  • Apartments, which are typical residential spaces, are reconstructed or remodeled according to aging. However, reconstruction or remodeling of apartment complexes or an individual building requires following relevant laws and policies and requires a lot of time. Therefore, there are cases where apartment residents choose remodeling that improves the living environment by renovating only the interior of their household. In order to improve the interior space of an apartment, various materials such as windows, toilets, walls, and floors are replaced, and lots of matters must be considered in this process. Several problems arise in the process of selecting a remodeling company and carrying out construction, and the problem must be resolved through owner's decision-making. This study analyzes the problems through the case of apartment interior remodeling and suggests ways to improve them.

  • As hospitals change continuously and rapidly, the way of growth and change becomes another important factor in the design of a hospital. The hospitals are adapted for the continuous growth and change during their life span. But the hospitals built in 1970's and 80's have been expanded and reconstructed without any plan of growth and change. So, there is required to the architectural planning on the remodeling and modernization strategy of general hospitals. The purpose of this study is to provide the fundamental data for the reasonable design planning and the basic principles of the construction plan in the hospital remodeling. Thus, this study is to investigate and analyze the characteristics of hospital remodeling, the remodeling planning, and the scheduling process in terms of construction. As a result, this study would apply to design guideline for the remodeling of general hospitals.

  • Recently, remodeling has been a major field of the building construction that comes up for the alternatives of the reconstruction and the economical construction method. In the almost cases, the engineering capacity for the repair/rehabilitation of the remodeling should satisfy also the owner's various needs (eg, the minimum construction time, etc.) and the safety of the building. Also, the engineering and construction technique for remodeling should be applied to the contrary point of view of the general construction method. But, the many problem actually has arose from the wrongly applied construction method that is caused with the insufficient researches and development. Therefore, this study would suggest the necessities and the directions of developing the elementary engineering technique and the method that satisfy the owner's various needs for the remodeling and repair/rehabilitation of the multi-owned building as multiplex shop, with the successful construction cases.

  • Compared with other industries, the construction Industry has many parties(A/E/C) as well as many types of construction activities. Especially, as for the remodeling project, the owner group the remodeling union consists of various stakeholders union and requiring the additional activities of demolition except for the existing new building construction project. Like this, the remodeling project has its own characteristics different from a new building construction project. As for the remodeling project, the Owner's decision making for a remodeling alternative has to be preceded, and other parties are required to propose a remodeling alternative which satisfies the Owner's requirements. However, because of time constraints, many types of problems occur during the decision-making process. In consideration of this, in this research, the authors would like to suggest a decision-making support system to help the Owner's decision-making in the early stage of a remodeling project. For this paper purpose of a remodeling decision-making framework based on Building Information Modeling(BIM) was suggested to help with the Owner's decision-making for each remodeling item and the decision-making support system was evaluated through Case Study.

  • Alongside the increasingly larger domestic construction projects is the gradual rise in construction waste. Consequently, serious environmental problems emerge. The increase in demand for housing remodeling due mainly to the increase in national income and improvement of quality of life is the main reason for the increase in construction waste. This study was conducted as the basic study for the prevention and reduction of construction waste generated by apartment remodeling; it aimed at identifying the remodeling items and reasons. Toward this end, this study targeted apartments at least 15 years old and conducted a questionnaire survey to determine the remodeled sections and remodeling reasons. As a result of the questionnaire survey, the bathroom, floor finishing, and kitchen furniture recorded the highest ratios in remodeling. Old materials, aesthetic motivation, and pleasant living space composition were cited as the major remodeling reasons. This study is significant as a basic study for generating environmental and economic profits through systematic waste management. Further studies should develop guidelines suitable for construction waste reduction and recycling in line with the construction and demolition phases in case of remodeling.

  • Remodeling has improved through many interests of people and governmental positive support. Accordingly, this study precedes definition and typology of remodeling. As well, it analyzed the type of remodeling preference group who asked consulting on internet following items and researched a special feature of construction case. - Area, Age, Size and Type of Building, Prospective Cost, Constructing Period, Range of Remodeling- Then, remodeling will have a big effect and be needed lasting evaluation.

  • The purpose of this study is to suggest the improved methods for cost sharing in apartment remodeling projects. Case studies on apartment remodeling projects with different plan type were analyzed and compared. Cost sharing estimated by 'proportional rate method' shows similar results estimated by 'return on investment method' in case of similar area ratio of existing plan to remodeling plan. Otherwise cost sharing estimated by 'proportional rate method' shows great differences comparing the results estimated by 'return on investment method'. Although return on 'proportional rate method' is widely used, it is not proper to estimate cost sharing when each householder's contribution for the project varies, such as considerable differences area ratio of existing plan to remodeling plan. Improved cost sharing method is needed taking into account project contribution and characteristics.

  • The construction can proceed in different ways according to the acquired profitability of the hospital during the construction and to the features of departments or areas. This study is an analysis of remodeling construction processes to resolve major tasks of remodeling. The remodeling strategies gained from this study can be summed up as follows: 1) Remodeling work in hospitals involves the acquire relocation of space through extensive area renovations and then moving back to the space, and lastly working on the empty space. Thus, it is more advantageous in terms of construction work to demolish the existing buildings than to acquire the relocation space through extensions or renovations. That is, demolition after the maximum utilization of the existing buildings is the most desirable in terms of space availability. 2) The construction methods for remodeling are two: a method of carrying out construction by dividing the plane areas into several individual ones and of working on it floor by floor. In case of ward areas, and the outpatient area, the construction proceeds after securing the relocation space and partially setting construction areas in order to minimize the decrease in profitability due to the smaller number of beds and treatment rooms during construction. If the outpatient diagnosis/ treatment area and the supply area relocate together with the ward areas, there may be extra expenses. Thus, doing construction by area, while partially operating those areas or after relocating the whole areas.

And also, remodeling of building costs less and creates less wastes compared to reconstruction and so it is more profitable in financial and environmental view. However remodeling is process of creating new environment with existing building. Therefor remodeling must follow the procedure realizing problem and fix the problem based on through investigation on existing building and users requirement must be faithfully reflected. Specially in case of apartment houses, since vagueness on ownership and management authority on common parts exists. Hereupon, in this study we are to present the procedure of analyzing apartment house remodeling method through user requirement by approaching to several considerable factors in user request side.
