Effect of the Spread on Housing Mortgage Loans (가산금리가 주택담보대출에 미치는 영향)

  • The purpose of this study is to analyze the effect of the spread on housing mortgage loans. In particular, this study analyzes how the spread has a decisive effect on housing mortgage loans when a structural change occurs in the spread. For the sake of empirical analysis, this study utilizes the housing mortgage loan, housing mortgage loan interest rate, COFIX interest rate, and spread. The period of analysis is from December 2010 to December 2017. Results of the analysis show that there is a statistically significant structural change in the spread and housing mortgage loans (May and June 2015, respectively). It is estimated that the structural change in the spread has an influence on the structural change in housing mortgage loans. In addition, the effect of the spread on housing mortgage loans is larger than the effect of the COFIX interest rate and the housing mortgage loan interest rate. This indicates that the adjustment of the spread is a significant burden on housing mortgage loans. As economic uncertainties both internally and externally are increasing, pressure on interest rate hikes is also increasing. Considering these circumstances, interest rate hikes will be inevitable in the future. If the base interest rate and the spread increase simultaneously at Korea's current economic level, it will obviously lead to an economic recession as the burden on the repayment of principal and interest of housing mortgage loans will increase. Therefore, it is imperative that financial authorities prepare institutional arrangements in order to protect financial consumers by preventing arbitrary calculation of the spread, which would not be objective and would not be transparent from the banks.

  • BACKGROUND: Social, legal, and economic factors have changed the delivery of care to elderly who are frail and/or chronically ill. Increasing number of the elderly are now treated in the community, while living with or in close proximity to their family. It is evident that families play a major role of support for elderly persons in our society. This paper provides a review and analysis of studies that have investigated informal caregiving issues encompassing physical, psychological, emotional, and social domains. RESULTS OF THE REVIEW: Family caregiving often interfered with workplace and other responsibilities, creating physical, emotional, and financial stress for caregivers. Relatively high volumes of research addressed caregiving issues in the families of Alzheimer patients and in the areas of emotional and psychological impact of caregiving. Few studies explicitly investigated the role of informal caregivers in the management of other chronic conditions such as stroke or depression or physical consequences of long-term caregiving. While most studies were focused on negative aspects of caregiving, a few studies found it rewarding. Often the burden, stress, and socio-economic effects on the family caregiving for an elderly person were not sufficiently appreciated. CONCLUSIONS: Positive outcomes for both the caregiver and the care recipient are more likely to occur when effective levels of collaboration exist between health professionals and caregivers. As a first step, a better understanding of the caregiving experience such as caregiver characteristics, care recipient characteristics, and social stigma is important for nurses to minimize the burden of care so that appropriate interventions can be developed. In addition, further studies are needed to examine the role and needs of informal caregivers in the care of increasing number of frail and/or chronic ill elderly treated in the community.

Difference of Caring Needs According to Caring Experience of the Elderly with Dementia and Caring Situation (치매노인 부양경험 유무에 따른 부양요구의 차이와 치매노인 부앵실태)

  • The purpose of this study were to find out the difference of needs of caring between care-givers and non care-givers, and to suggest the way of lessening vigorous task of care-givers for the elderly with dementia. Data were collected from 130 nationwide respondents intentionally divided into two groups; care-givers and non care-givers in the middle aged with middle and upper income. Collected data were analyzed by frequency, percentage, t-test using SPSS package. Since the result of survey, unexpectedly, showed no difference between two groups, it could be explained as that these two groups commonly had same needs of caring for the elderly with dementia. Major findings were as follow; 1) Most Koreans stiff thought family should be the main care-giver for the elderly with dementia prior to nation or society. 2) Responsibility of caring for the elderly with dementia would be better to be shared with children instead of focusing to a child. 3) They thought ideal residential facilities for the elderly with dementia were small-scale professional dementia facility(group home) rather than home or general elderly housing. 4) Professional dementia care hospital was one of the most needed facilities for the elderly with dementia, followed by short-stay and dar-care center. 5) It was revealed care-giving task was vigorous showing that most care-givers spent 1-5 hours a day for caring, while 13% of respondents spent 11-24 hours a duty. 6) 90% of care-givers took the responsibility of main care-giver because of duty of offsprings or spouses, and wanted to be free from their current circumstances. From the result of this survey researchers would like to suggest the establishment of diverse facilities for professional dementia care to lessen the caring burden for the elderly with dementia: group home, chronic hospital, short-stay, day-care center. Financial support from the government for the housing renovation of the caring families should be considered seriously afterward. It is needed to give the opportunity to select proper paid dementia care facilities according to their income and situation of household.

Analysis of Intra-city Bus Demand during Rainfall Using Ordered Probit Model (순서형 프로빗 모형을 이용한 강우시 시내버스 이용수요의 변동분석)

  • After implementing "Semi-public management system of intra-city bus", the burden of financial aid for unprofitable routes is on the increase in Busan metro city. It becomes a heavy burden on the local finance, which needs to be resolved for improving the intra-bus system. The rainfall is one of the factors influencing the demands for intra-bus in urban transportation. Motivated by this fact, this study investigates the impact of rainfall on the intra-city bus demand. Actual bus users are surveyed on their patterns and recognition of using the bus according to the amount of rainfall. A rainfall forecast model using ordered probit model is presented, and the elasticity of the intra-city bus utilization to the amount of rainfall is also analyzed. The resulting findings could be applied to promote the use of intra-city buses and also be utilized as basic data for other studies to improve the intra-city bus system.

The Psychosocial Aspects of the Patients with Chronic Hepatitis B (만성 B형 간질환 환자의 정신사회적 측면)

  • Objectives : The author wanted to summarize the psychiatric and social aspects of the patients with hepatitis B virus infection. Methods : The author reviewed all pertinent citations in the Medline database from 1966 to 1999. Results : Psychiatric problems in this population include delirium, psychotic disorder due to general medical condition(especially mania), anxiety, depression, adjustment disorder, alcohol abuse/dependence, and drug abuse/dependence. Social aspects of the patients with hepatitis B viral infection relate to the stigma of being a carrier, guilty feeling about infection, guilty feeling about increased family burden, impacts of having hepatitis on interpersonal relations, sexual difficulties, and job loss with increased financial burden, and health care worker's refusal. Conclusions : Appropriate early educational counseling interventions regarding the expected course and psychosocial intervention should be tailored to the sociocultural needs of special populations. Those interventions will increase compliance of treatment and prevent progression to hepatocellalar carcinoma from hepatitis.

  • This study examines 17 ex-offenders' wives who is receiving housing support from the Korea Rehabilitation Agency to understood the difficulties child-rearing experiences with the grounded theory. Based upon the research outcomes, supporting that needs for prisoners' wives who feel a huge burden on taking care of infants and preschool children by themselves was discussed. The prisoners' wives with children at school age and initial/middle adolescent need to get strong support due to not only the shock about husbands in prison but also the burden and stress that should follow the role as parents of students. Those late adolescent/adulthood who were supposed to follow their dreams, were required for their financial and emotional sacrifice. Result indicates children need to get support to form the right identity, not to get exhausted or shrink from being stigmatized and prejudiced as children of released prisoners.

A Study on Functional Movement Screen and Automobile Worker's Musculoskeletal Disorders

  • Objective: The aim of this study is to figure out the level of Functional Movement Screen (FMS) of 122 automobile manufacturing workers and to set the FMS score for predicting risk of musculoskeletal disorders. Background: Although today's industrial sites have been becoming automated rapidly, the risks of work-related musculoskeletal disorders (WMSDs) have been on the rise. In the case of WMSDs, it is important to control WMSDs at the early stage. Early detection of WMSDs is very important for the successful treatment. However, the medical examination puts a great financial burden on most workers. To reduce their burden, there is one test to check the musculoskeletal functional condition and to predict the risk of injury, which is called FMS. Method: This research tested the FMS score of 122 workers at a motor company, and also conducted a questionnaire survey of individual characteristics and job characteristics. Results: For the 122 subjects, the average score of FMS is $14.63{\pm}2.27$. There is a negative correlation between FMS and their ages and BMI (p <0.05). FMS is higher when exercising regularly (p <0.05). The FMS scores of musculoskeletal disorder patients are lower than those of normal workers (p <0.05). While it is more likely to become a musculoskeletal disorder patient when FMS score is less than 14, it is more likely to become a normal worker when FMS score is more than or equal to 14. Conclusion: According to the result of FMS test, there is a score difference between individuals with musculoskeletal disorders and normal ones. FMS scores can also predict and identify workers with risk of the musculoskeletal disorders. Application: According to this study, FMS can be expected to have a positive effect on the prevention of WMSDs in worksites.

An Investigation on the Status of Care-giving for the Demented Elderly and Desire for In-house Care Services (치매노인의 부양실태와 재가복지서비스 욕구조사)

  • Purpose: The purpose of this study is to examine the status of care-giving for the demented elderly and to find out the need of community in-house care services-day care services, short-term care services, home help services, and home care services. Method: It analyzed the data of 186 old people having dementia, and caregivers. Data were collected for five days, in September 2002. Results: The caregivers were mostly women and the burden for the care giving was high (87.5%). They used community care services, that is, day care services (26.5%), home care services (21.6%), home help services 00.8%), short-term care services (6.2%). Caregivers' age and education level were significant factors in the demand for day care services. Caregivers' education level was a statistically significant factor in the demand for short-term care services and home help services. Caregivers' age and education level were significant factors in the demand for home care services. Conclusions: It is necessary to expand the financial aid for the active implementation of daytime protection for dementia-patients under medical treatment at home and to promote patients' recovery. It is necessary to enhance home help services and home care services, and to establish many day care centers and short term care centers. Through this, it will prevent caregivers from becoming burnt out due to the burden of care giving.

A qualitative study on the present conditions and problems of oral health care in senile dementia patients (치매 노인의 구강건강관리실태 및 문제점에 관한 질적 연구)

  • Objectives: The purpose of this study was to investigate the present conditions and problems of oral health care in senior citizens with dementia using a qualitative research method, through focused group interviews. Methods: Data was collected for approximately one month from May 2019. The subjects were divided into two groups: care workers and family caregivers. Fifteen participants were included in the study. Results: In-depth interviews with the care workers revealed the following three categories: characteristics of senile dementia patients, oral health care in senile dementia patients, and oral health care education. In-depth interviews with the family caregivers revealed the following four categories: characteristics of senile dementia patients, oral health care in senile dementia patients, oral health care education, and burden of care. The central themes common to both the care workers and family caregivers were the challenges owing to the characteristics of senile dementia patients, poor health condition of the senile dementia patients, difficulty in oral health care of the senile dementia patients, the desire to receive oral health care education and related information, and to access the information more easily. Additional central themes specific to the care workers were, the applicability of the intervention programs, variability between the facilities, and the problems of oral health care education. An additional central theme specific to the family caregivers was the burden of care. Conclusions: It is necessary to provide oral health care education and information to care workers and family caregivers of senile dementia patients, and to manage and support the dental health professionals ready to care for senile dementia patients. In addition, support to the family caregivers should not be limited only to the financial aspects, but also consider the psychological and emotional difficulties.

A Case Study on Public Building Construction Method by Public-Private Partnership in Japan (일본의 민관협력에 의한 공공건축 조성방식 사례 연구)

  • The purpose of this study is to draw implications for revitalizing public-private partnership system that can reduce the financial burden of the government and utilize the creative know-how of the private sector by analyzing the cases of public building construction projects by public-private partnership method in Japan. In this study, first of all, I looked at the current state of public-private partnership policy in Japan and then selected 8 representative projects as an analysis target. Next, in order to grasp the specific situation that is aimed at securing publicity and revitalizing private participation, I analyzed the role sharing between public and private sectors in the maintenance and management of public buildings, and examined the conditions for private revenue facilities. As a result of the analysis, the following implications were drawn. First, the methods of public building construction by public-private partnership in Japan are largely divided into BTO method based on the PFI method, and the method of installing public facilities and private revenue facilities based on the term leasehold rights system. Second, measures were taken to mitigate the burden of the state and local governments in establishing public facilities. Third, the public has delegated to the private sector actively about the role that the private sector can play, expanding the role of private sector widely from design to operation in the public building construction projects. Fourth, in order to actively participate in private sectors and promote regional revitalization, private profit-making projects are widely accepted, but consideration has been given to guarantee a certain level of publicity.
