A Study on Management System for Improving of Equipment Productivity in Injection Machining Process (사출가공공정에서 설비생산성 향상을 위한 관리체계에 대한 연구)

  • This study investigates application cases of facility management system model for enhancing facility productivity of industry filed around medium and small facility processing companies and finds the inefficiency of the existing management model. Following items are researched to seek out methods and measures to maximize facility productivity through empirical analysis by exploring and establishing a new management model. First, the empirical analysis, it is found that the overall equipment efficiency index used for facility productivity management in the companies has a difficulty being used as the index for it in actual medium-small processing companies. Second, a new facility management system model applying standard cycle time is suggested among facility management index system to measure facility productivity. Third, the empirical analysis is used to verify that developed facility management system model is a useful method to manage the facility productivity by applying the model to actual medium-small processing companies. Finally, it is necessary to implement comparison analysis on whether actual productivity enhancement induces a distinctly different result by using a new facility management index system model to be inhibited in this study.

Development of A Model for Diagnosing Management Capabilities of Public Facility (공공시설물관리 역량 진단 모델 개발)

  • Recently, the aging of public facilities in Korea have accelerated, and the existing framework for facility management is shifting toward to facility asset management in terms of performance-based proactive control. Therefore, the operation of public facility involves both safety assurance from the deteriorated facilities and management capabilities for sustainable maintenance in the required valuation and level of service, such as valuation of facility assets, life-cycle management plans, financing, and so on. In this study, the Facility Asset Management Indicator(FAMI) has been developed for public facility asset management, and it provides the quantitative management grade, based on international standards, such as ISO 55000 series and International Infrastructure Management Manual(IIMM). The FMMI includes 10 key areas to apply a diagnosis model into management capabilities, 113 detailed elements, and 5 maturity grades. As the importance of public facility asset management is increasing constantly, this is expected to identify previously the strengths and weaknesses of public facility operating institutions. Eventually, they can obtain the effective ways to improve their own capabilities, minimize the public funds, establish the strategies for innovating the current management structures, and operate stably the facilities in the required performance.

  • The introduction of BIM technology is expanding not only in the field of design and construction, but also in the maintenance and use stage. In particular, researchers are looking to build a smart facility management system that integrates advanced IT technology and BIM. This study proposes the parts to be used and added to the BIM information, focusing on information generated and exchanged in the application case that is an issue during the current facility maintenance work by introducing the smart facility management technology and its use cases. The effectiveness of this proposal is compared with the scenario in which BIM-based facility safety management is applied and the current business scenario. In conclusion, the requirements for smart facility management are analyzed, and linkable parts between facility management tasks and BIM data that should be reflected in the facility management system are presented. In the maintenance phase, through the use case scenario, the facility management phase is subdivided according to the characteristics and contents of the work. In addition, information about the facilities required for each task is specified. Furthermore, it is examined whether BIM data and IT information can be linked with existing facility management systems. It is a process and guideline that can be provided to practitioners who want to introduce BIM and smart technology to facility management. It can define the required data items and levels according to the required information step by step based on the maintenance case.

  • Overseas countries' government and facility management industries make efforts to ensure precise and fluent data from building information modeling (BIM). In facility management, a large amount of data and information are necessary to continue the process activities. Facility condition assessment, which is performed to make budget plan for the maintenance and operation requires the related facilities' documentation and information. However, it depends on the owner and the user of the facility to provide accurate and complete information to consultant. The problems as follows: (1) owner and user should provide documents and information, and (2) the consultant cannot verify the provided information. To solve these problems, we suggest a methodology to produce the information for FCA through BIM. First, all of the essential documentation and assessment elements are listed. Next, the documents and elements are separated out, whether they are able to be extracted from BIM or not. Then, the list indicates only the data that is linked with BIM. The suggestion is expected to provide the required information through the connection to BIM with accuracy and completeness and to present another BIM application use for facility management.

  • It is important to manage an educational facility used by many students. The office of education has responsibility to manage public school facilities instead of most elementary, middle, and high schools. Some school or university outsources facility management and maintenance. An international school in Jeju is established by BTL (Build-Transfer-Lease) that includes construction and maintenance. This research objective is to analyze the case of facility management in the international school, and to provide improved method for school maintenance.

  • This paper, deals with the developmental result of university facility management system using GIS, is to explain the developmental process of this system and the merits and the faults of GIS facility management system. Facility management, as a discipline, is the practice of coordinating the people and the work of an organization into the physical workplace. According to rising costs for the facility management and effective management for the existing facility, the organization need to optimize the use of existing facilities and equipment to prevent unnecessary investments in facilities and equipment. The purpose of this study is to build GIS based university facility management system using GIS. Based on 1/5,000 from national geography institute and 1/600 map, we construct base map for study and, using genasys genius program, we made facility management system. This system includes geographic management, infrastructure management and building management, and, using each attribute information, it is possible to use not only for effective management for existing facilities but also available to future decision making.

A Study on the Development of the Assessment Category and Items for University Facility Management (대학시설관리를 위한 평가분류체계 및 평가항목 개발 연구)

  • For university facility and space management to be public, and to increase the administrational efficiency, this research suggests an efficient as well as an objective evaluation system/index to allow national and university finances to contribute towards higher education. According to the result of this study, evaluation system for university facility can be widely divided into two categories; quality and space management. First, quality management is subdivided into three groups in order for quantitative management, school site and building area, secured building, and financial affairs and expense management. In order for an effective and appropriate space management, the second category of space management proposes seven subdivisions. Based on these subdivisions, quality management on university facility contains 10 evaluation items with marking system which allows perfect score of 50 points. The space management category contains 19 evaluation items and the marking system allows perfect score of 100 points. Therefore, this study developed total of 29 evaluation items for university facility management with marking system that allows perfect score of 150 points. The suggested evaluation system and items will be used as a valuable foundation for efficient and objective university facility management.

  • The maintenance of educational facilities is divided into inspection and management of facility managers residing in the school and Educational Environment Improvement Projects(EEIP) to carry out maintenance work. Educational support organizations collect maintenance requests through facility inspections by school-specific facility managers, and carry out numerous maintenance projects during the year. The EEIP has the characteristic of Program Management with interrelationships between projects, not multiple projects management. The purpose of the EEIP is to eliminate the inconvenience of school facility users and increase their satisfaction, and achieving the goal is judged to be successful. Despite the importance of management and performance measurement utilizing Critical Success Factor(CSF) for the operation of successful educational facility maintenance management programs, the system for achieving the goals is insufficient. This study derives CSFs for each stage of the EEIP for the success of the EEIP. The CSFs for each stage of the EEIP is expected to serve as a basis for evaluation of educational facility maintenance management programs and can be used as an evaluation index in the future.

  • Most urban transit companies recognize the necessity of classification for facility management Classification for urban transit facility is necessary for standardization of maintenance management. The practical application. however. is not easy because of the absence of standardization of classification for urban transit facility and the difficulty in objectification of breakdown structure. This study suggests a proposal of classification for maintenance management in urban transit facility. This study defines standardization of classification as facility, work, maintenance and attribute to manage urban transit facility. And attribute classification consist of material, equipment and document. The suggested classification can be used as a useful maintenance management tool that enables evaluation of urban transit facility by standardization. The results of this study could be used as references for related urban transit companies.
