The architecture, engineering and construction (AEC) industry is beginning to utilize Building Information Modeling (BIM), benefiting from the resulting improved visualization and productivity, better coordination of construction drawings, building documents that contain embedded links to virtual information, faster delivery, and lower costs. However, construction firms often face challenges when reorganizing their company structure to take full advantage of these benefits. This paper proposes an organizational structure that will enable engineering-construction firms to successfully adopt and implement BIM for major construction projects. A case study research method is utilized based on in-depth interviews with four BIM directors and vice presidents charged with BIM adoption, implementation and education. Organizational transformation challenges and recommendations are discussed in detail for those considering implementing BIM in the engineering-construction industry. Topics such as organizational changes in the firm, costs and benefits of BIM implementation, strategies of BIM implementation (execution) plan, BIM education, risks and opportunities associated with BIM, BIM software, contract methods, human resource management and new hires, and the future implementation and direction of BIM are discussed in detail.

SWOT model was used to develop strategies for the Korean construction firms in entering the global construction market. Literature review, official statistics survey and other research methods were utilized in order to extract internal and external environmental factors of both the firm and local area. By extracting strength, weakness, opportunity and threat factors, a total of 12 strategies were produced: SO (Strengths-Opportunities), ST (Strengths-Threats), WT (Weaknesses-Threats), and WO (Weaknesses-Opportunities). The result of the study can be utilized as a basic data in developing a strategy for the Korean construction firms to penetrate into the global construction market.

세계 금융위기 이후 국내 건설 시장은 주택, 토목 분야의 침체가 지속되어 국내 건설시장의 규모가 축소되고, 수익성 등이 악화되는 등 어려움이 지속 되고 있다. 이에 국내 건설기업들은 해외시장 진출을 가속화하고 있으며 주요 사업 영역은 대부분 시공분야에 편중되어 왔다. 하지만 시공분야의 부가가치는 시공 이전 단계에 비해 낮을 뿐 아니라, 저가 수주 등의 영향으로 많은 어려움을 겪고 있다. 따라서 해외 건설 프로젝트의 특성에 부합하는 사업 수행 전 단계에 걸친 프로젝트 관리역량의 향상에 대한 필요성이 대두되고 있다. 기존의 프로젝트 관리역량 평가 도구들은 전 산업에 적용 가능한 범용적인 모델로 특정한 분야의 프로젝트관리 역량을 평가하기엔 광범위하여 국내 건설 현황에 적합한 평가 시스템의 개발이 시급하다. 본 연구를 통해 국내 CM기업의 국제 경쟁력 향상 및 프로젝트 관리역량 분석을 위해 국내 CM사에 적용 가능한 프로젝트 관리 역량 평가 시스템을 개발하였다. 개발된 평가시스템은 프로젝트, 프로그램 레벨의 9가지 관리영역과 CM인프라에 대한 자가평가체계로 각 CM기업이 자발적인 관리역량평가와 그에 따른 영역별 역량향상의 도구로 개발되었다. 또한 기업규모에 따른 그룹별 비교분석과 프로젝트, 프로그램 두 레벨의 관리역량과 CM인프라와의 상관관계를 분석하였으며, 프로젝트, 프로그램 두 레벨에서의 관리영역을 비교 분석하였다. 기업별 분석 결과는 9개 국내 CM사에 대해 전문가 설문을 통해 산출물 기반의 개선방안 및 요구되는 산출물을 제시하였다. 그룹별 분석결과는 9개 기업의 규모에 따라 두 그룹으로 나누어 프로젝트, 프로그램 레벨의 9가지 관리영역에 대해 평가하였다. 개발된 CM사 프로젝트 관리역량 평가 시스템을 통해 CM기업은 자가역량 평가를 수행 할 수 있으며 기업별 프로젝트, 프로그램 레벨의 관리영역별 역량평가 및 강점과 약점을 파악하고, 동시에 산출물 기반의 개선 및 보완점을 파악하여 관리역량을 향상 시킬 수 있는 개선방안을 제시하였다.

Noting the changes within the Singapore construction industry, fuelled by the government's 'green' initiatives in tandem with the prolonged effect of the 1997-2005 recession, this paper investigates Singapore contractors' attitudes towards environmental sustainability. Data were collected from 34 interviews with senior management of large and medium-sized general building contractors and the firms' archival records. The results show that the majority of the contractors embrace positive attitudes towards environmental sustainability. The respective contractors explicitly express their environmental drives by incorporating keywords such as 'quality', 'sustainability' and 'environmental and social benefits' into their firms' mission statements. The results also show that three environmental-related measures implemented by all contractors are: (i) stricter housekeeping procedures in construction sites; (ii) stricter wastage rates for construction materials; and (iii) greater focus on Just-In-Time delivery to minimise materials deterioration due to inappropriate site storage.

대형 건설업체에서는 전산화를 통해 구축된 통합관리시스템을 현장에 적용하고 있으며 자재수급관리 분야도 그 일부분이다. 이러한 자재수급관리시스템은 건설업체마다 개별적인 체계와 방식을 달리하여 운영되고 있으나, 건설업체별 자재수급관리의 효율성 향상보다 시스템을 구축하는데 중점을 두었기 때문에 시스템의 구성, 운영, 관리에 문제가 있다고 하겠다. 자재수급관리시스템의 문제점을 개선하기 위한 노력이 일부에서 진행되고 있으나 기존 시스템의 테두리에서 효율성을 향상시키기 위한 근본적인 처방이라 보기 힘들다. 대형 건설업체 자재수급관리시스템의 해결방안은 통합관리적 시각에서 바라보아야 한다. 따라서 현재 우리나라의 대형 건설업체에서 운영되고 있는 자재수급관리시스템을 대상으로 문헌연구와 전문가 면담조사를 통해 시스템의 체계, 구성, 운영 및 관리의 실태분석을 통하여 시스템의 효율성 제고를 위한 개선방안을 제시하였다.

Intense competition existing in construction market creates an industry that is dominated by the client groups. Numerous studies dealing with private clients' needs and expectations from contractor firms exist in the literature. However in the unique construction industry, in addition to clients, consultants as representatives of clients will almost always have very important roles to play as well. By presenting survey findings of 50 consultant firms, this study provides insights into consultants' general needs and expectations from contracting organizations on behalf of their clients by using the data from Northern Cyprus private building construction market.

21세기와 함께 고령화 사회로 접어든 우리사회의 전반적인 여건 변화는 그간 잠재수요로 내재되어 있던 유료노인주거시설에 대한 수요를 현실화시킬 것으로 기대됨에 따라 유료노인주거시설 시장은 새로운 투자 영역으로 부상할 전망이다. 한편, 현재 국내 건설사의 매출이 아파트 등 주거부문 건설에 집중되어 있어서 향후 경기변동에 따라 재무적 위험에 처할 가능성이 높으나 유료노인주거시설에 대한 투자와 이를 장기적으로 운영할 경우 고정적인 수입원을 확보할 수 있으므로 사업포트폴리오의 다양화 뿐만 아니라 재무적인 측면에서 안정성에도 기여할 수 있을 것으로 사료된다. 본 연구에서는 이와 같은 배경으로부터 유료노인주거시설 확충 시 투자자/운영자 측면에서 수익모델의 중요성을 인식하고, 건설사의 유료노인주거시설에 대한 투자 및 장기적인 운영이 매출액 및 영업이익에 미치는 영향을 분석함으로써 건설사의 사업다각화에 대한 가능성을 평가하였다.

많은 국내 건설 회사들은 지속되는 건설 경기 침체로 힘든 시간을 보내고 있다. 따라서 건설기업들이 어려운 상황 속에서 살아남기 위해서는 효율적인 운영과 경쟁력 강화를 위한 경영 효율성의 분석이 필요하다. 본 논문에서는 국내 상장건설기업 효율성을 분석하기 위하여 ANP와 DEA의 결합모델을 제안한다. DAE에서 가장 중요한 투입요소와 산출요소를 결정하기 위하여 ANP 모델을 적용하여 투입요소와 산출요소의 중요도를 평가한다. 그리고 비효율성을 갖는 그룹으로 분류된 기업들에 대해서는 효율성을 갖는 벤치마킹 기업들과 이들 그룹으로 이동하기 위하여 개선해야할 효율성 수치를 제공한다. 본 연구에서는 KOSPI에 상장된 36개와 KOSDAQ에 상장된 21개로 구성된 57개의 건설기업을 분석하였다. 분석결과 CCR 모형에서 효율적으로 선정된 기업은 총 11개였고, BCC 모형에서는 총 14개 기업이 효율성을 가지고 있었다. 추가적으로 규모의 효율성이 1인 기업은 19개 기업이었다.

국내 건설업계는 공기보다는 공사비에 초점을 맞추어 왔다. 그러나 근래에 들어 사회적 요구 변화로 인하여 공기에 대한 관심이 증대되고 있다. 적정한 공사기간은 다른 방면으로서의 비용절감과 관리의 효율성을 줄 수 있다. 특히 공동주택과 같은 경우 대부분의 공정이 타 기업과 유사하여 다른 기업의 장점을 쉽게 얻을 수 있으나 현재 대부분의 기업에서는 공기에 대한 연구가 부족한 형편이다. 본 연구는 공기가 타기업에 비해 짧은 기업을 대상으로 대공정 수준의 일반 공기 산정 기준을 검토하고 이에 따른 기업의 공기 우위요인을 연구하여 공기 산정을 위해 검토하여야 할 요소와 이를 통한 공기 단축에 영향을 줄 수 있는 요소를 제시하려 한다.
