Basic Research on Evaluation of Defect Repair Period of Finishing Works in Apartment Houses according to Performance Data (실적자료에 의한 공동주택 마감공사의 하자보수기간의 적절성 평가 기초연구)

  • Cases of lawsuit and conflict are increasing because of defects in apartments in use after the completion of construction. Further, with changes in the consciousness of residents and in the social environment, many residents are showing interest in defect-related lawsuits. However, the term of warranty liability defined in the current law is not practically appropriate, and the verification of the determination of the term of warranty liability is insufficient. Against this background, this research aims to evaluate the appropriateness of defect repair periods by examining the actual defect condition of the finishing work among the various defects related to apartments. Collected performance data are analyzed by statistical techniques by considering the defect occurrence rate per construction type and the construction year of the finishing work in apartment construction. The analysis results will be used as basic data for evaluating the appropriateness of the standards for the term finishing works warranty liability.

Analysis of Problems and Improvement of Inter-layer Joints in Apartment Houses (공동주택 층간이음부의 문제점 분석 및 개선안)

  • According to the dispute cases filed for claiming the collective defect repair fees, inter-layer concrete joints turned out to be the most frequently disputed item. For this reason, this study selects the inter-layer concrete joints to further analyze the primary causes and details of each dispute case. From the results of this study, three primary causes of the disputes are found, which are 1) the absence of standard specifications for construction quality control and management after construction; 2) the absence of established standards for repair when construction defects are found. In order to prevent construction defects in inter-layer concrete joints, this study provides three suggestions including 1) the current standard specifications for inter-layer concrete joints should be further specified by the Ministry of Land, Infrastructure and Transport; 2) a construction defect should be judged according to the compliance to the standard specifications; and 3) a clear and institutional protocol needs to be established for defect repair in cases that new public apartment houses have been judged to have defects.

Kim, Jong-Ryang's H-shaped Houses in 1930s in Seoul (1930년대 김종량의 H자형 한일절충식 도시주택)

  • This stydy investigates H-shaped houses in 1930s and examines the characters and meanigs of Kim, Jong-Ryang's H-shaped houses as a new trial to urban Hanok of those days. He, who was concerned about the housing problem of Seoul, made an attempt to make various types of dwellings. Among them, this study focuses on Japanese-Korean Style H-shaped houses in Samcheong-dong. As the alternative housing type against other urban Hanok of Seoul in 1930s, the H-shaped houses of Kim, Jong Ryang had characters as follows : 1) H-shaped houses has two special characters. First, the whole space of a single house can be divided into a left region and a right region. Second, it can be divided to a front region and a rear region. In his H-shaped houses, the left/right division was expressed as folding of space-layers in parallel with urban streets. The front/rear division was used as classification of main-living space and sub-living space. 2) KJR's H-shaped Japanese-Korean Style houses were proved to be designed as urban housing against the extreme housing shortage of Seoul in 1930s. 3) His houses however were not accepted broadly as a urban house type because the construction cost of those was higher than an average and the element of Japanese style house was not adapted to Korea. Kim, Jong-Ryang's trial is valuable because it was the rare case of realization of many discourses as defects of existing house type. With more rigorous investigations on KJR's experiment in modern house type, we could understand the housing condition of Seoul in 1930s and modern urban houses more than before.

  • Apartments, an intensive residential type, exist and are supplied in large quantities regardless of the size of the city. The value of an apartment is affected not only by the surrounding infrastructure, but also in terms of maintenance. Defects that occur in apartments come in various forms, and mainly poor finishing accounts for 60% of the defects. Among them, tile defects accounted for a large proportion and were found to be caused by several factors. This paper analyzed the influence of each factor considering the coefficient of thermal expansion affecting tile defects according to the domestic seasonal climate.

  • Tile defects in apartment houses are caused by a combination of various factors. These factors cannot be specified, and it is difficult to determine the exact cause because a number of causes are intertwined. In addition, because the climate of Korea is different by season, the coefficient of thermal expansion between materials is different, which is a major cause of tile defects. Therefore, this study analyzed the difference between the construction location and the period of defect occurrence according to the types of tile defects caused by environmental differences between indoor and outdoor environments. Two-way ANOVA was used, indoor and outdoor spaces were selected, and defect types were selected accordingly to show the difference in the occurrence period of each defect.

  • In contemporary residential culture, apartment houses can form individual independent residential areas within narrow territory. By using various building materials compared to the past, apartment house is recognized as an aesthetic space by modern people. However, as the number of cases of tile defects in apartment complexes has surged recently, aesthetic factors and quality of life have been reduced, and hundreds of millions of defects have been charged to builders every year. The tile defects in the apartment complexes of 90 domestic complexes are cracked, lifted, damaged, and dropped off. Most of the tile defects are caused by poor construction, but the defect occurrence rate due to thermal stress mechanism is high. Therefore, this paper investigates the case of tile defects in apartment house and identifies the defects and examines the problems that should be improved to reduce the defects of tiles in the building interior.

  • Recent rise in the supply rate of new public apartment houses leads to an increasement in disputes regarding the construction quality of the apartments between the residents and the construction companies. According to the dispute cases filed for claiming the collective defect repair fees, inter-layer concrete joints turned out to be the most frequently disputed item. For this reason, this study selects the inter-layer concrete joints to further analyze the primary causes and details of each dispute case. From the results of this study, three primary causes of the disputes are found, which are 1) the absence of standard specifications for construction quality control and management after construction; 2) the absence of established standards for repair when construction defects are found; and 3) the fact that the court grants generous compensation for disputes concerning the apartment houses. In order to prevent construction defects in inter-layer concrete joints, this study provides three suggestions including 1) the current standard specifications for inter-layer concrete joints should be further specified by the Ministry of Land, Infrastructure and Transport; 2) a construction defect should be judged according to the compliance to the standard specifications; and 3) a clear and institutional protocol needs to be established for defect repair in cases that new public apartment houses have been judged to have defects.

  • Defects such as falling and cracking of tiles installed in the bathrooms of apartment houses are frequently occurring. Therefore, in order to solve this problem, the A/S cost of construction companies and consumer complaints are increasing. The causes of tile defects include problems such as the selection of tile adhesive and lack of adhesive strength, the carelessness of the installer, the base surface, and the absorption rate of the tile. Therefore, in this study, an adhesive construction method using tile adhesives with high resistance to deformation of floors and tiles was studied. In addition, the properties and construction methods of tile adhesives were evaluated.

  • In this study, although the diversity of tiles in the expanding housing market is increasing, cases of defects in building interior tiles that occur due to limitations of existing tile adhesives and construction methods were collected, and among them, the relationship between the coefficient of thermal expansion and the occurrence of defects was analyzed. One-way ANOVA was used for the analysis method, and as a result of the analysis, it was analyzed that the difference between groups in temperature difference and humidity difference by defect type was significant.

  • As the domestic housing supply problem has been resolved, the apartment construction market has shifted to a consumer-oriented market that wants high quality, and in particular, expectations in the area of finishing quality have increased. Looking at the status of complaints regarding apartment housing defects supplied by Korea Land and Housing Corporation, tile-related complaints are the type occurring the most frequently. While the Ministry of Land, Infrastructure and Transport(MOLIT) is making an ongoing effort to reduce complaints related to defects, through approaches such as drafting amendments to 「Investigation of defects in apartment houses, calculation of repair costs, and standards for determining defects」, the provision of preventive measures has been insufficient. In addition, by reviewing studies, there has been insufficient research to construct a classification system after deriving the characteristics of each type using the qualitative knowledge of experts, various quantitative indicators, and suggesting measures for reduction according to the causes of each type. Therefore, this study will reflect qualitative indicators to use the AHP analysis that makes it easy to identify the relationship between defects by surveying construction experts. Then, by visualizing the weight of 'Possibility of recurrence after repair,' 'Degree of difficulty in repairing defects' and 'Fault frequency' using a radial graph, we will analyze the characteristics of each type of tile construction defect and establish measures for reduction according to the cause. This will improve the quality of the living environment and contribute to the establishment of a system for smooth defect management and reduction of defects in apartment tile construction.
