  • 플랜트 산업은 2004년도 기준 해외 건설 수주액의 70%를 차지하는 매우 중요한 산업이다. 플랜트 산업의 기술력은 일부 시설관련 상세설계와 시공부문의 경쟁력을 확보한 상태이다. 그러나 플랜트 산업 가운데 고부가가치 창출이 가능한 기획, 기본설계 기술이 미흡하여 기술력 향상이 필요하다. 따라서 고부가가치 창출이 가능한 기획, 기본설계 기술 경쟁력을 향상시키기 위하여 플랜트 설계를 위한 표준코드의 문제점 및 개선방향을 제시하고자 한다.

기술기반 중소건설업체 지원을 위한 건설기술가치 평가 연구 (An Analysis on Evaluation of Construction Technology Value for Supporting Mid-small Construction Enterprises Pursuing Technical Innovation)

  • 본 연구에서는 수익접근법을 기본 모형으로 하여 건설부문의 특성을 반영한 건설부문 기술가치 평가를 시도하였다. 수익접근법은 향후 발생할 미래수익에 대한 현재가치 가운데 기술로 인한 부분만을 고려하여 기술가치를 산정한다. 무엇보다 건설기술은 표준화된 일반 제품에 비해 많은 변수가 존재하므로, 건설기술가치평가는 가치평가의 표준화된 산식은 물론 건설 기술전문가, 시장전문가 팀의 정성적 평가에 대한 의존도가 높을 수밖에 없다. 그리고 건설부문은 매출과 수익성 추정에 대한 불확실성이 타 산업 대비 높으므로, 할인율과 현금흐름 추정에 보수적인 입장을 취해야 한다. 실증분석을 위해 경제적 수명 및 현금흐름은 산업통상자원부의 실무가이드와 전문가들의 평가를 반영하여 산정되었고, 할인율 및 기술기여도는 건설업의 특성을 반영시켜 분석하였다. 먼저 보수적 평가에 따른 위험프리미엄의 증가로 할인율이 15%로 산정되었다. 그리고 기술의 우수성으로 개별 기술강도 비율이 72%로, 이에 따라 기술기여도는 46.7%로 추정되었다. 이 같은 할인율과 기술기여도의 변화를 종합하여 기술가치평가 금액은 318백만원으로 추정되었다. 본 연구가 시사하는 바는 다음과 같다. 먼저, 현재 종합 및 전문건설업 2부문으로 구분된 공종별 또는 업종별 구분을 다양화하고, 기본적 통계자료 확보 및 DB구축이 필요하다. 건설기술의 다양한 변동성으로 인해 평가에 참여하는 전문가들의 정성적 평가에서의 역할이 더욱 강조된다.

  • 도심지 건축공사가 증가하고 있는 우리나라에서 작업공간의 부족 및 자재의 적시공급에 대한 문제는 반드시 해결해야 할 과제이다. 이 중에서도 주택건설에 있어 가장 큰 비중을 차지하고 있는 아파트 시공의 경우, 초고층화로 골조공사의 중요성과 함께 친환경적 공법과 합리적 공정개선 및 원가절감을 구현할 새로운 공법이 요구되고 있다. 본 연구에서는 국내 건설현장의 사례조사를 통해 슬래브 거푸집공사와 마감공사의 프로세스에서 불필요한 요소를 최소화하고자 공업화 자재를 활용한 (골조-마감공사)통합공법을 제시한다 가치흐름분석기법(Value Stream Mapping)을 활용하여 기존 프로세스에서의 비 가치 창출작업을 가치창출작업에 통합시키거나 제거하여 슬래브 공사 내에서 공기 및 투입인력의 절감 가능성을 확인하고, 공기단축과 원가절감 효과를 측정하였다. 이와 같이 공업화 자재의 활용으로 현장작업에 따른 변이를 최소화하여 공정의 안정성 및 공정계획의 신뢰성을 확보 등 공정의 합리화를 구현하고자 한다.

Investigating the Construction Industry from Key Performance Measurements

  • The construction industry is an integral part of any nation's economy, whether measured by dollar volume or workforce size. In spite of its strong influence, there has been very little specifically aimed at evaluating the current industry performance. This research investigates the macroeconomic performance of the construction industry by accounting for crucial performance affecting factors such as labor productivity and gross margin. A clustering analysis, followed by a series of statistical analyses, yielded a notable finding that labor productivity is the most important factor that affects industry's profitability. The results of the analysis also revealed that the states with the strongest labor productivity show the highest level of profitability in terms of gross margin. This study should be of value to decision-makers when plotting a roadmap for future growth and rendering a strategic business decision.

An Exploratory Study of EVMS Environment Factors and their Impact on Cost Performance for Construction and Environmental Projects

  • A high-performing Earned Value Management System (EVMS) can influence project success and help stakeholders meet project objectives. Although EVMS processes are well-supported by technical guidelines and standards, project managers often face challenges related to the project culture, team, resources, and business practices that make up the project environment within which an EVMS is being used. A comprehensive literature review revealed a lack of a data-driven and consistent assessment frameworks that can gauge the environment surrounding EVMS implementation. This paper will discuss the EVMS environment of construction and environmental projects, and examine its impact on cost performance. The authors used a multi-method approach to identify 27 environment factors that make up the EVMS environment, assessing them on 18 construction and environmental projects worth over $2 billion of total cost. Research methods employed include: (1) a literature review of more than 300 references; (2) a survey of 294 respondents; and (3) remote research charrettes with more than 60 participating expert practitioners. Culture (one of the identified environment categories) was found to be relatively more important in terms of its impact on the EVMS environment, followed by people, practices, and resources. These exploratory results show statistically significant differences in cost performance between completed projects with either a good or poor environment, for the sample projects. Key environment factors are outlined, and guidance is provided to practitioners around how to set up an effective EVMS environment in a construction or environmental project to inform decision-making and support achieving the project cost objectives successfully.

A Potential Value of Noise Control in Construction Sites for Real Estate Developers

  • Since construction work is an indispensable part of daily lives, complaints of noise are unavoidable. Noise control in construction sites is normally known as a regulation by a government and self-motivated noise controls rarely occur. In this paper, a marketing strategy is proposed to provide a potential value of noise control for real estate developer. First, people's perception to construction noise was examined in means of collecting and analyzing media reports between 2005 to 2011. Then decibel test was done in order to test noise generated by different devices in a construction site in various distances. According to the theory of core competency, a conceptual model was raised to illustrate profit and loss situation of the real estate developers in the case they invest more in noise control. The construction noise is discussed that it will ruin people's perception to the company's brand image and reputation. Also, the investment in the creation of silent site is discussed that it will not only bring benefit to the brand image work but also have value of profit in the market.

  • Building Information Modeling (BIM) encourages effective information share and utilization among project participants during entire life cycle of facility. This paper presents a method that keeps track of the historical quality records involved in construction operations and facilitates using BIM. The method is coded into BIM based Quality Record Traceability (BIM-QRT) System that makes use of historical records obtained from database administrating construction operations. This study is of value to practitioners because the method makes clear the project participants' responsibility relative to the quality of each and every element of the facility. The main objective of this research is to develop an accurate, fully automated method for construction Quality Record Tracking by using a BIM along with construction operations data obtained by information technology. Test cases verify the usability and validity of the methods implemented in the system.

도심지 발파공사장의 발파진동 특성 (The Characteristics of Blasting Vibration in the Construction of Apartment and Buildings in Urban Area)

  • In order to evaluate the effect of blasting vibration in buildings and it's resident located around blasting construction field in urban area, blasting vibration characteristics were measured the vibration level, vibration velocity. The 250g and 750g of charged powder were used at the apartment and at the ground, respectively. In the measurement of the ground, Z(perpendicularity) axis was the highest value in vibration level, but vertical axis was the highest value at 25m point and longitudinal axis was the highest value at 50m point in vibration velocity. The amount of measurement was high value when measuring point is higher than blasting source, while that of measurement was low value when measuring point is lower than blasting source. In the measurement of the apartment, 2 axis was the highest value in vibration level, but in vibration velocity transverse axis was the highest value at ground, was vertical axis at 1st floor, was longitudinal axis at 3rd floor and was vertical and longitudinal axis at 5th floor. The vibration level and the vibration velocity of 50m point showed higher correlation value than 25m point at the ground, but those of 25m point showed higher correlation value than 50m point at the apartment.

항만시설 프로젝트의 시뮬레이션을 활용한 재설계 VE 적용방안 (The Application Plan for Value Engineering Redesign by Using The Simulation for The Port Facilities Construction Project)

  • 본 연구는 턴키 발주공사의 전면적인 재설계 과정에서 원가절감과 사용자 중심의 요구조건을 충족 시킬 수 있는 여러 방법들 중에서 설계 VE(Value Engineering: 가치공학) 프로세스를 적용한 연구이다. 본 연구에서는 설계 VE 프로세스를 사용하여 합리적이고 실용적인 기능분석 프로세스를 단계별로 정립하였다. 설계 VE가 가지고 있는 문제점으로 프로젝트 시행 시기별 적용 프로세스를 계획단계에서 분석할 수 없는 한계점이 있었으며, 또한 대형프로젝트 수행 과정에 초기분석 및 검증을 할 수 없었다. 본 연구에서는 컴퓨터 시뮬레이션 기법을 도입하여 설계 VE가 가지고 있는 문제점을 보완하고, 효율성과 안전성 등을 증명하였다. 기존에 적용해 온 VE기법은 항만시설물 건설에 적용시 시공분야에만 국한하여 적용됨으로써 기능 및 건설비 절감에는 기여하지 못한 것으로 나타났다. 그러나 본 연구에서 제안한 VE 대상선정 방법에 의하여 기능분석 프로세스를 합리적이고 실용적으로 개선함으로써 재설계 VE 수행절차를 효율적으로 개선 할 수 있었다. 본 연구에서 최적화시킨 VE 기법을 항만시설공사에 실제 적용시킨 결과 약 46억 원의 공사비를 절감하는 효과를 거두었다. 따라서 본 연구 결과를 유사프로젝트에 적용 할 경우 VE를 효과적으로 달성 할 수 있을 것으로 사료된다.
