Collaborative Relationship Analysis between Members of Apartment Construction Organizations

  • The purpose of this study is to analyze collaborative relationship between members of a building construction organization. For the analysis of collaborative relationship, this researcher collected data by conducting a questionnaire survey with members of three large building construction organizations for apartment housing. The analyzed contents of collaborative relationship were the 'frequency of communication between organizational members' and their 'reliability'. According to the analysis of communication network, construction managers had low frequency of communication, whereas those responsible for each area, like construction deputy managers, had high frequency of communication. It indicates that middle managers are at the center of communication related to construction work in construction organizations. According to the analysis of reliability network, construction managers showed highest reliability, and employees at the top level in an organizational map also showed high reliability. Since they generally have a lot of experience, are some older of age, and assume responsibility for work, they are considered to receive reliability from other organizational members. This study proved that it was possible to numerically express reliability of organizational members, which is an abstract concept, and analyze it. Therefore, it is expected that the analysis result will highly be likely to be used in the area of construction management.

Comparative Analysis of Lifting Loads of Tower Cranes by Core Structure Construction Methods

  • In tall building construction, the appropriate control of lifting loads on tower cranes is critical in terms of the construction duration of structural works. The adoption of efficient construction methods can be the most effective way of minimizing the inputs of tower cranes and making a lifting plan and management easier. Based on actual data from a tall building project, this study comparatively analyzes lifting loads of tower cranes by the core structure preceding construction method (CSPCM) and the core structure succeeding construction method (CSSCM). The results revealed that the CSSCM could reduce up to about 56.3% of lifting loads for core works and significantly enhance lifting efficiency compared with the CSPCM. Consequently, this enabled a substantial reduction in the construction duration of structural works. This study provides a practical reference to assist engineers and managers in applying efficient construction methods and lifting equipment operation in tall building projects.

Study of Construction Costs in South and North Korea: Focusing on Construction Cost in Ryomyong Street Project, Pyongyang (남북 건축공사비 연구: 평양 려명거리 사업 건설조립액을 중심으로)

  • The Ryomyong Street project is the only construction project for which the construction cost is known, but its scale cannot be estimated because it is marked in North Korean Won. In this paper, the construction cost per m2 of North Korean apartment building construction was calculated based on the construction and assembly amount of the Ryomyong Street project. 160 to 1 was calculated as the ratio of the building construction cost per m2 between South and North Korea based on the Ryomyong Street project in Pyongyang and Seoul Housing & Communities Corporation. This ratio can be used to assume the construction size presented in North Korean won as there is no official exchange rate between the two Koreas.

Realization of Smart Greenhouse Cost Using Greenhouse Structural Code and Greenhouse Construction Estimate (온실구조기준 및 온실공사 품셈을 활용한 스마트 온실 단가 현실화 연구)

  • This study analyzed the effects of building and greenhouse structural code on the structural design and the greenhouse construction cost. The over-design possibility of greenhouse was analyzed when building structural code was applied using standard smart greenhouse drawings. The possibility of decrease in greenhouse construction cost was investigated if the currently applied building structural code was replaced with greenhouse structural code. As a result of comparing the member sizes with the standard drawings, building structural code was designed with 13%~74% more steel than greenhouse structural code. When building construction estimate was replaced with greenhouse construction estimate, it was possible to reduce the total construction cost of the glass greenhouse by 17% and that of the vinyl greenhouse by 14%. Since there is no standard construction estimate suitable for greenhouses, the wage unit price is set excessively, and the construction cost of the smart greenhouse is increasing. In conclusion, it is necessary to establish greenhouse structural code and greenhouse construction estimate to lower the greenhouse construction cost.

A Study on the Reference Building based on the Building Design Trends for Non-residential Buildings (건축물 설계현황 분석을 통한 국내 비주거용 표준건물의 설정에 관한 연구)

  • The Korean government plans to introduce the building energy performance standard which regulates the annual energy consumption of buildings. This paper aimed to set up the reference building from database based on the building design trends for non-residential buildings. We surveyed the design data of 435 non-residential buildings which were granted building permission from 2007 to 2011. And we conducted estimation on the heating & cooling load and the energy consumption of the reference building using ECO2 program. From results, the reference building of non-residential buildings was office building which had a total 7 floors and $20,838m^2$ gross floor area. And it suggests the design reference data of building envelope, HAVC, heat source equipment and lighting system for the reference building. The total annual energy use of the reference building was $151.9kWh/m^2yr$.

A Study on the Production of Wood Members and the Estimation of Raw Woods at the Government Managed Building Construction in the Late Chosun Dynasty (조선후기(朝鮮後期) 관영건축공사(官營建築工事)의 목부재(木部材) 생산(生産)과 물양산정(物量算定)에 관한 연구)

  • Since the 17th century, the society of Chosun Dynasty belonged to a period of rapid transition in many fields. As the building is a result produced on the basis of a society and economy, the general transition in a society is to be reflected into a process of building construction. Therefore an understanding or estimate of a building can be guaranteed by research of a process of building construction. Economic base factors in its process consist of material, cost, manpower, and operation system, etc. to be committed to the construction. On the premise, this paper is to examine the production of wood members and the calculation of the amount of raw woods in a process of woodwork in the construction of the government managed buildings in the late of Chosun dynasty. Construction reports, job slips, written estimates, and other documents in those days are examined for the study. To classify raw woods according to a standard size was aimed to a material management appropriately to apply each them to building size or its member size. The way to select a list of raw woods applicable to each member size, and to calculate the amount of the demanded wood was much more improved with 'Injungjeon-yeongkweon' in the year 1805 at the turning point than 'Hwaseong-seongyuk' in the year 1796. The improvement of material management brought to overcome a shortage of the amount supplied from forest preserve, and to a rationalization of building construction.

  • Recently, the development of alternative energy technologies has been actively conducted for energy conservation and CO2 emission reduction. Especially, photovoltaic energy has been applied practically in construction industry, and research on the building-integrated photovoltaic system (BIPV) that can replace fossil fuel for building operation and maintenance has been performed. However, this vibrant research has been limited to the use phase of buildings, and few studies have been carried out in the construction phase. The construction duration and the scale of the sites have increased along with the high-rise trend of buildings, and it is forecasted that the temporary electricity use and CO2 emission in the construction phase is increasing. In sight of these developments, this research analyzed applicability of the photovoltaic system for the construction phase that can replace the electricity used on the high-rise construction site.

  • According to the recent increase in the height of supertall buildings, construction lift became one of most important equipment for vertical transportation of resources. However, increase in lifting load during peak time in which the resources are concentrated often causes a risk of construction delay. This study suggests a concept of Double-Cage construction lift, which is a lift with two cages attached together allowing transportation of resources on two consecutive work floors simultaneously. The aim of this study is to present a simulation model suitable for calculating hoisting time of Double-Cage construction lift. The proposed model is expected to be utilized when applying Double-cage construction lift for its efficient operation and management.

  • Top-down construction is a useful method of utilizing the working space, economic benefits and shorten the construction period. Precision construction of the elevator core is very important for safety of the top-down structure. In this study, the layout system for the field-BIM(Building Information Modeling) was used to precisely construct the elevator core in the basement and the ground. Through the layout system, it was possible to process the construction status, review the design results and construction errors, and confirm whether there is or not within the construction error range for elevator installation.

  • The active promotion of construction technology application, aimed at cost reduction, construction time shortening, and performance enhancement during the implementation of Value Engineering (VE) in design, is underway. However, in the process of deriving VE ideas, it is common to simply reuse VE ideas from similar past construction projects, and the application of construction technology is often insufficient. Therefore, in this study, we intend to establish a database linking construction technology information with Building Information Modeling (BIM) models to activate the application of construction technology in the process of deriving VE ideas.
