분양시기 변동에 따른 공동주택 건설공사 현금흐름 예측 (The Prediction of the Apartment Construction Project Cashflow with Changing Sales Point)

  • 현재 우리나라의 공동 주택 공급은 선분양 방식을 통해 입주자를 모집하고 있다. 선분양 제도는 주택 공급에 기여한 바가 크지만 그에 따른 시장 불안정등의 단점을 나타내었고, 주택시장이 수요자 중심으로 변화하면서 이에 따른 제도차 정책이 요구되고 있다. 이러한 시장변화와 정책변화 요구에 후분양 제도화에 대한 논의가 대두되었다. 후분양 제도화는 결과적으로 공동주택 건설사업에서 주택 수요자의 분양대금 수입의 시기변화의 문제이다. 본 연구는 분양시기 변화에 따른 건설공사 현금흐름 변화를 살펴보기 위하여 현재의 사업성 분석 방법을 고찰하고 시기변화를 고려한 현금흐름 예측 툴을 제작하였다. 분양시기 변화에 따른 분양대금 유입 시기 변화로 초기 대규모 자금이 요구되는 주택건설 사업에서 금융비용의 변화가 사업성에 큰 영향을 미쳤다. 공동주택 건설사업의 안정적인 수행을 위해서는 금융비용 변동을 고려한 정밀한 현금 흐름 예측이 필요하다.

  • The Ministry of Land, Transport and Maritime Affairs has announced a policy which could enable the building of urban type housing using a prefabrication method in 2010. However, it may possibly be at standstill owing to the prefabrication methodology has not been currently developed in Korea. Moreover, small households of one or two family members are been steadily increasing, but small housing in which they reside has been decreasing. Because of this situation, the urban type housing has been proposed. To expand the propagation of this urban type house and to promote the prefabrication method, the first-priority project is to develop a technology that is able to reduce the construction costs, as well as to shorten the construction period. Considering this prefabrication system as an avenue to be able to solve these problems, a series of systems and policies for fostering prefabricated urban type housing has been proposed. This study is to review a series of methods, technologies and policies that are required for urban type housing and henceforth, to utilize them as preliminary data for prefabricated urban type housing.

  • Precast concrete apartments were main stream of domestic industrialized housing around 90's, and Steel Houses applying Steel Stud technique with light weighted steel have been dominant portion since 1995. On the other hand, various building techniques including Steel Stud method and highly prefabricated and industrialized Unit method are prevailing in developed countries like Japan. Steel stud and unit box have their own merits and demerits, but the more crucial aspect is that the constant design standard should be applied in each design procedure. It entails the necessity of industrial housing development on the open system basis. In this study, the design standard for unit house will be established coping with the established preparing standard for design specifications defined by architectural law and promotion law of housing construction. That is for design standard of industrialized private housing on the open system basis. This study attempts to propose the design automation, with the method of unit construction of which the rate of pre-fabrication is the biggest, that can cope with the demand of user on the basis of open-system. Ticky-tacky is the biggest technical problem in suppling industrialization housing. Therefore, we will suggest a basic plan for design automation of unit modular housing which can raise the productivity of industrialization housing by applying open system, utilized by DB of component and unit, and solve the problem concerned about ticky-tacky.

시포건의 "주택" 분야 연구활동에 관한 연구 - 1930년부터 1945년까지를 중심으로 - (A Study on Ken Ichiura's Research Activities of 'Dwellings' - Focused on 1930 to 1945)

  • In the modem society of Japan, specially before and after the World War II, one of the most important problem is socially to build housing of working classes. In those days, Ken Ichiura had been led the dwelling of modem Japanese architecture. He had worked in wide spheres of action like private residence, public housing, collective housing area and urban planning for about fifty years. But until now, because studies on public housing of Japan has been discussed only aspect of architectural design, there was almost no study about Ken Ichiura who acted in practical affairs. So this study aims to consider about the Ken Ichiura's research on dwelling and the relation with the then social circumstance. It was summarized as four details of Ken Ichiura's activities on Dwellings before the end of World War II. First, he proposed half-government-supervised system by economic reason on provision of dwellings. Second, he proposed dry construction system by material and structural reason on economic and stability supply. Third, he proposed standardization and industrialization by economic reason on industrialization form material to construction of industry. And the last, he also proposed standard plan and standard design by economical and mass production supply dwellings during the war.

국내 공공임대주택의 자산관리 도입 방안 (Implementable Strategy on Asset Management of Domestic Public Rental Housing)

  • Recently, maintenance of public rental housing becomes a critical issue because its expenditure possesses the majority proportion of life cycle cost. The countries, such as USA and Singapore, have introduced the approaches for advanced property management, which are cost-effective in the maintenance management. However, as maintenance management system becomes advanced, risks associated with its application are also increased. Therefore, it is needed to assess the appropriate applicability of public rental housing maintenance management considering the constrains in domestic construction industry. The main objective of this study are to investigate international cases and systems and to propose strategic introduction, which satisfies the regulations and policies for domestic public rental housing. In order to evaluate the suitability of the investigated systems, practitioners' opinions were reviewed through the questionnaire surveys using analytic hierarchy process (AHP). The surveys indicate that advanced asset management was the suitable process for managing efficiently domestic public rental housing. Moreover, the results showed each weights of considerable criteria for assessing the effective application of maintenance management, and would contribute to further detailed and systematic management.

A Study on the Supply Process of Unit Modular Housing through a Comparison of Cases

  • The purpose of this study is to conduct a comparative analysis between Korea and the United States of the supply process of unit modular housing at both the factory production phase and the transportation and lifting phase, as part of an attempt to invigorate the unit modular housing market in Korea. Unlike the practice in the United States, one of Korea's unique characteristics is that the floor is constructed with reinforced concrete and hot water heating system. To do this, the wet method in Korea is used that includes concrete placement, curing and constructing hot water floor heating system at the factory production phase, which results in a longer production time and also requires the lifting of heavier loads. In the United States, interior and exterior finishing works of modular housing are performed by different companies, and the distance between the unit module factory and the construction site is quite far. This kind of dualized production structure may cause confusion when it comes to schedule management, procurement management, and stock management. Moreover, problems caused by external environmental factors such as wind and rainfall were reported in the course of long-distance transportation. The results of this case comparison are expected to provide fundamental data that will reduce the amount of trial and error in the unit module production, transportation and lifting work in Korea, which has a comparatively small number of unit modular housing cases.

The Consciousness Research for Han-Ok Construction of Community Facilities in an Apartment Housing

  • The Purpose of this study is to analyze the investigation of consumer's consciousness for Han-Ok construction of community facilities in an apartment housing. The contents of this study were largely composed of two parts; First was about concept and type of 'New Han-Ok type' public building. Second was about consciousness for Han-Ok construction of community facilities in an apartment housing. The result to this study is as following: 1) the concept of 'New Han-Ok type' public building should not only be defined in terms of cultural property or Han-Ok experience facilities but daily life and practical community. 2) the consciousness for Han-Ok construction of community facilities in an apartment housing was recognized affirmatively more than 75.9%. 3) the strengths of 'New Han-Ok type' public building was as following: daycare centers & small libraries & management office-use of eco materials, senior centers-traditional maintenance, community center-ease of daylight and ventilation. 4) Weaknesses of 'New Han-Ok type' public building was as following: daycare centers-security problem, senior centers-inconvenience of space, community facilities-inconvenience of facilities, small libraries-lack of storage space, management office-inconvenience of moving line. The conscious research for 'New Han-Ok type' public building should succeed for vitalizing for Han-Ok.

  • 건설정보가운데 실제 수행된 프로젝트에서 발생하는 실적자료들은 후속 프로젝트의 기획 및 수행과정에서 활용함으로서 프로젝트 수행 및 의사결정과정에 시간적, 경제적 이익을 가져올 수 있다. 그러나 이러한 실적자료들에 대한 관리가 대부분 프로젝트의 준공과 함께 종료되어 정보화되지 못하고 방치 또는 폐기됨에 따라 정보자원의 손실과 이로 인한 중복투자의 문제점을 초래하고 있다. 본 연구에서는 웹(Web)기반의 공동주택의 공사실적자료 시스템을 구축하여 무의미하게 사장되고 있는 공사실적자료의 활용을 극대화시켜 침체일로에 있는 건설시장의 투명화와 건설정보화의 기반을 마련하고자 한다.

노인가구의 주거현황 DB 요소의 유형화에 관한 기초연구 (A Study on the Housing DB Construction of the Elderly Household)

  • The purpose of this study was to investigate housing DB construction for elderly people. Document research and content analysis methods were used in this study. The major results of this study are as follows. The number of elderly household is increasing very rapidly. In particular, they consist of a single person or a couple. These households prefer to live and age in a detached house. However, the social welfare system does not satisfy their needs. Therefore a systematic social support or welfare system is required to reflect their needs. For example, related works of housing welfare need to be prepared so that their data base system correctly reflects the socio-demographic characteristics and living conditions of the elderly.

오픈하우징의 구조적 유형화에 관한 연구 (A Typological Approach to Structural Characteristics in Open Housing)

  • The purpose of this research was to identify the structural characteristics of open housing typologically and systematically. The main method of this study was content analysis and literature review on open housing. This study found that the typological analysis on terminology and the details of the constituents concerning structural patterns in open housing indicated that the main approaches were classified into three criteria such as 'Organization Element', 'Construction Element', and 'Equipment Element'. Organization Element was classified into 'Main Dwelling Unit Area and its Form', 'Room Organization Method', 'Relationship with the Main Dwelling Unit's External Constituents', and 'Combination Method of Support and Infill'. Construction Element was classified into 'Method of Structure' and 'Structural Element Technology'. Equipment Element was classified into 'Method of Using Duct' and 'Wet Zone Method'. The attributes were determined based on these classifications. The results of this study can be used to construct an evaluation tool and further to develop a framework in understanding open housing. Technical research should be conducted on the variables that affect the flexibility of space.
