The Preliminary Design Guideline for Tall Building: Exploration of Planning Factors & Building Factors

  • Every year new tall buildings are being conceived, designed, and built with new schemes. Thus it is important to explore the factors that affect tall building design. Thus it is important to explore the tall building design factors. The planning and design of tall buildings require different criteria than those that exist in regular size buildings. Tall buildings are uniquely expressed by their structural systems where exterior esthetic and requirements of space drive the form and composition of the structural systems. Therefore the exploration of design factors is the key to achieve optimum building systems. Optimization as mentioned here is associated with the efficiency of the different building systems. To achieve an optimal system, there is a need for an understanding of the factors that affect on overall tall building design such as planning module, building function, lease span, floor-to-floor-height, building height (aspect ratio), structural system, environmental systems. In this paper a statistical approach will be used and will be based on data collected from the practice through a rigorous survey taken. This information is tabulated and analyzed. The major target of investigation will be lease span related to space requirement in the tall building planning. Factors related to lease spans, such as function, floor-to-floor height, planning module, building height, overall plan dimension, and plan ratio (building geometry), will be looked at carefully. IN conclusion, this approach of optimization can introduce a preliminary design guideline for tall building projects. The purpose of the paper should shed some light on the optimum tall building design criteria.

  • There have been few attempts made to perform a systematic analysis of the various risk influence factors in building development projects. This study suggests an analysis of the risk influence factors in the process of feasibility studies for apartment building development projects. To reflect the voice of professionals, surveys were carried out. In addition, an FD-AHP method was applied to identify the importance of the risk influence factors. Through the surveys, major risk factors were separately identified as direct and/or indirect elements. An analysis of risk influence factors supports an effective feasibility study of apartment building development projects.

Architects' Perceptions on Identifying Major Risk Factors and Mitigation Measures in Green Building Design :The Case of South Korea

  • Architects are facing increasing risks that result from heightened expectations of benefits and performance when designing green buildings compared to traditional buildings. This study aims to explore the possible risk factors for architects in green building projects in South Korea and assess risk mitigation measures. To attain this goal, 14 risk factors and 12 mitigation measures were determined through an extensive literature review. A questionnaire was administered to architects practicing green building design and criticality index was employed to assess major risk factors and mitigation measures. This study identified 'adoption of new technology and process', 'green building certification results', 'building products and materials', and 'energy saving uncertainty' as the major risk factors of green building projects. Additionally, the questionnaire proposed 'contract indicating each party's role, liability, and limitations clearly', 'utilizing integrated design process', and 'understanding client's goal in green building projects' as the three most effective risk mitigation measures in designing green buildings. There are few studies that focus on architects' perceived risks concerning green building projects; this study contributes to a deeper knowledge and attempts to fill the current literature gap, which would benefit South Korea's green building design practice by aiding in the development of better risk management strategies.

건물과 지역요인을 고려한 서울시 건물에너지 소비 실증분석 (An Empirical Analysis of Building Energy Consumption Considering Building and Local Factors in Seoul)

  • This study aims to empirically examine the relationship between building energy consumption and building and local factors in Seoul. Building energy issue is an important topic for low carbon and eco-friendly city development. Building physical, socio-economic and environmental factors effect to increasing or decreasing energy consumption. However, there are different characteristic in each area, and this kind of variable has a hierarchical structure. The multi-level model was used to consider the hierarchical structure of the variables. In this study, a multi-level model was applied to confirm the difference between areas. Spatial area is Seoul, Korea and the temporal scope is August, summer season. As the result, in Model 1 (Null Model), ICC is 0.817. This shows that the energy consumption differs by 8.174% due to factors at the Dong level. Model 2 (Random Intercept Model) suggests that building's physical factors and Average age, Household size and Land price in Dong level have significant effects on Building energy consumption. In Model 3 (Random Coefficient Model), random effect variables have intercepts and slopes to vary across groups. This study provides a perspective for policy makers that the building energy reduction policies to be applied for buildings should be differently applied on area. Furthermore, not only physical factors but also socio-economic and environmental factors are important when making energy reduction policy.

건축프로젝트의 질 관리에 있어서 시공분야 개선요소에 관한 연구 (A Study of Improvement Factors in the Construction Phase of the Building Project)

  • Utilizing a building model design of the investigation factors and structured questionnaire, the results of an investigation concerning the improvement factors in the construction phase, as perceived by academic staffs including graduate students, designers, contractors and property management teams, are presented. Findings reveal that management commitment dominate improvement factors for building projects, although construction firms frequently mentioned the team work in design firms. Significant improvements in building projects are obtained when college programs include courses that treat the administrative aspects involved in the building project and that continuing education programs cover quality training. Eighteen predominant selection factors are identified, ranked and correlated.

Schedule Management for Green Building Projects in Singapore: Schedule Delay, Causal Factors and Solutions

  • With the mounting concerns over environmental issues, green construction is gaining a place in the global construction industry. However, rare research has been conducted to analyze green construction projects, especially in the aspect of project schedule performance. As a result, this study aims to investigate the degree of project delay in green building construction, analyze the factors affecting schedule delay of green building projects, and finally provide recommendations to improve schedule performance of green building project. To achieve the objectives, a comprehensive literature review was carried out, followed by a survey conducted with 30 companies that provided data from 220 traditional and 96 green building projects. The analysis of the responses identified that 15.9% of the traditional building projects were delayed while 32.3% of the green building projects were completed behind schedule. Furthermore, the amount of the delays in green building projects was an average of 4.8% of their planned schedule. The top 5 critical factors that can cause delay in green building projects were identified as: (1) speed of decision-making by clients; (2) speed of decision-making involving all project teams; (3) communication/coordination between key parties; (4) level of experience of consultants; and (5) difficulties in contractors' project financing. Lastly, a list of recommendations was introduced, aiming to reduce schedule delay in green building construction projects based on the observations. This study will serve as s a base for further research on the enhancement of green building project schedule performance.

  • The success of a building design team is achieved as a result of a combination of multiple events/factors and interactions, and has a great impact on the quality of the building construction process. While most of previous studies have focused on quality of the construction process, the success of a design team has not been completely investigated. This paper presents the critical factors that impact the success of a building design team and describes an assessment tool to measure the successful performance of the design team with respect to the critical factors. The development of the assessment tool employs the concept of quality function deployment (QFD), a technique to measure the service quality of an organization.

  • Nowadays, the construction of high-rise building is rapidly increasing. There are many cost-increasing factors to the management in the high-rise building construction. For large and complex projects like the high-rise building construction, the more systematic methods and tools are needed for cost control. It is important to identify major cost control items and to manage them for effective cost management in the high-rise building construction. This study proposes a method of identifying major cost-increasing factors in the high-rise building construction based on the Delphi method.

  • This paper is concerned with identifying the importance of the pre-qualification factors used in selecting contractors and also in determining the importance of various criteria used for the award of contract. The study was carried out through questionnaire survey administered to a population of 60 respondents in consultancy and client's organisation. The data analysis included a statistical comparison of means and interpretation. The result of this study showed that experience of the contractor is the most important prequalification factor while technical expertise is the most important criteria in the award of contract. The result of this study will enable clients, consultants and contractors to lay emphasis on the influencing factors in terms of pre-qualification and award of contract.

일부 대형빌딩 근무자에서 sick building syndrome의 위험요인에 관한 연구 (Sick Building Syndrome and the Related Factors in Office Workers)

  • A cross-sectional study was conducted to investigate the prevalence and risk factors for symptoms associated with sick building syndrome in four office buildings located in Seoul. Information on personal factors, job-related factors, and medical history were collected using self-administered questionnaires modified from the National Institute for Occupational Safety and Health Indoor Air Quality questionnaire in 321 office workers in these buildings. The prevalence of general and irritant symptom groups was higher than the prevalence of dermatologic and respiratory symptom groups. Daily total work time, work time in the office, and work time with video display terminals (VDT) were identified as the risk factors for symptom groups associated with sick building syndrome by multiple linear logistic regression analysis. In conclusion, these results indicated that the symptom prevalence in this study is similar with the results reported from previous studies conducted in other countries and work time and work with VDT are related to sick building syndrome in Korea.
