경기가 장기간 침체되면서 산업단지 내에 휴폐업공장이 증가하면서 리모델링이 시급한 상황이다. 이에 정부는 노후화된 산업단지의 경쟁력을 회복시키기 위하여 산업단지 구조고도화사업의 일환으로 산업단지 내 휴폐업공장 리모델링을 추진하고 있다. 본 연구는 산업단지 내에 있는 휴폐업공장 4개소를 대상으로 리모델링을 위한 타당성을 분석하고, 리모델링 우선순위와 추진범위를 제안하는데 목적이 있다. 연구에 필요한 데이터는 문헌연구, 현장실태조사 등을 통하여 수집하였다. 연구 결과, 휴폐업공장 4개소 모두 리모델링의 타당성이 인정되나, 공장 A는 보다 세밀한 임대 유치계획과 관리운영계획이 필요한 것으로 조사되었다. 본 연구결과는 산업단지 내 있는 휴폐업공장 리모델링을 추진하는 근거자료로 활용될 수 있으며, 타 지역의 휴폐업공장 리모델링의 근거자료 확보 및 기초자료로 활용할 수 있을 것으로 기대된다.
This study explores changes of industrial scales and building activities in the semi-industrial area of Seoul's Seong-su, responding to the shifts of industrial structures and policies in the Korean society. The purpose of this study is to investigate patterns of construction activities of factory buildings in the Seong-su semi-industrial area by analyzing changes in industrial facilities. As a result of the analysis, the change of the factory building area come out from the recent survey implies the possibility of entrepreneurial inflow as much and the new constructions and some remodeling cases which are characterized by complexity seem to correspond to the industrial structure. However, it is unreasonable to believe that this phenomenon is a mainstream movement involving small-scale factory buildings and companies. This is because there are aspects that are not included in this movement, such as changing the use of buildings without accompanying physical changes. On the other hand, compared to various movements of individual companies in response to the industrial structure, the physical plan suggests a limited alternative centering on the floor area ratio and the building area ratio. This means that the efforts to attract and grow the power of knowledge based-industry through the designation of the Industrial Development Promotion District in part of the case sites, overlook the natural change through remodeling and reuse of existing buildings. In addition, considering the fact that the production space of industrial use can be greatly influenced by the behavior of users compared to general buildings such as residential and commercial, it is necessary to pay attention to various phenomena occurring in the area more locally than the uniform supply policy. Based on these findings, this study contributes to illuminate the legal system related to building act in the Seong-su semi-industrial area and the potential direction of architectural suggestions in related policies and researches.
To ensure that the production system of a factory is efficient, the factory layout design should consider the location and material flow plans of facilities, workshops, and storage areas. Highly productive factories need to have an optimized layout planning process, and a customized design methodology of the production system is a necessity for feasible layout planning. This paper presents a method for designing a layout module's size and shape and provides a heuristic location-allocation algorithm for the modules. The method is implemented and validated using a rich internet application-based platform. The layout design method is based on the leisure ship production process; this method can be used for designing the layout of a new factory or remodeling an existing factory and its production system. In contrast to existing layout methods, the inputs required for the proposed method, such as target products, production processes, and human-resource plans, are simple. This layout design method provides a useful solution for the initial stage of factory design.

In cities of the concept, there has been much change in existing urban space and accordingly wisdoms and knowledge has been accumulated. The purpose of this research is to scrutinize urban spatial modification of a regenerated model city "Bologna". The target area of analysis was a ex-factory ailing district. Field site visit, deep interview with professionals and citizens, walk through observation, and historial literature review on the site were employed. As results, its history, retrofit process and current change were systematically described. The results showed ways of thinking, attitude toward historic preservation, technology, and creativity of using existing buildings for contemporary functions. This has a significant implication on Korean urban development which mostly, has ignored the existing value of community and buildings.
The transition from manufacturing to service-based economies in highly developed societies during the post-industrial period resulted in the decline of the industrial landscape, leaving it abandoned or underutilized. In pursuit of revitalizing the obsolete industrial space, innovative design techniques based on adaptive reuse are applied to retrofit modern functions to create a new cultural space and preserve the historical, symbolic, and cultural importance of the abandoned industrial facilities. Design considerations based on facade redesign have proven to be one of the most adopted techniques that can help in recreating a new function for the vacant industrial buildings and integrating them into the present-day urban fabric. This paper examines the facade renovation elements used for the adaptive reuse of 15 abandoned industrial buildings presently used as multi-purpose facilities in South Korea. Through a questionnaire survey, this study analyzes the respondents' preference for different facade renovation elements in the 15 sites according to age and gender. The study found that both genders showed similar preference patterns between most elements. But on some elements, females were keener and expressed a stronger opinion than males. There were much more females than males who perceived color and material as the most important exterior elements. The findings of this study can be used for the adaptive reuse of industrial buildings according to user preferences for different facade renovation elements.
Wall structure smart modular is a building construction method where modules are manufactured in a factory and assembled on-site. This method is gaining popularity in the construction industry as it reduces construction time and mitigates risks such as material supply and labor costs. Wall structure smart modular is necessary as it provides comfortable temporary classroom space during renovation and remodeling of aging school buildings. The structure and characteristics of each type of temporary classroom modular were compared, and wall structure modular showed superior performance in terms of height and weight competitiveness compared to mixed structures. With these advantages, wall structure modular can ensure economic efficiency and recyclability as a temporary classroom. In the future, we aim to compare and analyze the standards such as inter-floor noise and heat transfer coefficient for wall structure and mixed structures.
세계적 추세인 친환경에 맞춰 국내 건설 산업은 리모델링 및 증축에 관심을 갖게 되면서 모듈러 공법이 대두되고 있다. 모듈러 공법은 기존의 공법과는 달리 공장에서 70%이상을 모듈 형태로 제작하고 현장에서는 단기간 내에 조립만 하여 완성하는 공업화 건축시스템이다. 모듈러 공법은 현장 작업 감소로 인한 공기단축, 경량철골 사용으로 인한 하중 부담 감소, 반복 생산으로 인한 공사비 절감 등 많은 장점을 갖고 있다. 하지만 현재 상용화되고 있는 기존 공법의 진입 장벽이 높아 활성화되지 않고 있는 실정이다. 이에 본 연구는 공법 선정에 영향을 줄 수 있는 관계자의 의사결정에 도움을 주고 모듈러 시장의 활성화를 도모하기 위해 모듈러 공법을 가장 효율적으로 사용할 수 있는 증축 공사에 적용하고자한다. 실제 사례를 비교 분석하여 공기, 공사비, 노무인력 등의 측면에서 타 공법과의 차별성을 강조하고, 구체적인 효과 분석을 통해 모듈러 공법의 경쟁력을 알리고 모듈러 공법의 활발한 국내 도입에 일조하고자 한다.
