Issues in Real Estate Taxation and Rationalization of Property Taxation: Lessons from Real Estate Regulation Policy in Korea

  • Purpose - This study examines the regressive estate taxation issues and seeks measures for the rationalization of property taxation. Although various discussions on the reorganization of property taxation have been made, discourses on how much property taxation burden is given to homeowners and on whether the increase of property taxation should be shifted to tenants have not been properly carried out. Research design, data, and methodology - Therefore this study examined the property taxation issues and sought measures for the rationalization of property taxation based on homeowners' social and economic characteristics. This study deals with discussions on the directions for rational real estate reorganization and what desirable real estate market stabilization polices are. Result - This study investigates what issues and disputes the powerful real estate policies to ease overheat of the real estate market have caused and seeks directions to solve those. Conclusion - The study results supports that the real estate taxation would be levied in proportion to the economic capacity of real estate owners to pay taxes. It implies that tax levy not only in conjunction with income, but also in combination with existing real estate assets would be considered to be desirable in terms of comprehensive tax justice.

  • Recently, the demand for semiconductors is expanded to various industries, and the use of high-quality and high-performance chips is increasing. With the trend, the diameter magnification and high integration of the semiconductor wafers are mandatory. As a result, there is a growing demand for the productivity improvement and the surface precision. There have been many studies on the stabilization of the wafer manufacturing processes in order to satisfy those specifications. Many complaints have been appealed by the wafer buyers that there are many unacceptable wafers with surface defects and foreign material adhesion which are caused by the vibrations during transportation. This study intends to derive the material improvement of the packing box of the wafers to suppress the vibrations of the box, and eventually to reduce the surface defects and the foreign material adhesion. The result shows that optimal material can substantially decrease the vibration of the packing box.

Effect of High-Intensity Complex Exercise Program Using Whole-Body Vibration and Respiratory Resistance for Low Back Pain Patients with High Obesity

  • Objective: The purpose of this study was to investigate the effect of high-intensity complex exercise program using whole-body vibration (WBV) and respiratory resistance on pain and dysfunction, psychosocial level, balance ability, and pulmonary function in low back pain (LBP) patients with high obesity. Design: A randomized controlled trial Methods: A total of 44 LBP patients withhigh obesity (body mass index, BMI≥30kg/m2) were randomly assigned to an experimental group (n=22) and a control group (n=22). Both groups underwent a lumbar stabilization exercise program. In addition, the experimental group implemented the high-intensity complex exercise program combined with WBV and respiratory resistance. In order to compare the effects depending on the intervention methods, numeric pain rating scale (NRPS), Roland-Morris disability questionnaire (RMDQ), fear-avoidance beliefs questionnaire (FABQ), balance ability, and pulmonary function were used for measurement. Results: Both groups showed significant differences in NRPS, RMDQ, FABQ, balance ability before and after intervention (p<0.05). In addition, the experimental groupshowed significant difference in the amount of change in RMDQ, balance ability and pulmonary function values than the control group (p<0.05). Conclusions: High-intensity complex exercise program using WBV and respiratory resistance has been proven to be an effective and clinically useful method to decrease dysfunction, increase balance ablilty, and pulmonary function for LBP patients with high obesity.

Numerical Analysis of Seepage Induced Earthern Slope Failures (침투가 고려된 토사사면파괴의 수치해석)

  • Seepage induced earthern slope failures occurs in concert with meteorological events when large quantities of groundwater are channeled into slopes through infiltration. The presence of flowing groundwater in earthern slopes can induce ground failures that result in significant property damage and potential loss of life. Seepage induced earthen slope failures represent a serious problem in geotechnical engineering. This research applies existing fluid-solid numerical modeling capabilities to the study and prediction of seepage induced earthen slope failures. Study of the targeted application holds potential for much needed advances in geotechnical engineering analysis technology which could be used to design more effective engineering slope stabilization interventions.

Simplified analysis of creep for preloaded reconstituted soft alluvial soil from Famagusta Bay

  • Preloading of soft clays is a common ground stabilization method for improvement of compressibility and the undrained shear strength. The waiting period under preload is a primary design criterion controlling the degree of improvement obtained. Upon unloading the overconsolidation attained with respect to actual loads defines the long term performance. This paper presents a laboratory study for investigation of creep behavior of Famagusta Bay alluvial soft soil preloaded under various effective stresses for analysis of long term performance based on the degree of overconsolidation. Traditional one-dimensional consolidation tests as well as modified creep tests are performed on reconstituted soft specimens. Compressibility parameters are precisely backcalculated using one dimensional consolidation theory and the coefficient of creep is determined using the traditional Cassagrande method as well as two modified methods based on log cycles of time and the inflection of the creep curve. The test results indicated that the long term creep can be successfully predicted considering the proposed method. The creep coefficients derived as part of this method can also be related to the recompression index (recompression index, swelling index) considering the results of the testing method adopted in this study.

Effects of Bridge Exercise Combined with Vibration on Abdominal Muscle Thickness (진동을 병행한 교각운동이 복부 근육 두께에 미치는 영향)

  • Background: The purpose of this study was to confirm the effect of bridge exercise combined with vibration on abdominal muscle thickness. Design: Randomized controlled trial. Methods: As study subjects, 24 adults in their 20s were classified into 12 vibration bridge exercise groups and 12 bridge exercise groups. The time was divided into before the experiment, 3 weeks after the experiment, and 6 weeks after the experiment. Two-way repeated ANOVA was used to examine changes in the muscle thickness of the external oblique, internal oblique, and transverse abdominal muscles of the trunk muscles, and the significance level was set at 0.05. If there was an interaction between time and group, post-hoc analysis was performed, and the significance level was set at 0.01. Results: There was a significant difference in the external oblique muscle in the change by period, the interaction between time and group, and the change between groups (p<0.05). There was a significant difference in the external oblique muscle in the change by period, the interaction between time and group, and the change between groups (p<0.05). Conclusion: As a result of this study, bridge exercise combined with vibration had a positive effect on the muscle thickness of the external oblique, internal oblique, and transversus abdominis muscles. It suggests the possibility of using the basic data of vibration exercise and the lumbar stabilization exercise in clinical practice.

Effects of Bridge Exercise with Trunk Rotation on Trunk Muscle Thickness in Healthy Adults (몸통 회전을 이용한 교각운동이 정상 성인의 몸통 근육 두께에 미치는 영향)

  • Background: This study examined the effects of the bridge exercise with trunk rotation on the thickness of body trunk muscles, including external oblique, internal oblique, and transverse abdominis in healthy male adults. Design: Randomized controlled trial Methods: Twenty-four men were evenly divided into a trunk rotation bridge exercise group and a basic bridge exercise group by drawing lots. The two groups performed the respective exercise for thirty minutes, three times a week for six weeks. repeated measure analysis of variance (ANOVA) was used after distinguishing between three different time points before the experiment, three weeks after the experiment, and six weeks after the experiment. The significance level was set at 0.05. In case an interaction between time and group existed, the paired t-test was used to examine the within-group difference. The independent-sample t-test was used to check the between-group difference. The significance level was set at 0.05. Results: All the men showed a significant change over time in their external oblique, internal oblique, and transverse abdominis muscles. An interaction between time and group was also found (p<0.05). Conclusion: The bridge exercise with trunk rotation causes a meaningful difference in the thickness of external oblique, internal oblique, and transverse abdominis muscles. Therefore, this study proposes the use of this exercise for lower-back stabilization in future research and clinical settings.

Effects of breathing training on balance, lung function, and shooting scores in shooters (호흡 훈련이 사격선수의 균형, 폐기능, 사격점수에 미치는 영향)

  • Background: The purpose of this study was to investigate the effects of breathing training on the balance ability, lung capacity, and shooting score of shooting athletes. Design: Randomized controlled trial. Methods: Twenty shooters were randomly assigned to the experimental group and the control group. Both the experimental group and the control group performed trunk stabilization exercise, and the experimental group received breathing training during exercise. Balance ability, lung capacity, and shooting score were measured before and after the intervention. Results: There was a significant difference in the forced expiratory volume at one second(FEV1), forced vital capacity(FVC) before and after intervention in the experimental group. In the comparison between the two groups, there was a significant difference in FVC between the control group and the control experimental group. Conclusion: The application of breathing training was effective in improving the lung capacity of shooters.

  • In this research, the isolator and the inner gimbal inside of typical EO/IR equipment were replaced with a spring stabilizer. This Spring stabilizer system revealed an internal platform capable of external vibration damping and 6-DOF driving. This system was designed based on machined springs and spring modules of the spring stabilizer, structure, and other fixture. Through modal vibration analysis, suitable material for the spring was determined. Structural stability of the spring stabilization device was determined through random vibration analysis.

  • In recent years, there have been an increasing number of experimental studies showing the need to include robustness criteria in the design process to develop complex active control designs for practical implementation. The paper investigates the crosswind aerodynamic parameters after the blocking phase of a two-dimensional square cross-section structure by measuring the response in wind tunnel tests under light wind flow conditions. To improve the accuracy of the results, the interpolation of the experimental curves in the time domain and the analytical responses were numerically optimized to finalize the results. Due to this combined effect, the three aerodynamic parameters decrease with increasing wind speed and asymptotically affect the upper branch constants. This means that the aerodynamic parameters along the density distribution are minimal. Taylor series are utilized to describe the fuzzy nonlinear plant and derive the stability analysis using polynomial function for analyzing the aerodynamic parameters and numerical simulations. Due to it will yield intricate terms to ensure stability criterion, therefore we aim to avoid kinds issues by proposing a polynomial homogeneous framework and utilizing Euler's functions for homogeneous systems. Finally, we solve the problem of stabilization under the consideration by SOS (sum of squares) and assign its fuzzy controller based on the feasibility of demonstration of a nonlinear system as an example.
