  • It has been five years since the Post-Construction Sale System of Housing was introduced. The purpose of this study is to identify objectives and effects of the Post-Construction Sale System of Housing and analyze change of profitability at different sales time from a supplier's point of view. Apartment buildings construction projects performed in Seoul are used for the case study. The present value of sales revenues, sensitivity and the present value of expected sales prices are analyzed. According to the findings, first, profits made from a Pre-construction sales system was 5.1%~6.2% higher than those from a Post-construction sales system. Among four plans of a Pre-construction sales system (A, B, C and D plan), sales revenue from the A plan, which takes a deposit at the time of starting construction, was the greatest. Second, increase of the rate of discount and decrease of sales revenues are in direct proportion. The bigger rate of discount leads actual reduction of sales revenues. Third, for the present value of sales revenues reflecting change in basic model construction cost, a Pre-construction sales system showed a little higher than that of a Post-construction sales system by approximately 2%. It should be known that this study suggests profitability of Pre-and Post-construction sales system by clearly measuring them in the supplier's point of view and calculates sales revenues, considering change of a sale price following change of sales time.

  • Project plan and control is a highly skilled task which is vital for business success, and Project control systems are important for successful project execution. To support construction process management effectively, an integrated cost and schedule control function is required to collect quality data in a timely manner and to provide quality historical data for future planning of new projects. In Korea construction industry, the development and implementation cases of a project control system which to efficiently support construction project planning and controlling processes, have been increased to ensure a project success and the profitability of a construction company. To contribute to improving practical effectiveness of a project control system, the paper reviewed and analyzed the current trends and functional features of current project control systems. And it also described the pending issues and their solutions faced on previous project control systems.

  • Current situations, such as IMF crisis, WTO agreement and decrease of construction market, demand changes to construction companies. To meet the situation, they focus on the value of the intangible assets to improve their competitive power. In Korea, Various institutes estimate the construction company in accordance with their Purposes. But their estimating method has limitations to know the potential value of the company because they don't much concentrate on characteristics of construction industry and intangible assets. This study was peformed to introduce the methodology of estimating intangible assets of company and to show the state of intangible asset of major construction companies in Korea. Market Capitalization Method(MCM) was used to calculate intangible assets and all data are based on Annual Business Report.

  • Classic construction safety management functions - such as recruitment, training, supervision, etc. - are determined by different conceptions of the role and nature of management effectiveness, and these conceptions are underpinned by related cultural values. This paper attempts to shed some light on in what way, and to what extent, does the national cultural value orientations influence individual preferences for safety management policies and practices. It presents the empirical results of a questionnaire survey administered in Pakistan targeting construction managers with safety management responsibilities. Based on the survey findings, the paper argues that there is a causal link between cultural values' orientations and preferences for, and perceptions of, safety management policies and practices.

  • This paper presents a study on the impact of variation of construction material prices on the feasibility of building projects in Vietnam. The paper makes use of Monte-Carlo simulation for financial risk analysis of net present Value (NPV) and internal rate of return (IRR). To well illustrate the influencing, a case study is presented. The research results show that there is a strong correlation between steel prices, gold prices, and $US exchange rate. Outputs of statistics also reveal that the concurrent variation of prices of cement, steel, sand, brick, formwork and stone has strongly negative impact on NPV and IRR of building projects. The results also indicate that the proportion of steel cost to total construction cost is 17.95% which is the cause of risks for the feasibility of building project in Vietnam. The paper stresses that feasibility study of building project must integrate the impact of construction materials prices in order to mitigate risks in developing countries as Vietnam.

  • Recently, remodeling has been introduced in the domestic construction industry as an alternative new construction. Its economic evaluation is the essential part of remodeling business. Therefore, this study has the purpose of presenting the method that is able to evaluate the actual value in the market. And this method can compare before & after value of remodeling in feasibility study. For this, this study reviews economic evaluation methods in construction and real estate fields and analysis their problem and merits & faults. With those facts, this study makes a mixed economic evaluation method that can be used in construction and real estate fields.

  • Cost, schedule, and quality are the three major performance indicators for any construction project. Under the globalized competition in the nuclear industry, researchers and practitioners have also explored a systemized and integrated management system for cost, schedule, and quality. In order to address this issue, the concept of earned value management system (EVMS) has been often utilized. However, implementing EVMS for a mega-project of nuclear power plant (NPP) construction requires extensive overhead efforts. Though previous studies proposed structures and methods for effective NPP EVMS, there has been no legitimate study for data collection strategy for practical implementation. In this context, the purpose of this paper is to develop an effective data collection strategy for NPP EVMS. Firstly, the barriers to practical NPP EVMS were identified based on literature review and expert interviews. Strategies for data collection were then developed based on different phases of project life cycle. This study focuses on the 'life-cycle integrated progress management system' for NPP construction from an owner's perspective Therefore, results of this study can be used as a guide for preparing request for proposals (RFP) of an NPP owner organization.

  • Korea's population change trend is the aging and feminization as Reduction in mortality, average life extension. and is further increased Reduction of birth rate and aging population. if Our country concluded FTA(Free Trade Agreement) with the United States, Europe and China etc. labor-intensive industries will be the decline. Then, the construction workers' jobs are continually reduced. This is critical to the nation's economic, social and environmental influences due to Shortage of construction workforce and increasing labor costs. Eventually this is a major factor in reduced construction productivity. Therefore, this study is presented as a construction productivity development prospects on the value-added analysis per Labour productivity employee from Construction market trends, industry-specific productivity index, industry trends Employed, age tiered workforce trends, women's workforce trends, labor time trend, foreign workers, workforce trends, analysis of trends in construction contract, awarded by Company Size trends, construction management analysis index.

  • In the year of 1980 and 2000, the Korean government institutionalized the Value Engineering methodology in the construction phase and the design phase respectively. While design-phase VE have been applied to construction industry actively, which was institutionalized 7 years ago, construction-phase VE have not been applied to industry frequently, although it was institutionalized 25 years ago. On the other hand, at the time of social demands for VE is increasing, it has been pointed out that VE should be compatible with the delivery system. And the time of VE study, the operational management of VE study, and the maintenance process of the result of the VE study also should be considered. In this study, a scheme to improve VE methodology in the construction industry is proposed based on the literature review and the data analysis of domestic and foreign state of VE.

  • Remodeling is deemedto be very important from the perspective of the recycling of resources, instead of scrapping the existing structure, and the creation of 'value added' which is equivalent to the 'value added' from the new construction. In addition, the selection of the appropriate construction method assures the saving of construction cost, the shortening of construction period, and the improvement of quality. Moreover, the selection of the construction method for the remodeling construction is far more important than the current new construction work, considering that the characteristicsof construction site and the structure have a great effect on the construction in case of the remodelingconstruction. Current selection of the construction method, however, does not reflect the construction information, but just adheres to the construction method which was commonly applied previously. Therefore, this study proposes the measure to embody the tool that assists the decision making in selecting the construction method.
