Organizational Transformation Strategies for Adopting Building Information Modeling in the Engineering-Construction Industry

  • The architecture, engineering and construction (AEC) industry is beginning to utilize Building Information Modeling (BIM), benefiting from the resulting improved visualization and productivity, better coordination of construction drawings, building documents that contain embedded links to virtual information, faster delivery, and lower costs. However, construction firms often face challenges when reorganizing their company structure to take full advantage of these benefits. This paper proposes an organizational structure that will enable engineering-construction firms to successfully adopt and implement BIM for major construction projects. A case study research method is utilized based on in-depth interviews with four BIM directors and vice presidents charged with BIM adoption, implementation and education. Organizational transformation challenges and recommendations are discussed in detail for those considering implementing BIM in the engineering-construction industry. Topics such as organizational changes in the firm, costs and benefits of BIM implementation, strategies of BIM implementation (execution) plan, BIM education, risks and opportunities associated with BIM, BIM software, contract methods, human resource management and new hires, and the future implementation and direction of BIM are discussed in detail.

Concept and Structure of Parametric Object Breakdown Structure (OBS) for Practical BIM (BIM 객체분류체계 (OBS) 개념 및 구조)

  • Recent proliferation of building information modeling (BIM) has actively stimulated integrated utilization of geometric (graphic) and non-geometric (non-graphic) data. Nevertheless, physically and logically, linking and maintaining these two different types of data in an integrated manner requires enormous overhead efforts for practical implementation. In order to address this problem, this paper proposes a concept and structure of the object breakdown structure (OBS) that facilitates advanced BIM implementations in an automated and effective manner. Proposed OBS numbering system has secure rules for organizing graphic objects in full considerations of effectively integrating with non-geometric data (e.g. cost and schedule). It also removes repetitive linking process caused by design changes or modifications. The result of applying this concept to a housing project revealed that only 120 definitions controled over 6,000 graphic objects for full integration with cost and schedule functions.

  • Recently, the adoption of BIM technology in domestic civil engineering projects has continually increased both in its numbers and scope. However, the BIM model was developed and used after the 2D design was developed instead of creating the BIM model from the conceptual design phase. BIM must be used throughout every phase of design and construction to use BIM for its original purpose. However, if BIM application is applied in heavy civil projects without a step-by-step guideline, it can confuse the market and face industry resistance to using BIM. Therefore, BIM is currently being used step by step in the civil engineering field by using BIM as a conversion design. However, the BIM conversion design method, currently being performed in the Preliminary design stage, has many difficulties due to low work efficiency. This paper analyzes the existing process of converting a 2D design into a 3D BIM model while addressing the issues related to its low work efficiency. To this end, a novel approach to 2D to BIM conversion for the design development stage is proposed.

  • The Ministry of Land, Infrastructure and Transport presented the "Construction Industry BIM Enforcement Guidelines Constructors Edition" to reflect the design BIM data in the construction stage. The enforcement guidelines were prepared with the aim of providing guidelines for detailed common implementation plans such as minimum BIM business methods and procedures necessary for ordering, designing, and construction stages for the full-scale BIM application in all fields of the construction industry. In this study, interference and design errors were examined based on the enforcement guidelines, and the application effects were grasped for various sites where equipment placement and operation plans were established. As a result, intuitive examination was possible by comparing the digital field 3D model and the planned model in one space, and the optimum equipment arrangement and operation plan were derived through simulation examination according to the execution stage.
