The Actual State of Demolition and Pilot Dismantling in Apartment Building (해체공사의 수행실태 및 공동주택 분별해체 시험시공)

  • Now a performance process of Demolition works is 'Before-Removal & After-Classification' method in Korea. This method is short of demolition time, but construction wastes contained substances lower recycling rate of construction, raise expenses of reclamation & treatment. Then the government has decided upon a positive 'Before-Classification & After-Removal' method, and substantially raise a recycling rate of construction wastes. Therefore, this study makes an investigation into state of internal and external demolition field through evaluating technological level, we make a proposal of dismantling method from there. Also, we put dismantling to the test in an apartment by proposed work process. As the result, it made a term of works increased for removing interior material. To solve this problem, we need to develop tools and methods of construction that can remove efficiently. From now on, we continuously need to study a breakdown system of dismantling, analysis of dismantling process and general system by inspecting entire demolition process. And we have to study details for making a specific thesis of method of removing interior material which was based on developing a suitable partial demolition machine and dismantling works.

  • Korea reached an aging society in 2000, and it is progressed quickly now. Government forecasts that the number of aged people over 65 years old will increase from 7.2%(2000) to above 14.3% among total population in 2018. Workers over fifty years old are increasing in construction field every year. These aged workers are exposed to various construction accidents, and also their accident rate is very high because of physical and psychological changes by aging. Specially, a disaster of aged workers more than 50 years old is fronted at the serious situation in the construction industry which has variable working environment. Thus, the purpose of this study is to suggest the precaution by analysing disaster characteristics of aged construction workers. Also, this study aims to present a basic counter-plan according to important safety management list which is abstracted from the work, aged construction workers' accident rate is high.

Risk Assessment Method for Activities of Apartment Construction (공동주택 건축공사 단위작업의 위험성 평가 방법)

  • Recently, the disaster rate of the construction industry has increased with high-rise, and complexity of the building, unlike the decrease in the disaster rate in other industries. Although risk assessment is performed to reduce the occurrence of disasters, it is difficult to estimate the risks accurately due to activity in which no disaster has occurred, and inconsistencies in the level of details of work. In this study, in order to evaluate the risk of the major activity for the apartment construction work, the activity was identified by referring to the risk assessment model of construction industry type by the KOSHA. The construction work types and activities were consistently organized in level of work into nine work types and 82 activities were through experts consultation. Analyzing the disaster types that occurred during work through KOSHA disaster cases, calculating the probability of disaster occurrence according to the type of disaster, and combining the probability of disaster with the severity of disaster to estimate the risk assessment method was presented. Using the daily report of the construction site of the apartment, the results of a case study confirmed the validity of the risk calculation method presented in this study.

An Analysis of Defects Apartment Houses Occurring during the Term of Warranty Liability (하자담보책임기간에 발생하는 공동주택 하자 분석)

  • Defects caused by apartment houses have the term of warranty liability according to the enforcement ordinance of Acts of the Management of Apartment Houses. In case when defects occur during the term, free defect maintenance can be provided from the construction company. Yet, there occur conflicts between the construction company and residents, as to whether there occur defects or not. To resolve these conflicts, this study aimed to analyze construction classification and types that need managing, based on defects of apartment houses occurring during the term of warranty liability. This research analyzed 138,576 cases of data, as of five apartment house complexes. For the construction classification for defects of apartment houses, wooden flooring products accounted for the highest rate, followed by paper hanging, and wooden window. For the construction types of defects, torn/scratching took up with the highest rate, followed by the condition of defect in fixing and operating. In order to embody defects occurring during the term of warranty liability, into the visualization technique, this researcher utilized the word cloud method. This study will pursue the method for maintaining defects during the term of warranty liability, in the subsequent research, using the data that this research presented.

THREE-STAGED RISK EVALUATION MODEL FOR BIDDING ON INTERNATIONAL CONSTRUCTION PROJECTS

  • Risk evaluation approaches for bidding on international construction projects are typically partitioned into three stages: country selection, project classification, and bid-cost evaluation. However, previous studies are frequently under attack in that they have several crucial limitations: 1) a dearth of studies about country selection risk tailored for the overseas construction market at a corporate level; 2) no consideration of uncertainties for input variable per se; 3) less probabilistic approaches in estimating a range of cost variance; and 4) less inclusion of covariance impacts. This study thus suggests a three-staged risk evaluation model to resolve these inherent problems. In the first stage, a country portfolio model that maximizes the expected construction market growth rate and profit rate while decreasing market uncertainty is formulated using multi-objective genetic analysis. Following this, probabilistic approaches for screening bad projects are suggested through applying various data mining methods such as discriminant logistic regression, neural network, C5.0, and support vector machine. For the last stage, the cost overrun prediction model is simulated for determining a reasonable bid cost, while considering non-parametric distribution, effects of systematic risks, and the firm's specific capability accrued in a given country. Through the three consecutive models, this study verifies that international construction risk can be allocated, reduced, and projected to some degree, thereby contributing to sustaining stable profits and revenues in both the short-term and the long-term perspective.

A Development of Construction Industry Production Index(CIPI) with Temperature Effects (기온효과를 고려한 건설업생산지수 예측모델 개발)

  • After 1990s, the influence of construction industry has been decreased on national economy and construction business condition has been changed on economic recession and boom repeatedly. Larger fluctuation of business condition makes a forecast of it to be more difficult. Uncertainty in business prediction results in damages on construction companies and stakeholders. Therefore, study on forecasting a construction business is very important. This study suggests the Construction Industry Production Index(CIPI) to predict a construction business in consider of temperature effects. The results show that construction business is much influenced by temperature effects certainly and GDP. With the CBFM, this study examines CIPI for 2013 with two scenarios: 1)with GDP growth rate of 3.5% 2)with GDP growth rate of 2.4%. Thus, CIPI would be used as the economic state index to display the construction business conditions. Also, CIPI will be utilized as basic methodology in the impact of climate change in the construction industry.

Improvement Measures for Construction Education System in Specialized High School (특성화 고등학교의 건설교육 및 훈련체계 개선방안)

  • The construction industry is heavily dependent on labor force as automation to building constructions is difficult due to its characteristics such on-site production, custom manufacturing production. Thus, while securing and fostering high-quality functional manpower for stable construction work are significant, the construction workforce has been persistently lacking compared to demand. Young workers are reluctant to enter the construction industry due to high labor intensity, unstable employment structure, and uncertainty for the future. The employment rate for new jobs in the construction industry is half as high as in others. Currently, the departments related to construction are organized in specialized high school to conduct training for young workers. The graduates have a low ratio of employment rate to the construction industry and functional capacities fallen short of expectations. In this study, the education and training conditions of specialized high schools were analyzed to derive problems and key improvements of the education system were drawn. As an improvement for the analysis results, it provides solutions such as giving advantages of previous education experience, expand industry-academic cooperation with businesses, and expand links with external educational institutions.

A Study on Cost Standards for Securing Appropriate Construction Costs for Small-Scale Construction Sites (소규모 시공현장 적정공사비 확보를 위한 원가기준 마련 연구)

  • In construction sites, small-scale construction quantities or limited work hours below the daily work volume may occur due to on-site conditions. For small-scale quantities, the input of equipment and labor is designed based on an hourly basis in the invoice, resulting in a difference from the actual cost. In this study, we aim to explore solutions from the perspective of construction cost standards to secure appropriate construction costs for small-scale and time-limited construction sites. Firstly, to preserve the basic construction costs on-site, we established standards where half the cost would be charged for construction quantities below four hours and a full day's cost would be designed for construction quantities between four to eight hours. Additionally, realistic construction cost calculation standards are expected to be provided by realizing a surcharge rate for work hour limitations to secure appropriate construction costs.

Architectural Work Cost Rate Analysis of Elementary, Middle, and High School Delivered by BTL (초·중등학교 민간투자사업(BTL)의 건축공사비의 공종별 비율 분석)

  • The accurate estimation of construction cost is critical for effective budgeting and financing of the project. Accurate estimates also allow for informed decisions when considering the responsiveness of bids or proposals and for a contractor to better monitor construction progress. However, current method for construction cost of the public educational facility uses a basic criteria in Korea, e.g, construction cost per unit floor area. Therefore, the purpose of this study is to examine present architectural work cost rate of elementary, middle, and high school delivered by BTL(Build-Transfer-Lease). We examined real construction cost of educational facility according to level of school, such as elementary, middle, and high school. The examination revealed that unit price of BTL educational construction cost are different to the level of school, but the composing rate of architectural work cost of the educational facility are very similar. As a result, it is recommended that future researches are initiated to create specific methods to support the accurate cost estimation of educational facility.

A Study on Improvement Plans for Special Safety & Health Education Considering Small and Medium-sized Construction Sites (중소규모 건설현장을 고려한 특별안전보건교육의 개선방안에 대한 연구)

  • The construction business has a high accident rate among all the industries, and it accounts for 68% of the total accident rate for the small and medium-sized construction sites where a safety manager is not appointed,. Thus, through effective safety management and education of the construction sites, the accident rate can be significantly reduced. This study proposed a plan to improve the system suitable for small and medium-sized construction sites by integration with the basic safety & health education system. Through previous research and survey, the improvement points of special safety & health education at small and medium-sized construction sites, and the preference for integration with basic safety & health education were analyzed.
