  • The direction of Urban regeneration is changing toward holistic regeneration with residents' participation all over the world. While world leading projects in holistic regeneration such as "Ballymun of Ireland" and "Buffalo of U.S.A" appeared, recently in Korea, "Rainbow project" is getting paid attention as a similar example due to its Socio-Physical approach. The purpose of this study is to find the Effect of Socio-Physical Regeneration on Social Network characteristics of Elderly Residents in a public rental apartment. The subjects of the study are elderly residents who have resided since much before the environmental intervention. The research methods is in-depth interview. Specific features of social network included awareness of the physically improved surrounding environment, awareness of and participation in welfare programs, social interactions, identity, and vandalism behavior. As results, most of elderly residents recognized environmental improvement and felt very positive enough to enhance their attachment and pride in their residences. Physical environment changes had a considerable impact on the social network characteristics and also had a strong influence on their relations with community. Considering that permanent public rental housing has been a socially isolated place, it is significant to notice that residents' perception of being excluded and behaviors are changed gradually being influenced by environmental improvement.

The study categorized elderly people according to the level of difficulties they have when performing household activities (independence of behavior performance) and verified characteristics of the sub-behaviors and the level of difficulties of performing them in each type. For this purpose, the study conducted observation investigation on the behavior of elderly people by directly visiting houses of 52 elderly people over the age of 65. The characteristics of sub-behavior were also examined through photograph shooting and in-depth interview. In this study, behaviors of elderly people inside living space were categorized into the following nine behaviors. The study investigated the difficulties of performing these sub-behaviors according to the elderly people's level of independence by each behavior. Analyzing the difficulties of sub-behaviors according to the independence level, elderly people felt more structural problems and inconvenience in using facilities when they have lower independence level. Moving from independence to dependence, their performance of behaviors gradually became difficult, making them inevitable to use tools. At last, they came to need caregiver's help. For continuous sustenance of elderly people's independent living inside house, policy measures are required that can address the difficulties of sub-behaviors that are observed in a series of process of one's becoming dependent from independent in this study.

  • The purpose of this study is to establish the determinants of satisfaction with the results of housing regeneration projects among their elderly residents, and to suggest the political implications. The survey included questionnaires about satisfaction levels with the projects' physical and non-physical maintenance factors. The results were statistically analyzed by correlation analysis and PLS regression analysis. As a result of the study, firstly, the physical factors rather than non-physical factors (such as home improvement and management support, community support, the economic foundations and professional support) were found to have a large effect on elderly residents' satisfaction. Secondly, the non-physical factors, such as economic factors were analyzed among senior job offers that are both highly influential in the two regions Yonnam-dong and Bukgajwa-dong. Finally, electrical maintenance work, tree planting, a "Green" parking plan, or refuse the effect of visually larger landscape improvement, such as bins installed, maintenance of local factors that contribute to the greenery of the area were judged to be important.

  • The purposes of this study were to determine the actual state of the indoor environment, and to analyze the relationship between the architectural or living factors and indoor physical elements in the elderly hall at apartment complexes during winter. The field surveys consisted of measurements of the physical elements, observations of living factors, and interviews with users. The field surveys were carried out at 5 halls in February 2009. The measured elements were air temperature, relative humidity, $CO_2$, CO, PM10, TVOC, HCHO, and illumination. The results showed that the averages of indoor temperature for the hall was between $22.7{\sim}25.1^{\circ}C$, relative humidity was 22.0~48.2%, $CO_2$ level was 892.4~2066.7ppm, CO level were 0~0.4ppm, PM10 level were $22.3{\sim}31.4{\mu}g/m^3$, HCHO level was 0.00~0.24ppm, and illumination level was 94~391.6lux. TVOC level was detected at 0.00~0.54ppm in only one hall. The average clothing amount of the users was 1.18clo and activity was 0.7~1.6met. It was evaluated to be a comfortable state at indoor temperature, CO level, PM10 level, and TVOC level, but an uncomfortable state at relative humidity, $CO_2$ level, HCHO level, and illumination level. The main reason seemed to be lack of ventilation.
