아파트 프로젝트의 초기 분양률 예측 회귀모델 (A Regression Model for Forecasting the Initial Sales Ratio of Apartment Building Projects)

  • 아파트 프로젝트는 사업성패에 영향을 미치는 요인은 매우 다양하다. 그러나 분양단가가 결정되고, 분양이 시작된 이후에는 사업에 가장 큰 영향을 미치는 요인은 분양 후 1개월간의 초기분양률이다. 일반적으로 사업주체는 경제상황, 주택시장의 동향, 사업지 인근의 주택가격 등 다양한 자료에 의해 초기분양률을 예측한다. 그러나 이러한 요인들을 초기분양률과 연계하여 정량적으로 계산하는 것은 매우 어렵다. 따라서 본 연구는 실제 수행된 아파트 프로젝트의 분양결과 자료를 이용하여 초기분양률 예측 회귀모델을 제안하는 것을 목적으로 한다. 본 연구를 위해 기존 분양실적자료 수집, 영향요인들의 상관관계 분석, 초기분양률 예측 회귀모델 작성을 진행한다. 본 연구의 결과는 아파트 프로젝트의 사업성 분석 시 초기 분양률 예측을 위한 기초자료로 활용되며, 사업 리스크 모델 개발의 핵심 자료로 활용된다.

  • 고층 건설 프로젝트는 다양한 위험 요인이 있다. 주요 위험 요인은 시간 지연과 비용의 증가 등의 부정적인 결과이다. 따라서, 본 연구는 PROMETHEE 기법을 사용하여 초고층 건설공사 시공 단계에서의 위험 요인을 분석하였다. 이를 위해, 본 연구는 전문가 표적집단면접법(FGI)을 통해 위험 인자를 확인 하였다. 그리고 PROMETHEE는 초고층 건설공사 위험 분석을 위한 설정 평가기준으로 사용 하였다. 다음으로, 평가지표 계산의 기준은 PDRI에서 정의 레벨을 사용하여 구성하였다. 선호지수 및 평가 지표는 설문을 통해 규명되었다. 이러한 과정을 통해, PROMETHEE 기법을 이용하여 본 연구는 초고층 건설공사 시공 리스크의 중요도를 산정하였다. 그 결과, 높은 수준의 위험 요인은 다음과 같이 나타났다. 이것은 '재료 리프팅 운영 계획', '아웃리거 벨트 트러스 건설', '고층 건물의 기초 작업 계획'과 '고층 건물의 구조 개념을 고려'이다.

실내수영장 공조관리 요인이 시설물 결로원인과 예방에 미치는 영향 (The Effects of HVAC Management on Condensation Cause and Prevention in Indoor Swimming Pools)

  • This study is empirically intended to look into the effects of HVAC management on condensation cause and prevention in indoor swimming pools. The findings are summarized as follows. First, the experience of condensation in indoor swimming pools showed that 132 out of 142 people in total experienced the condensation in indoor swimming pools, which they had a high experience rate of 92.3%. For the location of condensation, the wall joints were 46.8% and the windows were 34.5%, which a total of 72.3% occurred in the wall joints and windows. Second, the effect of construction design, HVAC management and building construction on the cause of condensation in indoor swimming pools showed that building construction had an effect on the cause and location of condensation depending on the seasonal time, partially adopting hypothesis 1. Third, the effect of condensation-causing factors on condensation-preventing factors in indoor swimming pools showed that condensation had a close relationship with air and temperature conditions depending on the time and location of condensation, adopting hypothesis 2. As for the above-stated findings, the HVAC management in indoor swimming pools is an important concern factor that continues to cause condensation despite the development of advanced construction materials. Especially, building construction is a main factor that has a direct effect on condensation in the HVAC management of facilities. This implies that the window management is important in maintaining the wall joints - which can suppress the selective use and defect occurrence of construction materials - or confined spaces for a long time.

논문 - 인자 및 군집분석을 이용한 둑 높이기 저수지 유형분류에 관한 연구 (The Classification of Dam Heightening Reservoir using Factor and Cluster Analysis)

  • Multivariate statistical analysis was applied to 110 dam heightening reservoir to classify the building conditions for waterfront centered around cultivated area using data of land cover, landscape, additional water quantity, local economic, tourism resources, and accessibility related variables. Five factors were extracted through factor analysis based on eigen value criteria of more than one. These five factors together account for 68.2% of the total variance. Characteristics of five factors for the downstream of dam heightening reservoirs are building conditions of waterfront, economic conditions, additional water quantity, eco-tours, and accessibility of tourism resources respectively. Five clusters were classified through cluster analysis based on factor score. The classified result shows that third cluster has remunerative terms for building waterfront.

농촌 마을만들기 참여주민의 공동체 의식 영향요인 (Factors Influencing the Sense of Community for Build Rural Community)

  • This study aims to examine the sense of community for build rural community. Data were collected from 205 local residents residing in Yeoncheon-gun where the community building project and education were undertaken to analyze the data. Data was analyzed by using analysis of hierarchical regression analysis. Results summarized as follows. First, the most influencing factor on sense of community of the resident' participation in rural community building was continuous participation. Second, the influencing factors of sociodemographic were occupation, income level, and age on entire and sub factors of sense of community partially. Third, participation expansion, the sub factor of community participation influenced on sense of belonging, the feeling of solidarity, and conscious of mutual influence. As a result of taking a look at the effect of resident participation in overall sense of community, continuous participation was shown to influence in entire sense of community.

  • The purpose of this study is total analysis which is satisfied factors to users to object of inservice training institute in large enterprise. Common factors are inservice training building, outer space and unit of abode. Those are deduced in the planing stage by important degree. Methods of statistical analysis are enforced by analysis of primary factor, correlation and multiple regression. The result of this shows a difference between important orders to users according to character of influenced factors of the inservice training building and abode.

  • In order to reduce the construction cost and period without degrading the quality, construction companies are making a lot of efforts to prefabricate and mechanize the construction process, and introducing and utilizing various techniques of construction time management in the process of construction. However, due to the various factors (such as weather conditions, labor factors, supply of equipment and materials, safety accident, etc) in the process of construction, construction projects are not frequently completed within the scheduled Period. This research is to examine the current status of construction time management and factors causing delay in construction with regard to the concrete work (such as form work, steel reinforcement, and concrete work) in building apartments.

  • These days Construction Industry is one of the major industry in public project and it has many problems. And Construction Industry highly respond to a chage of IT, politics, economy, domestic and international situation. And it causes an uncertainty in Korea economy. The goal of this paper is showing the efficiency application of BIM in Public Project. And this paper follow three steps. First, these day's trend of BIM and delivery method are researched. Second, major factors are thrived to appreciating BIM Third, delivery method based on BIM is proposed. Major factors of delivery method are researched to make guide line of delivery method in public project in the future.

Response modification factor of dual moment-resistant frame with buckling restrained brace (BRB)

  • Response modification factor is one of the seismic design parameters to consider nonlinear performance of building structures during strong earthquake, in conformity with the point that many seismic design codes led to reduce the loads. In the present paper it's tried to evaluate the response modification factors of dual moment resistant frame with buckling restrained braced (BRB). Since, the response modification factor depends on ductility and overstrength; the nonlinear static analysis, nonlinear dynamic analysis and linear dynamic analysis have been done on building models including multi-floors and different brace configurations (chevron V, invert V, diagonal and X bracing). The response modification factor for each of the BRBF dual systems has been determined separately, and the tentative value of 10.47 has been suggested for allowable stress design method. It is also included that the ductility, overstrength and response modification factors for all of the models were decreased when the height of the building was increased.

  • The purpose of this study is to derive an improved method for analyzing old buildings with risk of collapse using public big data. Previous studies on the risk of building collapse focused on internal factors such as building age and structural vulnerability. However, this study suggests a method to derive potentially collapsible buildings considering not only internal factors of buildings but also external factors such as nearby new construction data. Based on the big data analysis, this study develops a system to visualize vulnerable buildings that require safety diagnosis and proposed a future utilization plan.
