study is to analyze the residential environment satisfaction of young women's one-person households and the characteristics of young one-person households, and to present policy implications for their housing problems. Research design, data, and methodology: This study used 11th Korea Financial Panel Data. Analysis methods in this study include basic statistical analysis, frequency analysis, multiple regression analysis, and artificial neural network analysis. Results: As a result of the analysis of this study, 1) young one-person households showed that women had higher ratios of non-regular workers, real estate debt than men, and lower average income. The percentage of young people owning their own homes was very low at about 5%. 2) For young women, the higher the education level and monthly consumption, the lower the housing satisfaction. 3) Young women living in rental housing had lower housing satisfaction than their own. Conclusions: Women are paying more for housing security than men in young one-person households. In addition, the proportion of their own houses is very low. Therefore, there is a need for a policy on the housing safety issue of young women's one-person households. And policies to support young one-person households to own their own homes are required.

노인복지주택 단위주거 평면계획 특성 및 잠재적 거주자 주거요구 분석 (An Analysis of the Planning Characteristics of Elderly Welfare Housing Units and Their Ability to Meet Potential Residents' Needs)

  • The purpose of this paper is to investigate the planning characteristics of certain cases of elderly welfare housing (hitherto EWH), and analyze any problems by comparing this against the actual needs of potential residents. To this end, 38 distinct housing plans from twelve EWH built after 2005 were examined, and a survey on housing needs was taken by 198 people between 48 and 62 years of age. The results are as follows: Firstly, the most common size found among the 10 cases was 42-66 $m^2$, however larger sizes are becoming more frequent. The most popular response on the survey was one favoring smaller housing options. Secondly, the most common floor plan examined consisted of 1 bedroom + LDK and 2 bedroom + LDK. Likewise, the survey reflected that 1 or 2 bedroom housing was preferred. Thirdly, a floor plan composed of a smaller bedroom and LDK is commonly found in smaller floor plans of EWH. The survey reflected potential residents preferred this same style of floor plan, with a smaller bedroom and LDK set up. However, lower-income participants preferred a single, larger bedroom which also can serve as a living space, to go along with a kitchen/dining room (DK). Fourthly, 2 bedroom housing typically included a single bathroom, however the survey indicated that participants preferred a second bathroom to go along with a second bedroom. Consequently, the planning of elderly welfare housing is to a large extent meeting the demands of its potential residents, however house size and the planning of bathrooms have yet to meet these demands, especially with potential lower-income residents when it comes to housing size and space composition.

  • The main objectives of this study were to determine the differences in the personal. physical. socio-psychological characteristics of the elderly and the housing features according to housing types. This study classifed housing types into 4 types purchased apartment, public rental apartment charge-free institutional housing for the elderly and private housing facility for the elderly. On the basis of the findings. these al·e the following conclusions: Generally, the morale of residents in elderly facilities was higher than that of the apartment residents’. This result could support the development of senior housing in Korea Residents of rental apartment were younger and their functional health and level of independence were higher than that of others. Therefore rental housing would be an alternative housing for the independent low-income elderly. However the morale of rental housing residents was lower than that of ethers. The elderly housing facility residents’ recongnition of the housing managers’ leadership style was higher than that of the apartment residents’. This result ensures the importance of housing manager’s role in managing senior housing.

The elderly housing facility residents' recongnition of the housing managers' leadershop style was higher than that of the apartment residents'.
