Registration-free 3D Point Cloud Data Acquisition Technique for as-is BIM Generation Using Rotating Flat Mirrors

  • Nowadays, as-is BIM generation has been popularly adopted in the architecture, engineering, construction and facility management (AEC/FM) industries. In order to generate a 3D as-is BIM of a structural component, current methods require a registration process that merges different sets of point cloud data obtained from multiple locations, which is time-consuming and registration error-prone. To tackle this limitation, this study proposes a registration-free 3D point cloud data acquisition technique for as-is BIM generation. In this study, small-size mirrors that rotate in both horizontal and vertical direction are used to enable the registration-free data acquisition technique. First, a geometric model that defines the relationship among the mirrors, the laser scanner and the target component is developed. Second, determinations of optimal laser scanner location and mirror location are performed based on the developed geometrical model. To validate the proposed registration-free as-is BIM generation technique, simulation tests are conducted on key construction components including a PC slab and a structural wall. The result demonstrates that the registration-free point cloud data acquisition technique can be applicable in various construction elements including PC elements and structural components for as-is BIM generation.

  • 하천 혹은 그 인근에 설치된 시설물은 수문, 통문, 제방, 댐, 보, 배수펌프장, 상·하수도, 하구둑 등이 존재한다. 이러한 하천 시설물은 홍수나 가뭄 등 수해를 저감하는 역할을 한다. 그러나 많은 하천 시설물은 노후화, 기후변화, 하천환경변화 등으로 구조적 혹은 기능적 안정성의 저하가 우려되는 실정이다. 시설물 유형별 고령화율을 살펴보면, 댐, 하천, 상하수도 순으로 조사되었으며, 준공연수가 30년을 초과한 하천 시설물은 약 40%를 넘어섰다. 그럼에도 불구하고 하천시설물의 관리 구조는 시설물 설치단계까지만 치중되었으며, 이후 계획 재수립 단계까지의 평가 및 모니터링, 유지관리, 정보관리 등에 이르는 선순환 구조가 미흡한 실정이다. 시설물의 노후화에 따라 유지관리 비용이 증가하며, 대형사고로 이어질 수 있기 때문에 적절한 시기에 시설물 점검 및 유지보수가 매우 중요하다. 우리나라의 경우 시설물의 안전 및 유지관리에 관한 특별법에 따라 국가주요시설물은 안전점검을 실시하고 있으며, 시설물통합정보관리시스템(Facility Management System; FMS)에 안전등급을 제공하고 있다. 본 연구에서는 FMS의 하천 시설물 안전등급 현황을 기반으로 시설물의 효과적인 생애주기관리를 위해 하천 시설물의 성능평가모델을 제안하였다. 성능평가모델은 하천 시설물의 사용연수에 따른 안전등급의 예측이 가능하며, 관리자 측면에서 예산투입 등의 의사결정 시 활용이 가능할 것으로 판단된다.

Development of Facility Management System for Indoor Space Based on ICBM Technology (ICBM기반 실내 공간 유지관리 시스템 개발)

  • An open office or a shared office is emerging as the emphasis on the collaborative and communicative work environments is increasing. In the past, the user maintained the space, but the maintenance of indoor space became difficult because there is no fixed user. Indoor space information can be collected using the ICBM framework system. The facility management can achieve this with data. Therefore, this study proposed a framework based on ICBM (Internet of Things, Cloud, Big Data, and Mobile) for verifying the possibility of a smart facility management system for indoor space. IoT (Internet of Things) technology was used to measure the indoor temperature, humidity, occupancy, and brightness continuously, and provided the data to Web API via WiFi. Data acquired automatically via IoT, existing maintenance data, and spatial information were integrated through the Cloud. Big data collected by sensors were processed as meaningful spatial information for maintenance. Indoor space information and maintenance information can be delivered to the manager through the mobile. Based on the collected data, room occupancy recognition is limited due to a range of ultrasonic wave sensors. On the other hand, brightness represents the space conditions. The difference between lighting on/off, weekday and weekend can be shown. The temperature data and the relative humidity data were collected steadily to evaluate the comfort.

Development of High-level Method for Representing Explicit Verb Phrases of Building Code Sentences for the Automated Building Permit System of Korea (서술부의 함수체계화를 통한 인허가관련 건축법규의 자동검토 응용방안)

  • As building information modeling (BIM) is expanding its influence in various fields of architecture, engineering, construction and facility management (AEC-FM) industry, BIM-based automated code compliance checking has become possible prospects. For the automated code compliance checking, requirements in building code need to be processed into explicit representation that enables automated reasoning. This paper aims to develop high-level methods that translate verb phrases into explicit representation. The high-level methods represent conditions, properties, and related actions of the building objects and clarify the core content of the constraints. The authors analyze building permit requirements in Korea Building Code and establish a standardized process of deriving the high-level methods. As a result, 60 kinds of the high-level methods were derived. In addition, method classification, analysis, and application are introduced. This study will contribute to the representation of explicit building code sentences and establishment of the automated building permit system of Korea.

Symbol recognition using vectorial signature matching for building mechanical drawings

  • Operation and Maintenance (O&M) phase is the main contributor to the total lifecycle cost of a building. Previous studies have described that Building Information Models (BIM), if available with detailed asset information and their properties, can enable rapid troubleshooting and execution of O&M tasks by providing the required information of the facility. Despite the potential benefits, there is still rarely BIM with Mechanical, Electrical and Plumbing (MEP) assets and properties that are available for O&M. BIM is usually not in possession for existing buildings and generating BIM manually is a time-consuming process. Hence, there is a need for an automated approach that can reconstruct the MEP systems in BIM. Previous studies investigated automatic reconstruction of BIM using architectural drawings, structural drawings, or the combination with photos. But most of the previous studies are limited to reconstruct the architectural and structural components. Note that mechanical components in the building typically require more frequent maintenance than architectural or structural components. However, the building mechanical drawings are relatively more complex due to various type of symbols that are used to represent the mechanical systems. In order to address this challenge, this paper proposed a symbol recognition framework that can automatically recognize the different type of symbols in the building mechanical drawings. This study applied vector-based computer vision techniques to recognize the symbols and their properties (e.g., location, type, etc.) in two vector-based input documents: 2D drawings and the symbol description document. The framework not only enables recognizing and locating the mechanical component of interest for BIM reconstruction purpose but opens the possibility of merging the updated information into the current BIM in the future reducing the time of repeated manual creation of BIM after every renovation project.

A Study on Benefit Cost Analysis of Chungju UIS (청주시 도시정보시스템의 비용편익분석 연구)

  • Recently, urban information system(UIS) has been developed and utilized by local governments in Korea and has become a key means of urban informatization of local governments. When UIS is conducted only for FM oriented internal utilization regardless of its cost-efficiency, however, its cost-benefit structure could be distorted seriously. The study utilizes benefit cost analysis technique and applied the technique to a model case of Chungju UIS selected by National GIS team. Chungju City developed its GIS for the management of roads and urban planning in 1993. At its beginning, the system was an efficient model with relatively strong cost-benefit structure and could produce positive net benefit 10 years' after its construction. When the city began to develop its facility management with the financial assistance from central government in 1998, however, its cost-benefit structure became distorted. As a result, it is delayed for the UIS to produce positive net benefit until the year of 2015. Using benefit cost ratio, discount rate and Mobile GIS, the study also conducts a sensitivity analysis.

An USN Test Bed Construction for Real Time Monitoring of Road Environment Information (실시간 도로 환경 정보 모니터링을 위한 USN 테스트베드 구축)

  • Recently, the development of the information-communications industry has created a new paradigm of the ubiquitous and the smart environments. An USN is a typical technology for constructing a ubiquitous environments. But the USN technologies applied in practice have a lot of problems and to solve these problems that this study was to build a test bed. For the creation of the needs of USN technology, we suggest a method and service of monitoring of road hazards combining the USN and the Geographic Information System(GIS). We conduct making the USN equipment relevant provisions surveys, making installation guidelines, construction system and real-time testing. This study is capable of the management of public facilities, real-time monitoring of accident and the environment data and is expected to be expanded to a 3D facility management combineded with BIM in the future.

  • MOLIT (Minister of Land, Infrastructure and Transport) authorized Indoor Spatial Information as Basic spatial information in 2013. It became a legal evidence for constructing and managing Indoor Spatial Information. Although it has a little advantage to utilize as service level that Indoor Spatial Information by laser scan or measurement, it has a lot of problems such as consuming many resources, requiring additional progresses for inputting Object Information. In conclusion, it is inefficient to utilize for the maintenance and domestic AEC/FM field. The purposes of this study is to output Indoor Spatial Information by operating IFC model which based on open BIM and to improve availability of Indoor Spatial Information with data visualization. The open-sources of IFC Exporter, a inner program of Revit (Autodesk Inc), is used to output Indoor Spatial Information. Directs 3D Library is also operated to visualize Indoor Spatial Information. It is possible to inter-operate between XML format and the objects of Indoor Spatial Information. It can be utilized in various field as well. For example COBie linkage in facility management, construction of geo-database using air-photogrammetry of UAV (Unmaned Areal Vehicle), the simulation of large-scale military operations and the simulation of large-scale evacuation. The method that is purposed in this study has outstanding advantages such as conformance with national spatial information policy, high level of interoperability as indoor spatial information objects based on IFC, convenience of editing information, light level of data and simplifying progress of producing information.

A Case Study on BIM-enabled Evaluation of Design Alternatives for an Actual Remodeling Project in Korea - Focusing on the Spatial Program Review in Early Phase of Design -

  • This paper depicts a case study of the BIM (Building Information Modeling)-enabled evaluation of design alternatives for an actual remodeling project in Yeongwol, Korea. The increase of urban population and income followed by the growth of economy has derived massive supply of grand scale housing project in Korea since 1970s. Consequently, building remodeling became one of the feasible resolutions for renovating such old housings in these days. This paper aims to introduce a technical approach to such remodeling projects based on BIM-enabled applications focusing on quantitative analysis of design alternatives. Among the technical issues of such building remodeling projects, this paper focuses on the BIM-enabled area analysis and comparison between design alternatives to support decision-making even in early phase of remodeling design process. BIM and its variety of applications have broadly influenced the domain of AEC-FM (Architecture, Engineering, Construction, and Facility Management) within the lifecycle of buildings. As one of the applications facilitated by BIM, the automated area calculation and scenario-based comparison between alternatives can play an important role in the early phase of remodeling project. We modeled three design alternatives (buildings) and three housing modules (units) based on the actual case in Yeongwol city, Korea using a BIM design authoring tool. Nine combinatorial BIM models were demonstrated for the BIM-enabled review process described in this paper. To determine the most optimal design scenario among nine alternatives, this paper demonstrates a result of the conducted spatial program review. The main subject includes specific spatial program issues on; 1) the number of unit spaces; and 2) area of individual/grouped and private/shared spaces.

  • The main purpose of this study is to develop a system and data model extracted from the TO-BE process model of rental apartments to promote information exchange based on knowledge obtained through maintenance status analysis. Currently, it is difficult to find examples suggesting a data model through a process analysis of maintenance in rental apartments. Thus, this study intends to suggest a process as well as a data model to promote the development of a maintenance system for rental apartments by using building management knowledge, utilization of standardized tools, and existing FM (Facility Management) techniques to break through limitations in actual application. Ultimately, this study aims to show examples of document-oriented analysis and information technology for middle managers in charge of the maintenance of rental apartments, as well as work analysts developing the maintenance system. In further research beyond this study, complex issues on the maintenance of rental apartments, legal restrictions on customary practices of maintenance activities, effects of the scales of maintenance practices, requirements to perform maintenance activities, evaluation on the status of maintenance, life cycle cost and risks will be investigated.
