The Analysis of the Major Cost-increasing Risk Factors from the Perspective of Construction Management -Focusing on Pre-construction Phases- (건설사업관리자 관점에서의 주요 사업비 초과 리스크 요인 분석 -시공 전(前)단계를 중심으로-)

  • Recently, various construction projects are invested with plenty capital, manpower and resources. The advanced methods of the construction management is introduced to Korea. However, the cases which get involved in excessive cost frequently occur. We can explain it means that the cost management in the entire phases and the risk factors in its works has not been done yet as expected. Thus, it is necessary to unearth risk factors relative to cost management and analyse them for preventing cost-increasing and the success of projects. In this point of view, this study aims to identify the risk factors of the cost management focused on pre-construction stages from the perspective of construction management which is possible to take part in the whole phases and works in cost management. Also, the impact priority and grade of risk factors to cost-increasing are evaluated by using FMEA.

  • Software is more diverse and complex and the level of importance for the maintenance of application software to securely operate software is also gradually increasing in proportion. The calculation method for maintenance cost of application software applied in Korea public enterprises is involved in the range of 10 to 15% of development cost, depending on the Software Project Cost Estimation Guide. Moreover, as most software maintenance cost estimation procedures do not take into consideration of the risk factors related of maintenance, it can be seen as a main cause for the occurrence of maintenance related accidents. This study proposes a maintenance cost estimate model that takes into consideration of the risks related to the software maintenance activities to improve and resolve issues arising from the estimation of maintenance cost. In doing so, maintenance risk factors are analyzed and a risk index is derived through the analysis of risk levels based on the risk factors. Based on such analysis, a maintenance cost estimate method which reflects the maintenance risk index was established.

  • The demands for large-scale construction projects such as Mega-projects are largely increasing due to the rapid growth of increasing populations as well as the need to replace existing buildings and infrastructure. Increasing costs of materials, supplies, and labors require the first cost estimates at the preliminary planning stage to be as accurate as possible. This paper presents the results obtained from the survey on evaluating nine critical success factors that influence the accurate first cost estimates for large-scale projects from practical experiences. It then examines the current cost structures of construction companies for large-scale projects, followed by the causes for cost and schedule overrun. Twenty completed surveys were collected and the Analytic Hierarchy Process was applied to analyze the data. The results indicate that technology issues, the contract type, and social and environmental impacts are the significant leading factors for accurate first cost estimates of large-scale construction projects.

  • Due to recession in real estate market, interest of risk analysis is increasing. Feasibility study in the first stage takes a great role in a project. There are not objectified tools which are able to cope with uncertainty of project, and feasibility study based on selected method of determinism does not include liquidity of weight risk. Also, shortage of consideration for subjective and atypical external factors causes inappropriate results. Therefore, this study proposes feasibility study model focused on risk factor influences in construction cost and sales cost. Considering effective level of cost based on objective risk factors and probable weight of risk by this model, real workers are able to bring correct and scientific decisions better than former method based on selective analysis of real estate development.

Safer Zone Analysis for Multiple Investment Alternatives on the Total-Cost Unit-Cost Domain

  • Along with the recent trend toward increasing variety and shorter life of products in the market, evaluation of risk for economic investment alternatives is of practical importance in manufacturing companies. This paper assumes that each alternative is composed of demand volume and unit sales price as income factors, and unit variable cost and fixed cost as expense factors. The paper assumes that these four factors move worse from the originally expected values, toward the direction of decreasing profit. Values of these four factors are also assumed to fluctuate from year to year over the entire multi-period. By applying the analysis of the breakeven points to each of the four factors, safer area against these changes is represented on the two dimensional domain called normalized total-cost unit-cost domain. A practical numerical example is analyzed to verify the validity of the proposed method.

  • Recently, a delivery system has been rapidly changed in the global construction market. Also, construction projects are becoming bigger and more technology-intensive. A lot of projects have been delivered by Design-Build(DB) System; from the standpoint of cost, approximately 40% of delivered constructions by a Public Procurement Service were DB in 2009. Nevertheless, the achievement has not surpassed our expectations on management of the project cost. On the characteristic of DB, the reasons why that happens are that projects contract have been signed after the Design Development Stage; the insufficient review about new technology and up-to-date construction methods; a lack of discussion in process of design. Those reasons cause a risk of increasing Cost of the projects. In order to solve these problems, it is desirable to find Cost-increasing factors in promoting the projects and select on the order of priority for Risk-Factor with careful management. Therefore, this study analyzed the weight of each phase of the project on the authority of properties of DB project, and identified Risk-factors which is increasing the cost on the aspect of project management. Based on this analysis, the impact assessment of Risk-factor is evaluated through the Failure Mode and Effect Analysis(FMEA).

  • This study evaluated the importance of automobile procurement logistics using AHP. Although automobile procurement and logistics is represented by JIT, internal and external risk factors for the automobile and logistics industries are increasing, so it is necessary to re-evaluate them and establish countermeasures. Therefore, this study conducted AHP analysis targeting 30 automobile procurement and logistics experts. Through previous studies and interviews, 4 factors for Tier 1 and 12 factors for Tier 2 were derived. As a result of AHP, the logistics factor was analyzed as the most important and the cost factor was less important than the other factors. This means that supply chain operation is more important than cost, and it is analyzed that stopping all supply chain participants is more damaging than logistics or inventory costs. Such research can provide implications not only for the automotive supply chain but also other industries with similar characteristics, and it is considered to be a meaningful study at the present time when the global supply chain is being reorganized.

  • For many reasons, SI(Systems Integration) projects can fail. Sometimes, they can result in considerable financial losses to the organizations that undertake them. These projects are abandoned or redirected. However, the cost of project abandonment or redirection can represent a tremendous waste of organizational resources. By managing failure factors carefully, project managers can prevent projects from failing. Types of project failure can be categorized into escalation and de-escalation. Project escalation is that, as projects progress, the project scopes keep increasing. Project de-escalation is that, as projects progress, the project scopes keep decreasing. This study examine relative importance of risk factors that cause project escalation and de-escalation.

  • In order to keep and increase a competitive potential, industrial enterprises have to reduce their costs for product development as well as shorten lead time in product development processes. Moreover they have to respond to market factors and conditions such as increasing demands for functionality and individuality of products, short product life cycles, high pressure on prices and time to market. The improved functional requirement in connection with high time and cost pressure lead to high risk in product development. Technological fine improvements in connection with high time and cost pressure lead to high development risk. To cope with these challenges many enterprises have to collaborate globally. The collaborative engineering in product development is aimed to create distributed collaborative corporations and to facilitate the management of design conflicts. This paper provides a methodology for analyzing collaborative design process as well as the tools and the framework to support collaborative product development. The methodology can identify the interdependences among design tasks and teams. The tools and framework are implemented to facilitate the management of product development process.
