  • This study focused on the analysis of residential satisfaction and environment awareness depending on the environment-friendly level on the outdoor space of the housing complexes. The purpose of this study is to present basic materials of the environment-friendly outdoor space planning of housing complexes. The major findings of the study are as follows. First, the results of the comparative analysis of the satisfaction of the outdoor space of apartment complexes show that the complexes with the most application of environment-friendly elements had higher residential satisfaction. But there was no meaningful statistical difference between the complexes with the higher level of application of the environment-friendly elements and the complexes with medium level of application. Secondly, according to a comparative analysis, the overall residential satisfaction of the apartment complexes was the same as the residential satisfaction of the outdoor space. Thirdly, the results of the correlative analysis of residential satisfaction and environmental awareness showed that the satisfaction of the apartment complexes decreases as the awareness of the environment-friendly apartment complex increases. The results of this study can be used as basic materials for environment-friendly outdoor space planning of apartment complexes.

  • This study focused on the analysis of residential satisfaction depending on the extent of the application of environmental-friendly elements on the outdoor space of the apartment complexes. The purpose of this study is to present the basic materials of the environmental-friendly outdoor space planning of residential complexes. The major findings of the study are as follows. First, the results of the comparative analysis of the satisfaction of the outdoor space of apartment complexes show that the complexes with the most application of environmental-friendly elements had higher residential satisfaction. But, there was no meaningful statistical difference between the complexes with the highest level of application of the environmental-friendly elements and the complexes with medium level of application. Secondly, according to a comparative analysis, the overall residential satisfaction of the apartment complex was the same as the residential satisfaction of the outdoor space. Therefore, the overall satisfaction of the apartment complex seems to be influenced by the satisfaction of the outdoor space. Thirdly, the results of the correlative analysis of the satisfaction of the apartment complex showed that the satisfaction of the apartment complex increases as the satisfaction of the outdoor space of the apartment complex increases. The results of this study can be used as the basic materials for environmental-friendly outdoor space planning of apartment complexes.

  • This study aims to present the policy issues and direction of sub-urban residential complex by analyzing the settlement environment and life satisfaction. For the purpose, 10 sub-urban residential complexes in Chungnam Province were surveyed for general situation, physical environment, social environment, economic environment. The results are as follows; 1) The satisfaction in the physical environment is more higher in case of the complex created by the public organization. 2) The physical environment is an important factor in the determinant of the settlement, while the economic environment have a relatively lower impact. 3) The residents community is the more active, the satisfaction in the social environment is the more improved. 4) The source of income or the activity of consumption doesn't have an effect on the satisfaction in the economic environment. On the basis of this study, three programs for improvement of sub-urban residential complex policy were suggested. First, the various information and counseling service should be provided to attract city dwellers. Second, the policy on the development of sub-urban residential complex has to consider residential preference factors and improve the quality of life. Third, to increase the life satisfaction, the residents community should be activated and especially the activation of community with residents in other village is very important.

  • With a view to the residential environment plan to improve the quality of life and health status of dwellers, the purpose of this study is to explore the co-relation between pedestrian environment and health performance in apartment complexes and to analyze the residents' evaluations on pedestrian environment for 'pedestrians-friendly residential environment'. The method of this study was research review and questionnaire survey research. Questionnaire surveys were conducted with the housewives at the two subject apartments in Busan. Based on tools to assess pedestrian environment, this study analyzed correlation between health-related satisfaction with residential environment and satisfaction with pedestrian environment. Satisfactions with pedestrian environment showed a strongly positive (+) correlation with contentment with health-related residential environment Second, this study analyzed residents' use, demands, and satisfaction for pedestrian environment. More active pedestrian environment are required (i.e. a trail or sports facilities) to create residential environment which could support the enhancement of physical health To perform the mean comparative analysis and correlation analysis of the survey results, PASW 18.0 was used.

원룸형 다가구주택 거주자의 주거선택 중요도와 주거만족도 - 광주광역시를 중심으로 - (Priority of Residential Choice and Housing Satisfaction among Studio-type Multi-family Housing Dwellers in the City of Gwangju)

  • The purpose of this study is to gather baseline data on perceived priority of residential choice and housing satisfaction rates among consumers with the aim of using this information for future planning. Self-administered questionnaires were provided to 196 studio-type multi-family housing dwellers in the City of Gwangju from 2009 Apri 5th to 29th. The collected data was used to conduct comparative and descriptive statistical analysis: factor analysis, t-test, one-way ANOVA, correlation analysis. The main findings obtained are as follows: Firstly, in relation to perceived priority of residential choice, dwellers identified seven factors as important. Secondly, in terms of housing satisfaction about a unit room, the respondents identified five factors as important. This study confirmed that there existed passive correlation between priority of residential choice and housing satisfaction among residents in studio-type multi-family housings in Gwangju. It is very necessary to project a studio-type multi-family housing close to transportation for easy access, avoiding commercial districts. Delicate interior and design will attract more female residents as well as fully-equipped parking lots for people who drive to their workplace. According to research on a degree of housing satisfaction, all respondents expressed dissatisfaction with "noise". Therefore, in dealing with construction plans of studio apartment units, from now on, sound proofing facilities are required to reduce the acoustic invasion of privacy, especially, for units with more than two people. In order to satisfy all the demand of residents in studio apartment units, we have to pursue systematic and succeeding research about a studio-type multi-family housing well-fitted for the actual circumstances of local area and suitable for longer stay. To sum up, more research and development will be required for high-class studio-type multiplex housing for sale in dealing with households with financial stability such as two-paycheck couples, so-called DINK, or a professional single person, in the future.

文化的 背景에 따른 아파트住居 評價指標 比較硏究 (A Caoss-Cultural Comparative Study on the Evaluation Indices of Apartment Housing)

  • Recent mass construction of high-rise apartments across the country are questionable whether this housing type is appropriate for Korean families as one of housing alternatives. Therefore, cross-cultural analysis is needed for the evaluation of high-rise apartment living. The purpose of this study is to identify factors related to the evaluation of residential satisfaction, and to examine the differences of satisfaction between Korean and American high-rise resident groups on these factors and personal characteristics. The review of literature and factor analysis identified six important environmental factors. 413 subjects were selected from the major two resident groups in major U.S. cities, and Seoul, Korea. An examination by major factors indicated that five except for neighborhood environmental qualities were significant relationship. It was also found that personal characteristics of these two groups were significantly different. Multiple-regression analysis found that both physical quality of dwelling unit and management/maintenance were important predictors of residential satisfaction.

중년여성과 노년여성의 생산적 활동 특성 비교 (A Comparative Study of Productive Activities between Middle-aged and Elderly Women)

  • 본 연구에서는 중년여성과 노년여성의 생산적 활동의 특성을 비교해보고, 중년여성과 노년여성이 참여하고 있는 생산적 활동의 양상에 따라, 이들이 느끼는 삶의 질에 대한 만족도에는 어떤 차이가 있는지를 살펴보고자 하였다. 이를 위해 제 3차 고령화연구패널 자료를 네트워크 분석, 통계 분석 방법을 활용하여 분석하였다. 네트워크 분석 결과, 중년여성과 노년여성의 생산적 활동 참여 양상에서 차이점이 발견되었으며, 학력, 건강상태, 거주 지역에 따라서도 서로 다른 특징이 나타났다. 다중회귀분석 결과에서는 중년여성은 자원봉사활동 참여 여부와 배우자 유무, 거주지역, 가구소득, 학력이, 노년여성은 가족간병 여부와 연령, 종교, 거주 지역, 가구소득, 학력이 삶의 질 만족도에 영향을 미치는 유의미한 변수로 확인되었다. 이와 같은 결과를 토대로, 향후 중년여성과 노년여성의 생산적 활동 증진을 위한 방안과 시사점을 모색하였다.

공공임대주택 유형별 주거만족도 영향요인 비교연구 (A Comparative Study on Factors Influencing Residential Satisfaction by Types of Public Rental Housing)

  • 본 연구의 목적은 통합공공임대주택 본격 공급 시기에 맞추어 유형통합 대상인 영구임대, 국민임대, 행복주택 유형별 거주자의 주거만족도와 영향요인에 대한 분석을 실시하여 공공임대주택 단지계획 시 입주자의 주거만족도 제고를 위해 우선 고려해야 하는 요소를 도출하고 정책적 시사점을 찾고자 하는 것이다. 연구의 범위는 공공임대주택 유형별 거주자의 주거만족도 차이를 분석하고 주거만족도 영향요인을 규명하고 비교하는 것이다. 분석대상 자료는 2021년도 국토교통부 '주거실태조사' 마이크로 데이터이며 분석방법으로는 일원배치 분산분석과 이항 로지스틱 회귀분석을 활용하였다. 실증분석 결과 영구임대주택 거주자와 국민임대주택 거주자의 주거만족도 수준에 차이가 있었으며 국민임대 거주자의 주거만족도가 더 높았다. 임대유형별 주거만족도 영향요인으로 전반적 주택상태만족도의 경우 영구임대와 국민임대 거주자는 주택상태, 주택소음, 시설접근성 요인, 행복주택 거주자의 경우 주택소음과 주거환경요인으로 나타나 상이하였다. 전반적 주거환경만족도의 영향요인은 영구임대 거주자의 경우 주택상태, 시설접근성 및 주거환경 요인이었으며 국민임대 거주자는 주택소음, 시설접근성, 주거환경 요인, 행복주택 거주자는 주택상태, 주택소음, 시설접근성 요인으로 나타나 상이하였다. 세 가지 유형 모두 공통적으로 주택소음 요인을 주택상태만족도의 영향요인으로, 시설접근성 요인을 주거환경만족도의 영향요인으로 인식하고 있어 단지계획 시 우선 반영해야 하는 요인으로 밝혀졌다. 후속 연구를 통해 영향요인의 변화 추세에 대한 시계열 분석이 필요하다.

귀농자와 예비자의 정주여건 인식 비교 연구 (Return Farmer and Expectant Return Farmer of Rural House Residential Satisfaction Comparative Study)

  • The purpose of this study was to analyze the preferences for the physical features of return farmer housing. Housing problems of rural areas is one of the important factors that determine the quality of life in rural areas. Through these return farmer housing as it wants to improve the living environment of rural areas. The purpose of this study aims to find the required characteristics of the return farmer for rural activation. The survey was conducted to target the return farmer households living in housing and expectant return farmer living in the rural. The results of this study were as follows. First, expectant return farmer than return farmer are more importance to house outside(environmental) factors. Showed that environmental conditions are more important than housing conditions, expectant return farmer of residential satisfaction. Second, return farmer prefer ratio was higher House prices and sizes, expectant return farmer among the external factors such as environmental conditions is the distance to the workplace were very important. The results of this study can be a basis for effective strategies for future rural activation. More sustainable in the future, including the analysis of various parameters in progress by being linked to policy measures that will be provided. This study aims to be the foundation of sustainable housing policies for return farmer households.

청년 1인 가구의 주거환경이 주거와 삶의 만족도에 미치는 영향: 다른 연령 집단과의 비교를 중심으로 (An Analysis of the Effect of the Residential Environment of Young Single-person Households on Residential Satisfaction and Life Satisfaction)

  • 1인 가구의 비율은 꾸준히 증가하고 있으며, 청년층의 비율은 35.9%로 전체 1인 가구 중 가장 많은 비율을 차지한다. 하지만 청년 1인 가구에 대한 연구가 활발히 이루어진 것은 비교적 최근이다. 1인가구에 대한 연구는 대부분 1인 가구 전체 또는 노인 1인 가구에 집중되어 있는 실정이며, 더 나아가 연령층별 차이 및 비교에 관한 연구는 부족하다. 따라서 본 연구는 전체 1인 가구를 청년층과 중장년층, 노년층으로 나누어 세 집단의 주거만족도에 영향을 미치는 요인에 어떤 차이가 있는지 확인하고 이러한 주거환경요인이 주거만족도의 매개효과를 통해 삶의 만족도에 어떠한 영향을 미치는지 확인하고자 한다. 분석에는 2020년 서울서베이 도시정책지표조사 데이터를 활용하였으며, 구조방정식 모형을 이용해 각 요인들의 영향관계를 분석하였다. 본 연구의 첫 번째 결과는, 다양한 주거환경요인들이 주거만족도와 삶의 만족도에 직접적인 영향을 미치는 것으로 나타났다. 다음으로 청년 및 중장년 1인 가구 모형에서 주거만족도가 삶의 만족도에 직접적인 영향을 미치는 것으로 나타났다. 이를 통해 주거만족도에 영향을 미치는 주거환경요인에는 차이가 있음을 확인하였으며, 주거만족도가 중요한 매개 역할을 한다는 사실 또한 확인하였다. 마지막으로 다른 연령층에 비해 청년층의 주거 및 삶의 만족도에 영향을 미치는 요인이 더 다양한 것으로 나타났다. 본 연구의 정책적 시사점은, 1인가구의 주거 및 삶의 만족도 제고를 위해서는 연령층별 차이가 우선적으로 고려되어야 한다는 것이다. 특히 청년 1인가구의 경우에는 주거 및 삶의 만족도 향상을 위해 더 다양한 대안을 고려해야 할 필요가 있다.
