건축공사의 현장관리 인력에 대한 생산성 분석 (A Productivity Analysis for Management Manpower of Building Construction Projects)

  • While Korean construction companies are adapting themselves to rapidly changing business landscape at home and abroad, intensifying competition among competitors in local as well as global market deteriorates the profitability of construction industry, which leads to another problem. In response to such challenges, many construction companies continue to innovate their business portfolio and organization structure, with strong commitment to business process innovation. Furthermore, they need to analyze the productivity of project site management manpower overhauling business processes systematically and develop effective alternative strategies. This research aims to analyze the productivity of project site management manpower. Current operational practices of construction site organizations have been analyzed with focus on large construction companies in Korea and data gathered from project sites have been analyzed from a wide range of perspectives, In so doing, this research is expected to provide basic inputs for any subsequent attempt to estimate proper resource requirement for site management tasks in construction projects and analyze the management productivity of such resources by enabling construction companies to better understand the current operational status of site organization.

Complete reuse of raw fishmeal wastewater: Evidence from a field cultivation study and economic analysis

  • To examine the feasibility of reuse of raw fishmeal wastewater, it was biodegraded by a microbial consortium in a $1-m^3$ reactor, and the final culture broth including mixed microbes was applied as biofertilizer to field cultivation of lettuce and Chinese cabbage. Moreover, economic analysis of the entire process was performed. A stable metabolism of organic matter degradation for 80 h with sufficient dissolved oxygen produced an amino acid content of 14.66 g per 100 g sample, along with increased cation and anion concentrations. The concentrations of N, P and K in the final culture broth were 2.26, 0.87 and 0.65%, respectively, while those of heavy metals were very low. In field cultivation of the two leafy vegetables, the biodegraded fishmeal wastewater showed better fertilizing ability than commercial fertilizers because of its high amino acid content. In addition, no external damage to leaves by the fertilization was observed. In economic analysis, the expected profitability from the practical reuse of raw fishmeal wastewater was estimated to be $491.68 per a single biodegradation, which corresponds to $25,567.36 per year. As a result, the complete reuse of fishmeal wastewater could be feasible and provide essential benefits.

  • 본 논문은 시장에서 저품질의 제품을 판매하는 판매자가 언제, 그리고 어떠한 방식으로 품질에 대한 정보를 공개함으로써 이윤을 증대시킬 수 있을지를 이해하고자 한다. 이를 위해 본 논문은 제품의 품질 및 가격, 고객의 위험 인식 수준, 위험과 관련된 비용, 위험에 대한 민감도 등의 요소를 반영한 새로운 이론 모델 분석을 통해 저품질의 제품을 판매하는 판매자가 품질에 대한 부정적인 정보를 자발적으로 공개하여도 고객이 인식하는 위험 수준을 충분히 감소시킬 수만 있다면 단기간에 수요를 증대시킬 수 있음을 보여준다. 또한 본 이론 모델은 이러한 정보 공개가 고객의 위험 수준을 어떻게 조정하느냐에 따라 시장 전체 수요와 경쟁 제품의 수요까지도 증대시킬 수 있다는 점을 보여준다. 본 논문의 연구결과는 제품의 부정적 요소에 대한 정보를 관리하는 마케팅 실무자 뿐 아니라 시장에서의 정보 불균형으로 인해 생기는 여러 문제점들을 해결하고자 하는 정책 담당자에게도 유의미한 시사점을 제공해 줄 것으로 기대된다.

The rate at which web site visitors transfer to consumers is low for online retail, out coming in high customer acquisition expenses. Approximately 96 percent of web site users concluded exclusive of no shopper purchase[1].This category of conversion rate is collected from the advertising of social media sites and pages that dataset must be estimating and assessing with the concept of big data clustering, which is used to group the particular age group of people along with their behavior. This makes to identify the proper consumer of the production which leads to improve the profitability of the concern.

  • Best value is the ultimate goal of the owner and can thus have diverse meanings according to the project characteristic, owner's purpose, user groups' payment capability, etc.. Recently, resettlement problems of the marginalized members in the urban regeneration area have been issued in Korea because they have no capability to purchase (or lease) redeveloped housing (or apartment). It means that a minimized production cost for reducing supply price of housing is a key factor in establishing the best value of the marginalized members. The lowest-price bidding system serves the purpose of ensuring a minimized production cost, but due to the low-cost investments, it creates various problems, such as sloppy construction, lowered quality, an increased LCC, and worsening profitability for builders. Thus, to help them resettle, it is necessary to supply affordable housing geared towards a certain appropriate quality and minimum construction costs. Towards this end, this study aimed to propose a cost reduction bidding system based on a technical proposal. The proposed technical-proposal-based cost reduction bidding system consists of the following components: work-unit-based, project-unit-based, and construction-period-reducing technical proposals. These components are evaluated to select the best bidder for a given project. The technical proposal based cost reduction bidding system proposed herein is expected to provide facilities with appropriate supply prices and appropriate quality levels, to bolster the technological competitiveness of builders.

  • This study analyzed the profitability and diagnosed business performance of fruit and vegetable (cherry tomatoes, tomatoes, strawberries, cucumbers) businesses targeting young farmers participating in the youth business incubation center of A Smart Farm Innovation Valley. The purpose of this is to provide basic data for decision-making by prospective young entrepreneurs. As a result of the analysis, Smart Farm Innovation Valley had the advantage of having a fixed rental fee. As a result, it was analyzed that various costs such as depreciation of large farm equipment, depreciation of farming facilities, repair and maintenance costs, land rent, floating capital service cost, fixed capital service cost, and land capital service cost are being reduced. However, excessive input of labor, water, electricity, other materials, and fertilizer costs was being made. Guidance to reduce these costs is expected to make a significant contribution to expanding the influx of young farmers.

  • 국내건설기업의 해외시장 진출은 활발해지고 있으나 해외프로젝트의 수익성은 점차 악화되어 2013년에는 일부 대형 국내건설기업들이 잇따라 적자를 기록하기도 하였다. 그 중 계약관리는 프로젝트의 수익성과 깊은 관련이 있는 부분으로 국내건설기업이 주로 진출하고 있는 중동 및 아시아지역은 매우 높은 수준의 계약관리를 요구함에도 불구하고 해당 분야에서 많은 어려움을 겪고 있다. 따라서 본 연구에서는 해외프로젝트의 계약관리 역량을 국내건설기업그룹이 바라보는 대내적인 관점과 계약관련 컨설팅업체 건설관련 연구소 등의 기타그룹이 바라보는 대외적 관점으로 나누어 평가하고자 한다. 이를 위해 해외프로젝트 계약관리 프로세스를 정의하였으며, 각 단계별 계약관리의 역량을 도출하고 위 두 개의 그룹에 대해 각각 설문을 실시하였다. 설문의 결과를 분석하기 위해 대응표본 t검정, Borich 요구 모델, 독립표본 t검정을 활용하였다. 본 연구의 결과는 계약관리 역량 강화를 위한 전략수립에 활용하여, 해외시장에서 국내건설기업의 경쟁력을 높이는데 기여할 것이라 기대된다.

  • 공공임대주택리츠는 임대기간이 만료되면 임차인이 우선 분양전환 할 수 있는 권리를 가지고 있다. 10년 공공임대주택의 분양전환 시점은 임대의무기간 후 공고되지만 공공주택 특별법의 개정으로 임대의무기간의 1/2만 지나면 임대인과 임차인의 합의하에 분양전환 할 수 있게 되었다. 이를 통해 자가 마련을 위한 수요는 많지만 임대사업자는 수익확보가 되지 않는다는 이유로 조기 분양전환에 소극적인 태도를 보이고 있으며, 분양전환가 산정에 있어 임대인과 임차인의 합의점 도출에 어려움이 있다. 또한 공공임대주택이 '리츠' 방식으로 공급되면서 조기분양전환 수익성에 관련된 이해관계자가 증가하여 임대주택의 공공성을 저해하고 공기업과 정부의 불신이 발생할 우려도 있다. 따라서 공공임대주택리츠의 수익성을 확보하고 공익적 목적을 동시에 실현할 수 있는 조기분양전환 적정시점 분석이 필요하다. 본 연구에서는 임차인이 행사할 수 있는 분양전환권을 옵션의 특성으로 본다. 분석 대상인 '공공임대주택리츠'의 특성이 거시경제변수의 영향을 받을 것으로 고려되는 바 거시경제 상황의 변화에 따른 시나리오별 실물옵션 가치를 분석했다. DCF(Discountes Cash Flow) 모형에 의해 조기분양전환 적정시점 확보가 가능하다. 따라서 변수의 변동성을 예측하여 조기분양전환 시점을 고려해야 할 것으로 생각한다.

CNN을 활용한 새싹삼의 품질 예측 모델 개발 (A Quality Prediction Model for Ginseng Sprouts based on CNN)

  • 농촌 인구의 감소와 고령화가 지속되면서 농업 생상성 향상의 중요성이 높아지고 있는 가운데, 농작물 품질에 대한 조기 예측은 농업 생산성 및 수익성 향상에 중요한 역할을 할 수 있다. 최근 CNN 기반의 딥러닝 기술 및 전이 학습을 활용하여 농작물의 질병을 분류하거나 수확량을 예측하는 연구가 활발하게 진행되고 있지만, 수확 후 농작물의 품질을 식재단계에서 조기에 예측하는 연구는 찾아보기 힘들다. 본 연구에서는 건강 기능성 식품으로 주목받고 있는 새싹삼을 대상으로, 수확 후 새싹삼의 품질을 식재단계에서 조기에 예측하는 모델을 제안한다. 이를 위하여 묘삼의 이미지를 촬영한 후 수경재배를 통해 새싹삼을 재배하였고, 수확 후 새싹삼의 품질을 분류하여 실험 데이터를 수집하였다. 다수의 CNN 기반의 사전 학습된 모델을 활용하여 새싹삼 조기 품질 예측 모델을 구축하고, 수집된 데이터를 이용하여 각 모델의 학습 및 예측 성능을 비교 분석하였다. 분석 결과 모든 예측 모델에서 80% 이상의 예측 정확도를 보였으며, 특히 ResNet152V2 기반의 예측 모델에서 가장 높은 정확도를 보였다. 본 연구를 통해 인력에 의존하던 기존의 묘삼 선별 작업을 자동화하여 새싹삼의 품질을 높이고 생산량을 증대시켜 농가의 수익창출에 기여할 수 있을 것으로 기대된다.

제주지역의 기후변화에 따른 농가의 작목전환 실태 -한농대 졸업생 감귤 농가를 중심으로- (A study on the crop switching of farmers in Jeju Islands related to the climate changes - focused on the citrus farms of the graduates of the KNCAF -)

  • The aim of this study is to investigate to which degree farmers did the crop switching and cultivar renewal as a confrontational strategy to climate change, and which problems they had in that process, and then to provide the supporting plans for them. We conducted a questionnaire survey of 15 citrus farmers of the KNCAP graduates in Jeju Island. Most of the survey respondents agreed to the climate change of Jeju Island and the subtropical climate of its coastal area. The farmers have experienced irregular weather such as abnormal high temperature, frequent rain, and droughts, resulting in the harmful insects and new weeds attack. As the climate change strategies, they are adopting a greenhouse culture system, improving a soil drainage using reorganization of planting space, making a new pest management program, and trying to switch a crop to subtropical fruits. It is expected that 50% of the survey respondents have changed their crops or will do; and 73 % of them have changed cultivar or have a plan to do. Only a few farmers directly pointed to a reason for their efforts to change the crops or to renew the cultivars as the anti-climate change strategy, however, most farmers answered the reason was to increase profitability by meeting their consumers' tastes. Presently, it is not the anti-climate change strategy but increase of profitability by meeting the consumers' needs the reason why most of the survey respondents have changed their crops or renewed the cultivars, while a few of them switched their crops to a subtropical fruit trees due to climate change. On the crop switching, they had some difficulties such as a labor shortage, availability of land, operating costs and instable income. On the cultivar renewal, also, they encountered the lack of cultivating techniques for new cultivars and the dim future for the new market. In long-term perspective, Jeju's farmers need new information and educational programs about the effect of climate change on agriculture of Jeju, and cultivation techniques for new crops and new cultivars.
