A Study on Estimating the Contingency Cost of Small Construct Project (소규모 건설 프로젝트에서의 공사예비비 산정방법에 관한 연구)

  • We need the contingency cost in order to deal with the uncertainty to be accompanied inevitably at the construction and an every kind risk not to forecast in advance. And also the contingency colt needed for the change order and we need it for reduction of the delay and reduce the trouble between owner and constructor. This study, through checking and analyzing the risk factor, in the step of domestic construction, suggests optimal management reserve to specific business about the contract type and the scale. The main results of this research are summarized as follow. First, I investigated the recognition about the contingency cost, grasped the risk to be happened at the construction step and found out the frequency occurrence, through making up question to engineer are carrying out their job in the domestic construction. Second, I computed optimal contingency cost rate by the statistics investigation, and proposed an improvement plan and problem when compute a contingency cost.

  • Since the diversification, complication of the construction industry, construction conflicts have been increased these days. Expansion of scale of construction has brought conflict treatment cost increase. Thus, needs of the study on construction conflict risk factors and its management is getting important. But the existing studies about construction conflicts and risk factors that need to be cared to decrease construction cost are almost focused on analysis of number of conflict proposed. It means those studies can be helpful when want to know how many conflict have been instituted, however, they do not contain a close examination between types of conflict and cost of conflict treatment. The purpose of this study, therefore, is an extraction of conflict causes based on the conflict treatment cost and the choice of significant risk factors to be managed to prevent conflict and its treatment cost, which enables reducing the conflict treatment colt on control the risk factors.

  • Rework is a major cause that adversely affects the performance of a construction project, such as schedule delay or cost overrun. In order to prevent rework, research has been mainly conducted to analyze the cause of rework, but limited to quantitatively measure cost of rework and analyze its impact on project performance. Therefore, this paper aims to analyze impact of rework cost using 369 rework items collected from 3 construction site. This research is expected to accurately determine control target of rework and to improve efficiency of business operations in construction project.

  • The importance of construction management has been increasing due to the fact that complex construction projects blend several different industries depending on the traits of the construction. This research was conducted to search for a method to enhance efficiency in cost management of construction project and meet the need for reusability of accumulated construction information. The process of detailed estimation and methodology for using standard unit price information has been developed to strengthen the interoperability in cost information by utilizing a standard classification system. The concept of ontology is proposed as a method of connecting construction information based on a standard breakdown structure to increasing the connectivity of the cost information in the construction project. Therefore, construction information knowledge framework is developed in order to improve the efficiency of the detailed estimation work process.

  • This study performs analyzing a status of labor cost policy of public construction project and labor management information system in Korea for improving of labor cost survey in the construction market. The outcome of this study will be helpful to build a labor cost information system included the information of man-hour, regular pay and benefit, total wage. And if these result is integrated with the information of worker's career, qualification, skill level, it is confidently expected that the survey of labor cost is reliable.

  • During the construction project period, a lot of change orders happen in the design and construction stage Especially, The change order during construction stage causes the huge construction cost increase and duration delay. Accordingly, research on the change order of the construction stage is being progressed relatively active in the design stage, but the design changes are rarely made. In the design stage, the owner has to pay a design addition cost when change order due to the demands of owner happens. However Korea has not the specific standard about design additional cost in design stage. Therefore, this study analyzes problems of design additional cost estimation methods through the case study, and then indicates the method that the ratio distributes to details dividing design tasks and the method of the PM(Project Management). Eventually, this study expects to minimize claim related the design additional cost in design stage.

  • Recently, in the korean construction industry, the importance of cost management in the building design process has been grown up institutional systems and policies for the cost management of design stages are however weakness. Traditionally, the range of cost management has been limited to the construction stages, and due to inefficiency of the infrastructure such as standards and building cost data for cost management. It has trouble to perform the cost management in building design process. This study intends to derive key influence factors for raising efficiency of cost management. With questionnaire surveys to professionals, we analyze a current situations and the influence of obstacle factors on cost management. Finally, the key influence factors are induced, based on the result of the analysis on influence the obstacle factors.

  • In today's construction, there has been an increase in the construction of high-rise buildings due to the need to maximize land usage. Framework affects not only the entire construction duration and cost, but also subsequency construction activities such as electrical, mechanical, and finishing works. Especially, proper formwork is a influential factor of productivity in the framwork of reinforced concrete construction. To that reason, a table form of system form is more frequently used than conventional form. However, an initial cost of the table form is high and a reused table form needs for workers to repair damaged table forms. Therefore, the goal of this study is to introduce euro-unit table form. The results from the application of euro-unit table form to high-rise residentia building construction are as follows : (1) The cost of producing table form reduced by 16%, and (2) The time of producing table form was slumped by 35%, and (3) The labor force needed for form work declined 21%.

  • A lot of very complex free-form buildings such as Seoul City Office and DDP(Dongdaemun Design Plaza) have been recently built nowadays in domestic. However, as construction methods and cost data are decided without enough discussion and collaboration with specialized subcontractors during design stage, construction quality problems and cost overrun of the free-form buildings are thus occurred during construction stage. Therefore design system and process or contract and ordering system should be developed participating the specialized subcontractors during design stage in order to perfect the free-form design and construction. Especially US has thus an effort to apply IPD(Integrated Project Delivery) system which can solve the problems of construction quality, productivity decrease and cost overrun by constructing the buildings based on exact drawings and collaboration as well as activating BIM(Building Information Modeling). Therefore this study reviews cases of the free-form buildings in domestic and then presents necessity review of IPD in domestic.

  • Target Costing is a modern cost management technique used in changeable market conditions. The target cost is set by subtracting the sum of production costs and profits from the market price. The purpose of this present study is to review Target Costing as a useful concept which integrates the project development process with cost management. "Minimum Waste, Maximum Value" could be achieved by setting up guidelines for optimal building design at the beginning of the project development phase. This effective budget management method will help rectify Korea's overspending problems in the area of government building construction projects.
