초고층 주상복합 건물의 하자 발생 유형 및 분석 연구 (The analysis of defects types and patterns in high-rise residential buildings)

  • Recently, public interest in housing defects, such as construction errors, occupiers' complaints, faults in production, and so on, is increasing. In addition, the construction requirements of high-rise residential buildings have increased, due to the higher prices of urban areas, especially in metropolitan areas. While previous research has focused on the defects occurring in apartment housing complexes, research has not been carried out on the defects occurring in high-rise residential buildings. In this paper, the defects patterns and characteristics of high-rise residential buildings are examined and analyzed and a defect management plan is then suggested. In order to do this, we collected the defects data of high-rise residential buildings recorded by 2,299 of 2,327 occupants. The defect occurrence rate (DOR) in the residential area is 98.8%. The frequency rate of defect occurrence over the total defect occurrence since building completion is 63.28% during the first year, 24.63% (second year), 6.88% (third year), 2.27% (fourth year), and 2.53% (fifth year). The result of correlation analysis between work types showed that there is a relationship between the built-in furniture and electronics (F&E) and painting works, and the F&E and masonry works, such as marble finishing. We expect that this research will assist in the efforts to decrease the number of defects in high-rise buildings.

  • 국내의 공동주택은 1980년대 후반에 시행된 주택공급정책으로 급속히 증가하였으나, 물량적 보급에만 치중하고 품질관리측면에서는 상대적으로 소홀히 하여 다양하고 많은 하자가 발생하게 되었다. 그리고 다양하고 많은 하자 발생에 따른 분쟁이 점점 부각되고 있으며, 다양한 문제점들을 해결하기 위하여 공동주택 하자 관련 연구들이 지속적으로 수행되어 왔다. 이에 본 연구에서는 키워드 네트워크 분석 방법론을 활용하여 오랜 기간 축적된 공동주택 하자 관련 연구 분야의 주요 키워드 및 트렌드를 분석하여 시사점을 도출하고자 하였다. 연구 분석 방법으로는 한국교육학술정보원 포털을 활용하여 학술지 논문을 수집하고, 수집된 학술논문의 필터링 및 키워드 정제과정을 거쳐 분석자료를 구축하였다. 그리고 키워드 네트워크 관계에 대한 시각화 모델링, 연결정도 중심성 분석, 매개 중심성 분석을 실시하였다. 연결정도 및 매개 중심성 분석 결과, 담보, 논쟁, 수리, 사례, 책임, 결로, 비용, 제도, 기준, 감정이 공동주택 하자 분야에 특징적으로 나타나는 주요 키워드로 분석되었다.

  • Leakage defects account for a significant proportion of defect cases in modular homes. There are factors that can cause leakage defects at each stage, and quality control measures are required to minimize them. An improvement plan to prevent leakage defects was applied from the design drawings to the site of a modular public rental apartment complex in Sejong City 6-3, and a quality control plan was proposed to minimize leakage defects in the remaining process processes.

공동주택 하자담보책임기간의 조정을 위한 공종별 검토방법에 관한 연구 (Study on the investment method for the coordination of the performance assurance term in the Apartment Housing)

  • This study focused on the suggestion that is improved alternation with relation to construction item & assurance term in order to deal with the assurance conflict efficiently which have been happened in the apartment housing. To correspond to this purpose of research, as a first step, we introduced the add item & sub item of construction work on the basis upon construction specifications of the number of 17 on housing law as a alternation of the defects assurance construction item that is necessary to correct as soon as possible. As a second step of the research, we did cross analysis & compare the result of defects happened to the apartment housing complex of 293 with the defect' rate of construction work excepted from the supervisory item, and main performance estimation items in the HPGS(House Performance Grading System), and analysis results introduced from question survey. As the result of this research work, we became to reflect the improving schemes on the housing Law the year of 2007.

  • 최근 공동주택에서 발생하는 하자로 인한 소송 및 분쟁이 증가하고 있어 사회적 이슈로 대두되고 있다. 이를 해결하기 위해 많은 공동주택 하자 유형에 관한 연구들이 진행되었지만, 문제가 원만하게 해결되지 않고 있다. 최근 시공된 공동주택을 대상으로 공종별 하자 유형을 조사해 추후 하자 대책 및 예방방안을 제시하는 연구의 기반을 마련할 필요성이 강조되었다. 이에 본 연구는 프로젝트관리시스템와 하자보고서를 통해 공동주택에서 발생한 실제 하자 사례를 바탕으로 하자를 분석하였으며, 주요 목적은 공동주택의 세부공종별 하자 유형을 파악함으로써 주요 하자 유형에 대한 원인을 제시하고, 추후 하자 유형별 대책 및 예방방안 연구의 기반을 마련함에 있다.

창호용 롤러 하우징의 전단금형 설계 및 제작에 관한 연구 (A study on shearing die design for window roller housing and die manufacture)

  • Window roller housings are durable because high-quality source materials such as stainless steel is used in making them. After a series of precise structure analysis, their design is optimized. They are subject to repetitive driving tests of more 100,000 times, durability tests, impact resistance tests, corrosion tests and others. For a long time, gaps often occur in press molded products owing to serious squareness deformation and flatness deformation of them. Severe burrs in press molded products require frequent grinding, which leads to short life cycle and rough or unreliable movement of assembled roller housing, which, in turn, causes product defects. This study focuses on developing measures to resolve existing defects and to improve lifespan of dies by designing and making a window roller shearing die.

공동주택 공사종류별 하자사례분석 (Analysis of Defect Cases by Construction Types in Apartments)

  • Due to the lack of available land for housing in Korea, apartment has been supplied in great quantities to raise the rate for land-use since the middle of 1980s. Many people in Korea live in apartment because the number of apartment occupies more than half of total houses. Nevertheless, the concern on the house management with respect to the quality is insufficient, it is currently required the concern on the quality of housing. Moreover, many defects in apartment has been occurred repeatedly now, so, it is necessary to analyze the defect in order to raise the quality of living environment. This study aimed to survey the types of defect in apartment according to the construction types through the questionnaire analysis about apartment residents in Gwangju city for the purpose of reducing the defects.

  • Recently a great deal of people are taking legal action against the housing provider due to the defects of their Apartment house. And most of the housing companies are spending a huge amount of expenses and efforts to keep their brand value. This essay will carry out time series analysis the 20 housing district which are constructed by huge construction companies. This analysis itemised by metropolitan area(Seoul) and others to keep the degree of reliability, and converted future defect maintenance cost into current cost applied by discount rate to figure out suitability of defect maintenance cost. Even though, this essay is not able to represent standard of defect maintenance cost due to the insufficiency of record, while it will be assisted as a referance when long-term record of time series is estabilished.

FRP 보강 폴리머 모르터를 이용한 돈사 바닥재 개발 (Development of Polymer Mortar Floor Members for Swine Housing Reinforced by FRP)

  • The objective of this study is to develop a polymer mortar floor members for wine housing with high strength and durability using unsaturated polyester resin to complement defects of conventional cement concrete. Physical and mechanical properties of the polymer mortar floor members for swine housing are also investigated. Specimens with different panel thickness and FRP reinforcement are prepared, tested, and analyzed with respect to structural behaviors. Cracking moment is mostly affected by the thickness and reinforced FRP. Data of the study can be applied to the designing and planning of floor members for swine housing.

  • 최근 에너지절약형 친환경주택의 건설기준 강화에 따라 고효율 주택의 수요가 증가하며, 창호공사의 비중이 함께 증가하고 있다. 창호는 사용빈도가 높고, 시공 시 특성에 따라 많은 하자가 발생할 가능성이 존재한다. 정부 기관이 공공임대주택에서 발생한 하자 민원을 조사한 바에 따르면, 접수된 민원 중 창호공사의 하자가 가장 높은 비중을 차지하고 있었다. 이에 따라 관련 선행연구를 고찰해보았고, 국내의 기존연구들은 창호공사의 시공 특성과 유지관리의 중요성을 반영한 연구가 부족한 실정이었다. 또한, 기존의 국외 연구들은 비용적 측면을 함께 고려해 시공자와 거주자의 입장을 모두 고려하였으며, 하자와 원인의 관계를 구조화하기 위한 움직임을 보여주었다. 따라서 본 연구는 창호공사의 시공단계에서 발생하는 원인을 분석해 시공 특성을 반영하고, 하자 보수 후 재발생 가능성에 기초한 유지관리의 중요성을 함께 고려해 중점관리요소를 도출할 것이다. 또한, 궁극적으로 하자 유형과 원인의 인과관계를 분석해 직관적 판단이 가능한 하자 유형별 중점관리요소를 선정함으로써 실효성 높은 하자관리 방안을 제시해 시공단계 하자를 예방하고 유지관리 비용을 저감하는 데 기여할 것이다.
