As the use of advanced quality materials in constructions has been increasing since 1980 with the improvements in the quality of life and economic scale, there has been drastic increase in constructions using stones for the internal and external construction materials. However, the reality is where many problems rise due to improper construction and management of uncertified stones which shorten the expiry date of the stones and act as the factor causing defects in buildings. Such defects not only bring economic losses but also influence consumer choice and act as risk factors to demand expansion of stone market. Therefore, the object of this study lies on proposing plans to prevent personal and economical losses due to repetitive defects by deriving the types of defects generated by process in stone constructions and identify the causes. Also, proposing construction process management plans as the measure for defect prevention, analyzing problems of stone constructions followed by the whole proves of design, construction and maintenance of stones, and solving such problems through appropriate participation of professional consultants depending on situations.

본 연구는 도급공사의 공격적인 저가 수주로 인한 공사비 부족을 만회하기 위해 설계변경 등 자구책이 뒤따르게 되고, 이러한 과정에서 시공상의 하자가 유발될 수 있다는 점에 대하여 재무적 자료를 이용하여 실증분석하는 것을 목적으로 한다. 연구 결과, 공격적인 수주행위로 인한 수주량의 비상적인 증가와 영업이익률 등 수익성 악화는 공사 품질의 저하와 하자 발생으로 이어진다는 것을 확인하였다. 또한 시공눙력이 낮거나 공사 착공 후 설계나 계약 조건을 변경하는 경우 하자발생의 직접적인 원인이 된다는 것도 확인하였다. 공격적인 저가 수주와 하자 발생 사이의 관련성을 확인함으로써, 하자발생을 방지할 수 있는 방안을 마련하는 계기가 될 수 있다.

입주민은 육안으로 구별이 되는 하자를 중심적으로 보며, 건설사는 공동 주택의 구조적, 기능적 문제에 영향이 가는 하자를 중심적으로 본다. 그에 따라, 건설사와 입주민은 공동주택의 하자를 기준으로 서로 다른 관점을 가지고 있다. 이를 해결하기 위해 본 연구에서는 서로 다른 하자의 관점차이로 인하여 발생하는 공동주택 하자분쟁의 쟁점과 개선 방안을 목표로 진행하였다. 먼저, 국토교통부와 법원의 서로 다른 하자판정기준 및 보수기준을 분석하였다. 과거 청구소송 하자판결 사례분석을 통하여 문제점을 도출 하였으며, 여러 건설사의 하자 데이터를 기반으로 건설사와 입주민의 관점차이를 도출 하였다. 이를 해결하기 위해 공동주택 하자 데이터베이스의 개선방안을 제안하였다.

However, the interior of a country encounter another problem result from defects liability what indefiniteness of defects standard, excess responsibility period, social recognition of be identical fraudulent work and defects, and contract with ascendancy of owners. etc, so builders concerned more excess defects liability than the quality of construction. The purpose of this study is to analysis of warranty contract in order to solve the problem such as stated above.

본 연구에서는 창호철물 공사의 하자발생 원인을 제도(System), 설계, 시공 3가지 측면에서 제도 미비(공사시방서 작성능력 부족등), 창호철물의 중요성에 대한 사회적 인식부족, 설계도면 작성 기술력 부족, 설계비 저가등 7가지를 도출하였다. 도출된 7가지 원인 중 창호철물 공사의 하자 발생에 높은 영향을 미치는 원인은 제도 미비(공사시방서 작성능력 부족), 설계도면 작성 기술력 부족이 각각 1순위, 2순위로 나타났다. 또한 이러한 하자발생 원인이 실제 프로젝트에서 건축사사무소와 시공사의 규모에 따라 어떻게 분포하는지와 시공품질에 미치는 영향을 분석 제시함으로써 향후 창호철물공사 하자방지 방안 마련을 위한 기초 연구를 수행하였다.

The process of construction site supervision plays a crucial role in ensuring safety and quality assurance in construction projects. However, traditional methods of supervision largely depend on human vision and individual experience, posing limitations in quickly detecting and preventing all defects. In particular, the thorough supervision of expansive sites is time-consuming and makes it challenging to identify all defects. This study proposes a new construction supervision system that utilizes vision processing technology and Artificial Intelligence(AI) to automatically detect and analyze defects as a solution to these issues. The system we developed is provided in the form of an application that operates on portable devices, designed to a lower technical barrier so that even non-experts can easily aid construction site supervision. The developed system swiftly and accurately identifies various potential defects at the construction site. As such, the introduction of this system is expected to significantly enhance the speed and accuracy of the construction supervision process.

Recently, public interest in housing defects, such as construction errors, occupiers' complaints, faults in production, and so on, is increasing. In addition, the construction requirements of high-rise residential buildings have increased, due to the higher prices of urban areas, especially in metropolitan areas. While previous research has focused on the defects occurring in apartment housing complexes, research has not been carried out on the defects occurring in high-rise residential buildings. In this paper, the defects patterns and characteristics of high-rise residential buildings are examined and analyzed and a defect management plan is then suggested. In order to do this, we collected the defects data of high-rise residential buildings recorded by 2,299 of 2,327 occupants. The defect occurrence rate (DOR) in the residential area is 98.8%. The frequency rate of defect occurrence over the total defect occurrence since building completion is 63.28% during the first year, 24.63% (second year), 6.88% (third year), 2.27% (fourth year), and 2.53% (fifth year). The result of correlation analysis between work types showed that there is a relationship between the built-in furniture and electronics (F&E) and painting works, and the F&E and masonry works, such as marble finishing. We expect that this research will assist in the efforts to decrease the number of defects in high-rise buildings.

This study is to find out primary factors through the punch list in the large scale apartment housing complex, to prevent repeatedly occurring defects of construction and to gain quality management. The following are the findings of the research. (1) The positive strengthening of supervision for the workers can contribute to prevent defects of apartment construction and make better quality of the construction. (2) A solution should be made for the poor of surface join and the damage of work element showing a lot in the apart construction, which prevent defects and improve construction quality. (3) Indirect factors such as negligence and carelessness of the management should be improved to advance construction quality, and the caution and control strengthening of the management should be followed. It is revealed that hitch, omission, and heedlessness come from the defects, and the shortage of skill and checking appear as indirect factors. Therefore, to get quality improvement, the enhancement of the management factors, employment of excellent workers, and enhancement of working attitude and construction management are needed.

노출콘크리트 마감공법은 1990년대 외부 입면 형식의 다양화, 시공기술의 발달, 콘크리트 품질 향상 등으로 인하여 노출콘크리트 마감공법의 적용사례가 증가하기 시작하였고 최근까지 노출콘크리트 마감공법을 사용하는 경우가 증가하는 추세이다. 이에 따라 품질향상을 위해 많은 연구가 진행되었지만 노출콘크리트 마감공법의 하자발생은 여전한 상태이다. 본 연구는 노출콘크리트 마감공법의 하자발생을 방지하고 품질을 확보하기 위한 통합관리의 필요성을 제고하기 위해 하자발생의 원인을 프로세스별로 분석하였다. 또한 사례조사와 AHP 분석을 통해 노출콘크리트 마감공법에서 발생하는 하자의 중요성을 도출하였다. 본 연구를 통해 노출콘크리트 마감공법의 발생하자가 기존의 하자의 발생 원인에 따라 한 프로세스마다 국한되어있는 관리가 아닌 프로세스 전반에 걸쳐 관리가 필요하다고 판단되며, 노출콘크리트 마감공법의 하자 방지 및 품질향상을 위한 통합관리가 요구되고 있다고 분석되었다.
