The purpose of this paper is to find out the factors affecting the apartment price given three sets of variables such as characteristics of apartment building, apartment site, and location. Data of 1,579 housing units in 224 apartment complex sites in Ilsan city were selected from the housing information of four public and private housing sources in 2006. The first set of variables for physical features include housing size (pyoung), preferring-floor, building orientation, heating system and structure of entrance. The second set of variables for building were number of housing units, built year and rank of construction company. The third set of variables for location were distance from number of school, the subway station, distance of department store and park. For the analysis, the hedonic price model, which was one of the methods to estimate social convenience, was used along with the SPSS statistical program and regression analysis. The results are as follows, Firstly, in the structural characteristic variables, it was analyzed that all of the variables except facing affected the apartment price. Secondly, In the site characteristic variables, unusually all of the variables were not affected the apartment price in Ilsan city. Finally, the locational characteristic variables number of school, the subway station, distance of department store and park affected the apartment price. In case of Ilsan city, educational facilities was likely to positively contribute to the price of apartment.
The purpose of this study was to grasp major elements and actual condition of apartment unit remodeling by in-depth interviews on residents and specialists. The interviews had been conducted to interior designers who have a wide experience of apartment remodeling and residents who live in recently remodeled apartment unit. In-depth interview is a kind of qualitative method in which attention to reply of responses with open-access between interviewer and respondents. According to the results, remodeling elements were generally changing of lighting fixtures and finishing materials in the all spaces, integration of balcony into children's room, installation of furniture in kitchen and entrance, changing storage furnitures and equipments in bathroom. Artificial lighting method were selected generally whole lighting. Finishing materials were used ordinary (non environmentally-friendly) wallpaper and adhesion and tempered floor. There were unsatisfied factors after remodeling, these were dissatisfaction of design, construction defects, and stink of reflecting 'sick house'. Also they responded that they should be considering to use environmentally-friendly material at next remodeling.

This study aims at establishing an ecological planning for road construction. which is considered to be a main cause of damage to the natural environment in Korea. This study focuses on the Pyungtak-Eumsung Highway development project. It considers the ecological factors and status of the site and its surrounding area. The study site is a four-way highway with a width of 23.4m and a length of 5.7km that spans from Hyungok-ri, Anseong City, Kyeonggi Province to Jukhyun-ri, Jincheon-gun, Chungbuk Province. The objective of the plan is "the establishment of an eco-road in harmony with nature." The plan is divided into five detailed goals: 1) restoration of river morphology and ecosystem through ecological planning; 2) establishment of wet biotopes; 3) construction of ecological corridors; 4) restoration of damaged forest ecosystems; and 5) ecological restoration of the roadside slopes that are linked with the surrounding forest. A master plan has been developed based on the detailed goals. The master plan involves: 1) establishment of a natural river, wet biotopes, and ecological corridors that facilitate the movement of amphibians, wild fowls, mammalians and fish; 2) development of a planting plan for the visitor center, the tunnel entrance, and soundproof banks; and 3) the presentation of a planting model for restoring roadside slopes that are connected to the surrounding forest. The eco-road plan needs to entail ecological conservation and restoration plans. In addition, a monitoring plan for ecological corridors and habitats should be included in the comprehensive plans, along with the continuous development of environmentally friendly technologies.

The purpose of this study is to classify, evaluate and grade the existing highway tunnels to increase landscape and natural statistics keeping the structural safety about tunnel gates area and induce the ones that will be constructed in the future by drawing the improvements and restoring the techniques as an environment-friendly. To examine the types of tunnel gate area, total 54 tunnels were investigated by selecting Gyeongbu Expressway, Yeongdong Expressway, and Jungang Expressway. Tunnel entrances and exit ports were classified as a Wall-closed type and Protruding type, which is based on tunnel gate type. Vegetation Landscape types were classified as Multilayer-Same as the surrounding landscape_(MS), Multilayer-Difference of surrounding landscape_(MD), Single layer-Same as the surrounding landscape_(SS), Single layer-Difference of surrounding landscape_(SD), and a Desolate type which based on vegetation layers and environment-friendly. Potential vegetation recovery was identified based on the structural stability and revegetation potential of the tunnel. The factors include the structural stability of the slope height and slope gradient were selected. Revegetation potential was identified as a growth potential. This factor was used in the step to classify vegetation recovery potential of a tunnel. The result, which investigated the types of tunnel entrances and exit parts has found that the most typical in 33 places was a Wall closed type with 61.1% of the total ones. The case of vegetation landscape types was created but different from the ones surrounding it with 85.2% of the total ones. It is judged that the currently constructed vegetation of tunnel entrance and exit parts had put convenience on the safety and management before landscape consideration. In addition, tunnel entrance and exit parts with excellent potential for vegetation recovery were all Protruding type. In addition, it is judged that slope stability can easily obtain growth. Therefore, entrance and exist of the highway tunnels, which will be constructed in the future, should reflect location and the result of the natural and ecological survey in design by performing it in advance and their types, which minimize the damage area range, should be applied to the local characteristics suitably. In addition, the ecologically healthy tunnel construction should be done by introducing active vegetation recovery techniques based on its safety.
This study aims to establish the schematic plan for renewing canopied landscape of Garosoo-gil of Chongju and to review to conserving the resources of streetscape of the Garosoo-gil. The study reinterpreted the Garosoo-gil of tree canopied road, representing meanings and functions of the road with main traffics as well as the image of Chongju city achieved buffer zone for open spaces to city green network. The study relied on the present composition, the status of road trees and streetscapes; additionally, the present streets cape was performed with examinations of those factors, the composition of roadscape, the change of structure according to visitor's movement and road construction condition, which was composed with focused places on concerning the loss and demolition of trees by Garosoo-gil. According to the result, the streetscape could be prospected to decreasing the number of trees and changing the sceneries of streetscape. As a result, the dominant canopied streetscape was found three areas. The analysis could help to find a way to establish the schematic plan for making the streets cape be symbolized and take place identified and better festival events with greens. The study could not only suggest the place of the streetscape to be divided into conservation area and protection area, for tree canopy but also establish alternatives for making the Garosoo-gil be a beautiful street park and enduring for a better landscape of main entrance road.

This study aims to identify the change of bathroom design characteristics through the investigation of bathroom space in apartment model houses. The bathroom space of each private exclusive area was analyzed from the plane characteristics perspective such as quantity, location, size and shape. For this study, site survey and observation was performed to analyze the characteristics of plane and design based on twenty seven model houses of seven large-sized construction firms with Seoul area focused on. Research object was restricted to from ten Pyeong's apartment to sixty Pyeong's in order to understand various characteristics of twenty seven model houses. Since analysis variables were not diverse, the main three factors - frequency, percentage and an average - were represented in Microsoft Excel worksheet, focusing on the quantity of each case, design characteristics and pattern. 1) The quantity of bathrooms: It was turned out that the quantity of bathroom was one in ten Pyeong's apartment while it was two in thirty, forty, and fifty Pyeong's apartment. There were mostly two bathrooms available in twenty Pyeong's apartment even if only one was planned in few cases. All powder rooms and dress rooms in twenty and fifty Pyeong's apartment were designed to be separated and be accessible through bedroom. 2) The size of bathrooms: As private exclusive area increased, the size of bathroom for both family and couple increased. Couple bathrooms had the tendency to be equipped with shower booth and bathtub at the same place or have more tubs than family bathrooms because couple bathrooms were bigger than family bathrooms. 3) The location of bathrooms: Couple bathrooms were usually located beyond dress rooms or powder rooms while family bathrooms were mostly located at the entrance side. 4) The shape of bathrooms: Shower booth was assumed to be in general vogue because family bathrooms, for the most part, were comprised of a flush toilet, a washstand and a shower booth. In the case of couple bathrooms, a flush toilet, a washstand, a shower booth and a tub were generally equipped in more than twenty Pyeong's apartments while a tub was not installed in twenty Pyeong's apartments.
The purpose of this study is to propose a method of developing an improved Hanok. To achieve this, an investigation was carried out on the factors of the main floor plan in the improved Hanok development and an interview was conducted with residents who live in the improved Hanok development. The conclusions obtained through this study are as follows: First, The shape of 一 was marked at the highest in the Korean traditional plan types such as 一, ㄱ and 田. It is considered that this reduces the cost of construction by simplifying the structure of the roof. Second, the size was consisted of $5{\times}3$ Kan, the Korean traditional module that determines the number of columns and expresses the position of the inner wall. However, the Kan measure ments for the bathroom and multi-purpose room differed. Third, 57.6% of the 2 bedroom units were investigated. However, 60% of the residents preferred 3 bedroom units. Fourth, the results of the relationship between the living room and the kitchen showed that the residents preferred L+DK type to LDK type by 54.2% and 45.8% respectively. Fifth, the residents preferred a bathroom constructed next to the bedroom because they considered that the improved Hanok development would be used as an Inn during holiday periods. Moreover, they desired a plan where the bathroom could be directly entered from the outside. Sixth, the design for the improved Hanok development should have a suitable multipurpose-room because 72.5% of the residents have extended their house to accommodate such a room. Seventh, 61% of the improved Hanok units had an entrance space, which does not exist in Korean traditional houses. For this reason, the Korean traditional floor (: the Maru) was avoided due to its inconvenience.
The miraculous growth of Korean economy and its business corporations during 1960' s and 1970's are mainly due to the government leadership and its market intervention. We can find the reasons why the government initiated economic growth plan was so successful in Korea in its efficient bureaucratic government system and fair discipline to the corporations based on its contribution to the economy. During 1960's, the primary factors for the growth of business entities and the formation of business groups were the financial special favor, the preferential treatment in the new industry entrance and the merge & acquisition, lavish export incentives from the government, and the export explosion to Vietnam. During 1970's, the substantial deduction of corporations' private debt, enormous support in heavy industry investment, special benefits to general trading companies by the government, and the construction export to the Middle-East were the main causes of the business growth and the business groups formation. Also, the economic rent for the big companies had still been effective since 1960's. However, the preferential benefit to the big companies made them to diversify into the unrelated business ares and to be in very vulnerable financial position. The governmental support brought about the monopoly as well.

Because hotels contain the cultural and artistic information of an era and plays a role as an iconic building to experience the unique regional culture, they are more than just a building. In recent years, as Jeju is emerging as a popular tourist city, a multi-functional and systematic plan for hotels is needed. Therefore, this study provides basic design data for hotel construction in the future by analyzing the public space of the luxury tourist hotels on Seogwipo-si. The public space of hotels, divided into service, food and beverage, banquet, leisure and convenience space, are categorized in terms of the cross combination type, entrance space form, plan type, unit space form to understand their relativity in the public space of hotels. This study reviewed the hotel construction based on the reference and literature, and, visited the sites to determine the current general status of hotels and then analyzed the architectural planning factors and spatial composition types.

This paper aims to analyze success factors for the construction of Supdari(a traditional wooden bridge to connect small streams temporarily), which is a citizens' initiative project to revitalize local community in Jeonju-River, Jeonju City. Recently Supdari has been restored for the use of belongings in local festivals. But Jeonju-River Supdari was designed and built to unite local citizens and connect river-divided villages. This project shows how investing social capital like Supdari makes the community vitalize through citizen's active participation. As a citizen leading project, there were several critical factors for sucess. At first, there were some noticeable ways to encourage local citizen's participation in online and offline. In the online, the Supdari internet cafe introduced what is a Supdari, how to make it and where we build using various media of UCCs and photos. In the offline, the small scaled model of Supdari was made and exhibited in the entrance of the village and related several seminars were hosted to discuss how to construct Supdari with citizens, local assembly men and public officials together. The Second is the movement to restore traditional and cultural resources for the community recovery triggered the supports from local councils and many civic groups. Civic groups supported ecological and structural expertise to guarantee environment friendly and stable construction. And local councils mediated citizen's and administrative office's opinions. The third is flexible administrative management to help citizen's ideas to be realized. Officials extended setting period of Supdari on the condition with the civic-control safety management.
